Location was great. First impression of the villa was incredible and it initially presents exactly like the photos. The layout is beautiful. Housekeepers and cooks - Made, Mang, Putu - were wonderful. Massive space, lovely furniture.

Aussie owner needs to maintain this property. It's falling slowly into disrepair. Pool was pretty and refreshing but quite dirty, Sharp, cracked pool steps and broken pool tiles, broken sun umbrellas, rotten stairway bannister, a plastic tarp thrown over the master 4-poster bed (I mean, really??), ineffective A/C, insects eating the kitchen ceiling, resulting in a mess on the kitchen counters every morning, wobbly kitchen tap that looks and feels like it's going to fall off, musty smelling kitchen cupboards - I'm sorry I sound like such a moaner, but we were so looking forward to getting to this place and it just didn't like up to our expectations. The Bali roof in the main house also throws bits of straw and dirt onto the master bed during the day, so you have to brush it off before you climb in at night. If that's why the tarp is there, it's definitely not working! It's sad to see such an impressive property so neglected. And the master bed was very, very firm. Between sweating our guts out because we were literally wrapped in plastic every night because the ceiling fan and A/C units in the bedroom couldn't penetrate the tarp, to being in pain every morning due to the mattress, we were very tired when we left this place, which was unfortunate. Oh, and the property next door is abandoned, with stagnant, swamp-like pools of water collecting on its roof. So, the mosquitos were rampant! Plenty of other beautiful properties to choose from in Uluwatu. I suggest you look at your options.

gorgeous secluded location and perfect for traveling with two teens.

We thought we'd died and gone to heaven when we walked in Villa Kaaiti. It was bigger and more beautiful than expected, the photo's don't do it justice! The layout of the property is perfect for quiet relaxation or sitting around together, and has everything you need. The Housekeeping girls were fabulous and great at their job and we have to say that we miss their breakfasts already. The Banana Pancakes and the Omelette were just delicious and family favourites!! There's not many restaurants around by The Cashew Tree just at the end of the street is fabulous!

The property needs some TLC as there's a few things broken / not working but this didn't dampen our holiday at all. The only issue for me was that the bed was way too firm and not enjoyable to sleep on at all. Softer pillows would also be great.

Lovely breakfast made for us everyday. Good quiet location, but very close to Cashew Tree and only 10 minutes from beaches.

Location is great, near many restaurants and Bingin beach. The villa is spacious as well as the garden.

Could be nice to have night security as we hear noise on the be first night from the garden.

The whole place was amazing. The staff that come in every morning and make you breakfast are AMAZING!! So helpful and even cooked things that aren't on the menu. The villa is exactly how it looks on the pictures. The rooms are lovely. Super comfortable to sleep on and the aircon is a dream. The outside area is beautiful and we spent so much time in the pool. It's quite a quiet area but plenty of restaurants in the area. You can also get a taxi about 10mins and there and more bars and restaurants. Highly recommend this place. Had a fantastic 5 night stay with my family of 4 during the July Aus school holidays. The villa is palatial, spotlessly clean and well managed. It did stretch the budget a bit for a typical Bali villa stay but it was nice to be a bit indulgent and you really cant fault the place.

Cooling in master bedroom wasn’t efficient because it’s such a big open space to cool. Minor point in an otherwise amazing villa.
