The receptionists were very kind and helpful and will direct you to the best food in town.

Location was alright. Lots of useful shops nearby - restaurants, pharmacies, etc. Owner was very friendly.
Super loud though - the traffic noise every vehicle passing by the street was amplified.
On top of that, there is giant dump nearby where tons of trash is burned. Air quality isn't great.
The room is tiny and probably the worst hotel I've stayed in. The shower is cold. The drain doesn't drain all the way.
One of the staff charged me 3000 Kenyan shillings (about $24 USD) for laundry. I shouldn't have overpaid, but he jacked the price up on me because I'd already gone through all my bags and sorted my laundary.
He laundry according to my instructions and didn't shrink anything. However, he returned it to me wet still. (It was supposed to air dry outside and had started to rain. They didn't have dryers.)
I had to spend the following day re-hanging everything in my room. When that didn't dry it, I had to re-hang it on the clothes line outside. Then the door to the roof where my clothes were hanging were re-locked twice by other staff. Turned into a real pain in the butt, on top of getting ripped off.

Amazing staff! Great location- close to the main road and transport! Excellent wifi. Very safe - night guard, security cameras and 24/7 working reception!
My room didn’t have a kitchen, but they have fridge at the reception that I could use and a bakery 2min walking distance where I could have freshly baked breakfast.

the staff is amazing, the location is good in a sense that is easy to go to the downtown and also move around by Matatu to other beaches.
the noise, there’re a lot of shop around and they have really loud music and noise. The toilet could have been better clean as well.

Care taker : Front Office person Philip was very nice person and he engaged me in his conversation. Also he briefed me about the Mombasa and locals and I think this will be good for us.
Room was very small.

This place is all about the personnel, they were so helpful and friendly. They made my stay really comfortable. It's a great option for the money you pay. Local restaurant and market are nearby. Good connection to the city by matatu's.
