Going to make this review truthful & informative for future bookings! 🔹Beach front and beautiful view of the gorgeous Emerald Coast 🔹Easy access to beach and pool. 🔹Nice Balcony. 🔹Private parking. That’s the positive points of this house - Land Zen. ♦️Stairs leading to the main entrance -dyer need of repair. ♦️Master Bath & shower were dirty & MOLD growing in the shower - nasty! ♦️Horrible window blinds - many throughout the house are either broken /missing from the windows. Many are temporary paper shades! ♦️Kitchen basically unusable. Kitchen faucet broken - maintenance had to replace! Exhaust fan over stove doesn’t work properly and sets off smoke alarm every time you cook! Kitchen has subpar cookware, utensils, etc…and missing many basic pieces! ♦️AC doesn’t cool some bedrooms very well! ♦️Guest bedroom upstairs- bathroom door broken and falling off the wall. ♦️Guest bedroom downstairs- BED is falling apart! Really?? Ridiculous!!! ♦️ALL TVs throughout the house are horribly installed and VERY small! ♦️Furnishings are very worn and need updating! ♦️Beach service included- for only 2 people and for a house that’s sleeps many … your rental should include 2-3 umbrellas & more chairs! The maintenance company for Lands Zen did their best to help us. But most of these items they have reported to the owners - but they have not chosen to repair, replace or update!! Vacation Families BEWARE! There has to be better quality rentals for a week at the Emerald Coast

The proximity to the beach, the house in general was ideal for our group. A few minor issues with super fast responses/repairs all made for the vacation we’d been hoping for. Not enough bedrooms or hot water but thats my fault - it was as advertised. Would definitely recommend and will look for another a little bigger, a little more lux in the same neighborhood next time.

Pros: Location is great. Thurs night fireworks can be seen from back balcony. The a/c was good. Walk to beach is convenient enough even though you have to use the common beach access walkway. Lots of activity in front of house from all the boat traffic. A Chair and umbrella set up was provided. Cons: Bathroom pocket door is broken, 2 of 4 showers don't stay hot, and furniture shows aging. Knives are very full and no corkscrew. . A house this size should provide more umbrella sets. I bought 2 additional ones for $300 a week each. Some shades are in need of repair. There's also can light fixtures hanging from the ceiling that could be put back into position. Lots of mold around light sockets and a/c registers. For the price paid, I expected higher quality. Renters have heavily used this home. We made it work as the location was great! It would also be nice if house had an ice maker.

Everything was very good. The weather made it even better. It was an expensive week but we’ll worth it!

Fantastic location. House right on beach and next to neighborhood pool. Could tell some of the renters had been hard on the property (broken doors, window shades), but overall property was well represented in pictures. We easily fit 10 people 14+ in age. Very nice washer/drier. There were some stains on pillow cases and towels, but we also brought our own. Recommend for fantastic location and views, ease to beach access and pool access. Would stay here again.

This home was beautiful and clean. Love the tall ceilings, lots of lighting with dimmers. Great neighborhood and loved the security, the frequent trash pick up with no trash truck noise. The beach service chairs and umbrella is a great plus. (I didn't think it would be, but after carrying chairs, toys, towels, lotion, cooler a couple of trips, it soon became a very welcome addition.) Every call I made to Ocean Reef was answered or a quick return call. One call to get in the home as they text and said it was ready early. No need to book a dolphin cruise as they all come out of the bay and park right out from the house. We saw pods of dolphins all week. Only problem was... it was too short of a stay. Six or sixteen it's never enough beach house time, am I right?

Pics are amazing - house is right on the beach but the bathrooms need an upgrade - indoors needs a coat of paint - kitchen and dishwasher and washer dryer are newer and worked well. No hand soap - dishwasher soap - detergent - i don't expect a weeks worth but there was not even a salt and pepper shaker. Bikes didn't function but they were quickly replaced - def a positive there. Living room chairs and couch are old and tattered - master bed squeaked every time you even walked near it. Televisions in each room but are also dated. Right on the beach with easy access but house did not meet expectations for the price point.
