We stayed in unit 202 in November 2022. The unit felt dirty and run down. The listing states a newly renovated kitchen and two recently renovated bathrooms….but beware, both are completely false! The kitchen and bathrooms are dirty and dated. There was visible dirt and dust in both bathrooms. The bathroom doors were filthy, scuffed up, and in dire need of paint. The door are extremely loud, old pocket doors. The one screeched so loud we were unable to open and close in the night without waking others up. The master shower has the most awkward 3ft wall that needs to be stepped over to enter the shower. You need flexibility to get into the shower and beware if anyone elder needs to use it.
The Murphy bed collapsed in the night when we were sleeping on it. The living room couch felt dirty and we avoided sitting on it for most of the week. The dining table chairs were worn and dirty. The fabric had holes and stains. The beach chairs in the unit were broken. The night stands had a sticky substance all over them. There were crumbs around the couch. My daughter wore socks the first day in the unit and they were black on the bottom. You could not walk around barefoot in the unit.
We contacted the rental company on the first day and they sent cleaners back to the unit. They stayed for no more than 20 minutes and the unit was not improved. We spent time cleaning on our first day of vacation. This condo needs a serious deep clean, new furniture, and renovation.

Awesome location and excellent space for 7 adults!

I used to stay at this condominium complex when I was a child. It has only gotten better. The grass area down below is just as green the pool seems even nicer and quieter. The beach is so easy to access and just steps away. My kids couldn’t stop commenting on how soft the sand was. It was fun to go across the street to the shops and get food or souvenirs. The condo is on the street side but that didn’t bother us at all. The view from the balcony is perfect to wake up to every morning and go hang out every evening for a sunset.

With a family of 5 this spacious unit was perfect. The open concept and large floor area allowed us space to do workouts, dance fitness and yoga. This unit is fully equipped with everything you would ever need in the kitchen and bedrooms. The only downside was that the unit is close to the road and since there was all sorts of construction and cleaning going on it was a little disappointing waking up to it.

Property is in a good location (terrific snorkeling immediately in front of and to the side of the property) but the unit is near the street so there was street noise. We appreciated the deck and the ocean view. The rooftop also had a spectacular view and was very well w equipped for grilling and rooftop dining. The unit needs a very thorough cleaning (most especially walls and trim) as well as the upholstered furniture and rug need to be shampooed. The beds were okay but the mattresses were not very high quality. The washer and dryer was an appreciated convenience. The kitchen was very well equipped but we were unable to utilize it due to a cockroach infestation.
Before our arrival I saw recent reviews noting a roach problem in the building. I reached out to Ali’i Resorts (management company) to express concern and inquire about how any issues would be handled. They indicated awareness of the issue and explained that they would be responsible for in unit issues and the HOA and building management would address issues outside of the unit. I was optimistic that the issue would be resolved for our stay but disappointed on our first day with roach activity in the kitchen. I reached out to Ali’I who was responsive and said they could spray or set out bait stations which it’s believed they did (we could not see visible signs that they did either). The activity subsided for one day but that could have been due to the fact we kept all food in the fridge and did not keep any garbage in the unit at all. The roach activity returned despite our efforts (and whatever Ali’i may have done) and persisted throughout our stay.
On check out I requested an adjustment in the form of reimbursement for the food we had to dispose of and for the cost of dining out the evening our dinner was not able to be consumed. My request was denied as it is stipulated in the contract that “Pest control issues will not constitute a guest refund”. Should you choose to rent this unit, be aware that you may very likely encounter a similar experience. I hope this honest review will assist your determination of whether this property will meet your needs and offer the value you expect.

Great location. Everything close by and within walking distance. Nice beaches on either side of the condo. But the condo itself needs a little TLC. The shower in the master bathroom area is almost impossible to get in and out of without banging your knee on a 2 1/2 foot high tiled retaining wall. The sofa sleeper needs to be updated, pretty uncomfortable for any guests and had obviously not been cleaned before we got there as I found food debris and dirty tissues underneath the sofa cushions. Kind of disgusting.

The pictures don’t do this property justice. Absolutely gorgeous. Steps to the beach. Beds were comfortable and the AC units were fabulous for those of us who are not used to the humidity.

This place offers a great mix of "resort" with "town", with a lot of dining options within a short walk. Plus, Beach Street coffee right across the street!!!

Excellent location, great size for 6 people, clean
A few things to fix/ upgrade: closet doors, internet capable tvs to include music, a few more basic things in kitchen like olive oil, reclining lounges are in need of replacement, screen door bedroom needs repair, mattress for murphy bed needs replacing.
We very much enjoyed the condo and the checkin process was fabulous. We thank you for letting us use your lovely condo.

Would be 5 star but you cannot use the lanai to hear the waves because it is right on a busy street
This is a very nice condo. Very comfortable. The mini-split A/C units (individual wall mounted units in each room) are good but the living/dining/kitchen area is a bit large for the capacity of that unit. Also, there is a quirk that actually makes sense once you realize you cannot go out in the morning with a cup of coffee to enjoy the sound of the waves because this unit is right on the main drag in South Kihei. There is a magnetic switch that, as soon as the door to the lanai is opened, the A/C in the room turns off. It can be turned back on immediately, but it is easiest to do so from within the room. You can take the remote out and manage to turn the A/C on from there.
The sliding door from the master has its own switch. It is obvious that the unit is intended to be used with the windows closed and air conditioner running instead of opened up with the breeze blowing.
Beaches are very close and the swimming pool area and pool itself quite good. There is a glass fence around it to buffer the wind. It is very nice to have wind protection without blocking the view.

Great value and experience for the family!
My wife and I took our parents and this was a great setup for us compared to staying at a hotel or resort. The complex is in the heart of Kihei, the unit has a great view, it was steps to the beach, very comfortable and spacious, and the Alii staff was great about communication making the check in/out a breeze. The only downside for us was the master bedroom gets some street and wave noise at night given it is an end unit closest to Kihei Road, but it didn't hinder our sleep since we were so tired by the end of our activity packed days. We would definitely stay here again!

Great Spot, Great Unit
This was our first time to Maui. We weren't really sure which area to stay, but we are sure glad we stayed here.
This place appeals to all group types - whether you are looking to hang out on the beach or next to the water all the time, or whether you want to use this as a home-base for seeing the entire island, this place works. It's kind of difficult to find a three bedroom unit, so we were thankful for this one. Quieter, cozier, and less busy than Lahaina. Younger, hipper, and less stuffy than Wailea.
Pretty much everything you could need within a hundred yard walk. Great restaurants, convenience stores, etc. Kihei is a little but busy beach town, and this is right on probably the best beach in Kihei. Great snorkeling spot. Around 30-40 minutes to Lahaina, and about 10 minutes drive to Wailea area. We'd stay here again in a heartbeat.
As with any rental, there were a couple very minor issues, which the management corrected in short order. A couple of quirky things with the unit one has to get used to (like the interlocking AC units that shut off when you open the exit doors). Unit well equipped with kitchen equipment. Ali'i Resorts was great, as were all the people we met from there. (Shout out to Carny and Scotty and Susan!)

Royal Mauian Kihei, great vacation spot
The unit worked out great. Conveniently located near the beach, plus all of the fun tourist stuff in Kihei. The roof top deck with all of the gas grills was awesome. We grilled three meals up there , plus it was a great spot to watch sea turtles as they grazed near the rocks. It was a great home base for our family trip to Maui. Mahalo 👍�

Perfect for a family vacation
We couldn't agree more about the location. Hawaii Moons for quick groceries, Aloha liquor for the obvious, Maui Tacos etc. etc. etc. Right on the beach. Great pool, great views. We took my folks and 2 kids and had plenty of room. Large lanai and very workable kitchen. We will definitely stay here again. It's affordable, convenient and too nice not to. They even let us stay a couple hours late because our flight was delayed.
The only negative would be that the dishwasher was in need of repair.

We came to Maui for our daughter's wedding and found this to be the perfect location for everything!!
We LOVED the patio where there is seating for many and the views of the ocean are fantastic!! It is shaded and you can hear the waves.
The open living, dining and kitchen areas are great---liked the open area and the tile floors. Nice to have air conditioning in the bedrooms---that is really the only place it is needed.
The rooftop deck is also a highlight!! We grilled and watched the sunset a couple of nights---beautiful!!
Having beach chairs and beach umbrella was wonderful as well.
The washer and dryer were a definite plus!
There are 2 suggestions I would make.
One: please change the number of guests to 7. There is really only sleeping space for 7. You could do 6 adults and 2 kids on the couch, but not 2 adults.
One other suggestion: The next improvement I would make would be to remove the carpeting in the bedrooms. While we know it was clean, it was stained and looked dirty. Everything else about the entire place was very clean and nice!!

The location can't be beat - the beach is directly in front of you, great restaurants & adventure rentals behind you. The lanai is perfectly shaded during the hottest parts of the day & offers incredible views - whales breaching and turtles right out front. Don't miss the rooftop BBQ/patio in this complex - such a great place to watch the sun go down while cooking for everyone.
This was our family's first time to Maui & we all thought the condo & its location was what made it such a great trip - enough room that no one felt cramped & a very soundproof unit - even the baby had great sleeps. Alii Resorts were a phone call away for any of our needs & even helped us pre-arrange a crib & high chair rental.

Pre-Thanksgiving meet-up w/Kiwi family
This condo could not be in a better location for your Kihei stay! It's an end unit closest to the street, so you can roll out of bed & cross the street for coffee, breakfast, some shopping or excursion planning. The beach is RIGHT THERE at the end of the hedge & we found it was great for snorkeling & boogie boarding for my almost-8-year old son, & catching the most breathtaking sunsets! The kitchen is very well stocked w/plenty of dishes, eating & cooking utensils, serving platters, etc., & is nice & open into the large dining & living rooms.
We took advantage of the rooftop bbq one evening but before you lug everything down the hall to the elevators, up & through the doors, make sure it's not too cool/windy & that there is room for you to cook & dine. It was so crowded one night w/an apparent "private party" taking up nearly all seating & grills, we ended up having to come back & cook in the unit instead. Not quite the same when your plan is to grill some beautiful steaks. :( We tried another night & were successful, although we were too late & it was too dark to enjoy the sunset views.
One complaint I might add is the fact that there is no air conditioning. While it wasn't so hot during our vacation week, the street noise was a real problem at night! It seemed like there was only about an hour, say 3-4 am, when there was no traffic noise. It was necessary to keep the windows open due to it being just hot enough w/no A/C, thus meant a restless night. Solution, drink more &/or bring earplugs! :)
Kihei is your Maui vacation resort closest to the airport. It might not have quite the luxury of Kapalua or Wailea but should meet most budgets & is in a central location, allowing for day trips north to Lahaina, Kaanapali & Kapalua, or south to Wailea or Makena.

First time at Royal Mauian and we would go back without a second thought.
What a great condo! Most important: it was clean and comfortable. The HUGE living area was ideal for everyone to be in one place at the same time. Everything and anything in a short walk: restaurants, ABC store, ice cream, activities, etc. The snorkeling was amazing but you need to get all the way in middle of the lava reef to see the really good stuff. The beaches on either side are perfect Maui beaches. We slept great, beds /pillows/lines are an upgrade. The kitchen is open to the living space so you can cook/prep your lunches and still be a part of the group.
Two things are not 100% ideal: 1.) the gardeners - ugh - plan an early activity for Tuesday morning (early for me is 9AM). The grounds are beautiful and I understand the need but I HATE leaf blowers and loud mowers.
2.) The South Kihei road noise: While it bothered some in our group, I was fine with it. It dies down by 9 PM+/- but if you are a light sleeper you will need to close the windows and lose the lovely night Maui breeze.
The condo had eveything we needed - I hope you have the excellent experience we did with this rental.
