Well-planned amenities inside and out. Was here for a weekend with 3 families (13 people). Took advantage of everything - ping pong, foosball, poker table, HUGE hot tub, two wood stoves, high-end appliances in both the indoor and outdoor kitchens (made fresh dough and did personal pizzas in the outdoor pizza oven), pickleball, slackline, hiking, HUGE outdoor fireplace, indoor-outdoor stereo, and piano (friend brought a guitar and we did a sing-a-long night). Relaxing views of the Catskills including Windham Mountain Club. Property manager was friendly and communicative. Will definitely stay here again and recommend to others.

Wonderful house with a lot of rooms and spacious outdoor areas. We had a great time. Only a 5 minute drive to Windham ski resort, and you have a beautiful view of the mountain from the house. The kitchen is stocked with anything you would need to cook, including a huge variety of spices. Check-in and check -out processes were easy and smooth, and we sincerely appreciated their flexibility when we requested a late check-out. We would definitely stay here again!

It was a nice weekend with friends enjoying the grill and outdoor spaces.

Lovely property, with lots of room inside and out. Terrific house for cooking and entertaining, and save some time for late-night bocce under the stars (with lighting!) Highly recommended.

Rick’s property is unbelievably beautiful. There are so many things to do and keep busy, pickle ball, baci, horseshoes and a view that is epic. Thoroughly enjoyed our time, would recommend to anyone.

You will not be disappointed with the views and amenities on Ricks property. We had an awesome time with a total of 11 of us and there was plenty of space and things to do. The new pickleball court was great and entertained us for hours. Leo the house manager was great and answered any questions we had. We will definitely be returning in the future!

We stayed for the 4th of july weekend and had a blast. Were able to enjoy the outdoors from the deck and yard and watch the weather roll in through the valley. Played numerous games, and when the rain came we had enough space indoors to spread out. Loved the pickleball and bocce courts. Fully appointed kitchen both indoor and outdoor and we made some great meals. Wish we could have stayed longer!

Property is as advertised! The home is magnificent and plenty of room for a big group! Outdoor deck/kitchen is where you will spend most of your time. You will not be disappointed with this house.

Had a fun time at the house with some friends. We were able to rent both the main house and the yurt (which was fantastic!) The new pickleball court is great and provided hours of fun.

This is our second time staying here with friends and it’s become our go-to vacation spot! Since last year Rick (the owner) added an incredibly well made pickleball court which we wound up playing every day we were there. The views from the patio are amazing and it’s a perfect spot to watch the sunset over the mountains. There’s so many things to do from the hot tub, pickleball, ping pong, foosball, firepit, a few of us also got pretty good at the slack line in the back! Looking forward to staying here again.

Place is beautiful with a great view of the mountain from the porch. Real ski house feel inside, with a long kitchen island and a nice game room downstairs w an indoor hot tub. Might go back next year!

We had a great time staying at Rick’s property! The house is spacious and well kept and occupies a substantial property with lots of green space. There’s plenty to do both in the house and on the property. We got good use out of the pickle ball court which is brand new and well maintained. The kitchen is large and well-equipped and there’s a huge, high-end grill outside. We would stay here again in a heartbeat and we hope we get the chance to return for one of our future get togethers!

We were a group of adults (late 20s-30s) who stayed for the weekend to escape the city and had the best time. Owners were communicative and helpful and went the extra mile to make sure we enjoyed our time. The house has everything you need (kitchen supplies, towels, firewood etc.) and more! - The Pickleball court is well-kept and tons of fun. We left for the day to explore the area, which is great, but said we could've just spent all day enjoying the court and the house and been just as happy. Definitely a place we would love to come back again.

For myself and 10 friends, this was a perfect weekend. So beautiful, lots of room for everyone and activities, and the outdoor kitchen is incredible. Would definitely return.

We're a group of guys in our 40s who grew up together and now live in different places, most with wives and kids. Every year we rent a house for a long weekend guys getaway, and this house easily makes it to the top of the list of places we've stayed at. The house and property are beautiful. Rick was friendly and very helpful. The photos of the deck and outdoor kitchen were what sold us on the house and they definitely did not disappoint. Great attention to detail everywhere we looked. (And a fun surprise to see Lady Liberty's torch flicker at night!) We cooked, we ate, we drank, we played pokerm we enjoyed some pickleball, and at night sat around the huge fire. It was a weekend of extra-ordinary magnitude.

This house is beautiful, it is stacked with amenities, extremely clean, and a great experience overall. Rick was prompt and kind in his communications - I would highly recommend it!

This house was perfect for a family reunion - we had a range of kids and adults staying and was more than enough room for everyone. The outdoor entertaining was fantastic- again perfect for a family gathering! From pickle ball to the outdoor kitchen and the super fun obstacle course - we were well entertained. Would highly recommend

Rick and Leo were easy to deal with and very responsive to my questions and needs. The house itself is amazing, plenty of room and bedrooms for multiple families or a very large group. Comfortable, clean and plenty of amenities. The outdoor kitchen was a perfect way to cook large meals. Every single thing you could need to make a family meal is available in the kitchen. The views from the deck are incredible, probably some of the best in Windham. Plenty to do and see on the property itself. Close to town but also feels perfectly remote. Every person in the group raved about the house. A perfect escape from the hustle and bustle awaits you here.

The Villa is exactly as advertised. Our group of 8 golfers was very comfortably accommodated. The outdoor space is a great place to gather at the end of the day with outstanding views. Rick the owner and Leo the property manager were available for anything we needed.

The house is fabulous! Host and managers were incredibly responsible and very nice. Definitely worth visiting in all seasons. Location couldn’t be better and the views from the house are breathtaking. If you enjoy cooking this is a place to go. Kitchen fully equipped and very nice. The house accommodates multiple guests comfortably. Great play room with a ping pong table foosball and a nice jacuzzi. Really a 5 starts place!!

We stayed here as two families with two young kids each and loved it. The location is close to the mountain, the property is big and beautiful with great views, the large kitchen and communal table were great for meals, the rooms comfortable, and the giant mud room / spa area was great for storing our gear and unwinding in the big comfy hot tub. We hope to be back to enjoy more of the (abundant) outdoor activities on the property when it's warmer!

Owner was super responsive. Place has lots to do for families indoor and outdoor. Enough room for 14 of us to eat and hang out in the kitchen area. All the appliances and cutlery necessary to entertain.

What a fun ski weekend at the perfect house! Our group was 3 families (6 adults + 8 kids). The house is 5 minutes from Windham making it easy to go back and forth. The house is big and spacious with lots of land to sled, snow shoe and explore. We had a blast cooking delicious meals in their kitchen and sitting around the huge island eating. Don't bring spices--they've got you covered! The hot tub was indoors but still nice for a soak after a long day skiing. Richard and Leo were so easy to work with and extremely responsive. Would love to come back in the winter OR any season.

This is a great house for skiing Windham! The property is very close to the mountain. The owner was kind and helpful and answered all our questions. We had a great few days.

The entire family had a terrific time at Rick's house! We came for the skiing but after walking the property and seeing all that it has to offer, there is likely a Summer or Fall trip in our not too distant future!

We enjoyed our time in Windham as a family immensely. Beautiful piece of property. -and the property itself really enhanced our experience. We enjoyed walking the grounds, sledding where able, and it was quite expansive. We made sure to leave room on the road to clear way for folks staying down at the elevated yurt. The proximity to the mountain and the main street area were major highlights. The lake area is beautiful and it inspired me to learn how to play frisbee golf! The house itself was lovely in that it certainly was able to sleep all 12 of us. There were a few things we wanted to convey regarding the inside of the home and our experience that should be of note: As we know this is a family home, we were very conscious and careful about all of personal family items, but disappointed to see all of the closets filled with personal artifacts and all full. In our experience closets being full is not acceptable, as we lived out of our bags for the entire stay. The outdoor fridges were not cleaned out , nor were part of the inside fridge, so we had to buy ice and keep food in coolers. In some of drawers there was still food from previous stay. There was not a cabinet available that wasnt full or able to have us place our pantry items. There were No sheets on some of the beds; house manager had to go to his own home and bring his personal sheets to use. . We Ran out of toilet paper and paper towels quite fast. Leo, the house manager, with whom we became aquainted with, was quite responsive and helped with the linens needed and also extra paper supply and apologized. Towels were provided but extremely limited. Ex: 3 hand towels for 10+ People, had we known this we certainly would have brought our own. Mattress and linens in terms of condition and age might need attention, as both of the full bedrooms downstairs were home to mattresses with solid dips in the middle. Unable to use some amenities: hot tub unavailable to use at least the first 2 days as it wasnt hot, so we refrained entirely. Also, while the rec room with the hot tub and the ping pong table was lovely to have for family ping pong matches, i would hardly refer to it as “the spa room”. The kitchen island was lovely for family dinners, and I know in warmer months the outdoor kitchen would have been fabulous.

It's a beautiful setting. If you like what you see in the pictures you will NOT be disappointed.
