A environ 500 m du centre du village de Talloires et du lac, à 100m du départ de la promenade de la cascade d'Angon, Appartement en rez de jardin dans petite résidence calme et de standing. Accès à personnes à mobilité réduite. Piscine sécurisée à l'arrière du bâtiment. La piscine est peu fréquentée et offre une vue somptueuse sur les Alpes et le lac d'Annecy.
L' accès à l'appartement se fait par l'arrière du bâtiment. Il convient de descendre d'un niveau par l'ascenseur ou l'escalier. L'appartement dispose également d'un accès privatif par le jardin. Cet accès est proche de la place de parking n°7 affectée à l'appartement.
L'appartement en excellent état et repeint en 2023 dispose de trois chambres dont une avec cloison amovible sur le salon avec confortable canapé lit de 1m60x1m90cm.

It’s a great property in a beautiful location. It’s a short walk to the village and beach and at the top of a steep hill which wasn’t a problem for us. It means there are amazing views to enjoy from the terrace. We hope to return.

We had a fantastic holiday in the apartment. The location was excellent, with a short walk into Talloires to get our daily bread and croissants from the local bakery. The water of the lake is only mildly cool so no shivering as you get into the water.!! The patio of the apartment has a wonderful view and really does get the sun all day.
There is lots to do in the area - walking, white water rafting, parascending, cycling, and of course swimming.
We found Francoise had a very rapid response to the small issue we had with getting the BBQ going.
Would recommend the property.

Stunning view of Lake Annecy and the surrounding mountains. The patio was our favourite place for breakfast bought from the boulangerie, which was a short walk down the hill and
a slightly longer walk up the hill to burn off the calories. A canopy and shutters on all the windows made for both a secure location and a cool place to stay regardless of the summer heat. With a well protected swimming pool and an even better view of the lake, it offered a place to cool down in the heat.
The rooms were large and comfortable, with great showers, toiletries ties and towels and everything you could possibly need for your stay, including dishwasher, washing machine, tumble dryer, coffee machine and gas bbq.
The host was prompt in responding to questions and helped us out with advice on getting to Annecy for the Fete du Lac.
Talloires is one of the prettiest locations and with restaurants, beach and a small supermarket, it provides a fantastic base, to explore the lake by bike, boats or swimming. We visited Geneva, Chamonix and Mont Blanc, which all an hour’s drive away.
Wi-Fi was fast and available throughout the property, with lots of desk space to work on or take calls.
Our kids loved the apartment and can’t wait to go back to the many beaches, car free bike paths (go clockwise around the lake for an easier ride up the hills), or watching the paragliders descend from the mountains.

This lovely apartment was clean, tidy, well equipped and brilliantly located. We enjoyed the challenge of the steep road and walked into Talloires to enjoy the beach, cafes and restaurants. The swimming pool was also a great hit! Thank you for having us. We would love to return one day!

The apartment is even better in reality than in the property description. It is spacious, light and airy with fantastic views of Lake Annecy. It was very clean, comfortable and well-equipped.
We used the pool a couple of times and enjoyed that the apartment is a walk away from a local village and there are hiking routes close by.. We had some excellent lunches and dinners in the local restaurants, ranging from Michelin star to a village bistro.
We have stayed at a number of holiday properties and this is definitely one of our favourites.

Beautiful, spotless, comfortable, well-furnished and modern apartment with a gorgeous view, wonderful patio, up-to-date kitchen with quality appliances, convenient parking, easy access to Talloires (by car, a healthy walk on foot). Even the art on the walls was first-rate! The building is very well maintained and quiet, the neighbors friendly and respectful, high-speed internet, the bedrooms bright yet cool. The pool was clean and offered welcome relief on a hot day (though not many umbrellas and flies from neighboring field could be annoying). Our host was highly responsive and speaks excellent English. Altogether, a 5-star rental; would definitely stay here again.

This apartment was very clean and tidy and had everything we needed. There was plenty of space for our family of five. Beautiful views looking out over Lake Annecy. Wonderful to be up on the hill - it is quite a walk uphill from the swimming locations and village, but we enjoy this option as it means you get the great views and some privacy/quiet time from the village. We used the swimming pool which was very good, always clean and tidy over the week we were there. Communication with owner was excellent. Paradise!

We holiday as a family in different villas/apartments every year and this was easily one of the nicest we have stayed in. There was so much to like about Francoise's holiday home.
FIrstly, the location is absolutely ideal, only about 4 minutes from the centre of the beautiful village of Talloires, and situated up a hill so that the views of the lake are breathtaking. The apartment is also only about a 12 minute walk from Talloires beach, which lots of our friends who go regularly to Annecy told us is the nicest beach on the lake, and it would be hard to disagree - a big grassy area with lots of trees for shade, and easy access (plus diving boards!) into the lake. Plus activities such as canoeing, kayaking and paddleboarding. Finally, only 50 metres behind the apartment is the start of a forest trail which leads up to the stunning waterfall, the Cascade D'Angon - so that was a lovely surprise too.
The communal pool is up a short path at the back of the apartment, it is pretty big, about 15 metres, so good for actually swimming in - our only criticism is that they could do with investing in some new deck chairs.
The apartment itself was really spacious and beautifully clean and well presented. Before going were worried about there not being any air conditioning as we knew temperatures were going to be well into their 30s, but actually, because the back of the apartment is set into the hill, it was actually really cool even on the hottest days.
The bedrooms are big, and a massive plus, the beds are really comfortable with thick mattresses - we've stayed in so many places where this hasn't been the case! The apartment also has a huge super-comfy sofa which could fit all four of us on with ease.
Finally, there were lots of considerate touches which just made the stay as relaxing as possible, such as all the necessary kitchen equipment. As a keen cook, its really nice when there are pans big enough to boil pasta in, colanders, sharp knives, and then lots of plates, bowls, cutlery and decent size wine glasses - none of which is a given in our previous experience. Plus mod-cons such as a citrus juicer and coffee maker. The bedroom windows had really good mosquito nets on, even though there was a distinct lack of mosquitos in Annecy, there were lots of clean towels provided, and the dining table could easily fit a family of six.
All in all we were really happy and wouldn't hesitate to recommend this apartment or to return.
