This place needs a gut renovation. It is falling apart and not nearly as nice as pictures show. After paying a non refundable reservation fee I received a message asking for a whatsapp message and registration through their website and I had to send credit card information to a random site. This was irritating and there was no mention of it before booking. Also this led to messaging with people owning/handling the apartment. Communication was not friendly at any point and they have a TON of rules before your stay and the apartment is full of warnings about extra cost over things. The whole experience was really negative, information about check in came last minute even though it was promised 7 days before. Check in took an hour. It was torture with a child and after a long journey. Grocery store is quite far as well. It was a 30min walk next to a busy street in heat and with heavy bags. The place is covered in little ants. They were EVERYWHERE. I was still shaking them off our stuff at airport heading home. I really wish I would've known about all the trouble I had to go through before I booked. Also there is no cleaning included which is ridiculous as I paid a price of a nice hotel. Air also smells like mold and I got breathing difficulties there.

We traveled with two small children one and three years old and stayed in a two room apartment. -location was great, close to the mall with many restaurants and shopping options - Soriana and oxxo supermarket within 15 minutes walk -apartmant contains of two separate rooms which is great for travelers with children or group of people who want some sort of separation - communication with the owner was prompt and easy. He was great! - even though the apartment works as a separate one not within the all inclusive hotels, the beds boy and hotels personal were kind and helped us with the luggage and taxi booking - beach was very beautiful - ruins within the hotel are interesting - the apartment was very clean when we arrived - it was decorated for Christmas with attention to details

-after spending whole month in Cancun and been to four hotels there, I would say this room is way overpriced. -room is outdated. Many things are old. Manager should invest a bit more in renovation. Like for example the handle of the door is almost broken and moving around. I had the feeling that if I kick the door it would break and open. Pots and pans are very low quality and practically useless. -the stove was sometimes working, sometimes not. I did not have time honestly to communicate this and was for somebody to help, preferred enjoying my vacation since this was not something super major. I'm sure the owner would have reacted though. - it was very noisy. I could not see if it was a restaurant nearby or what but there were many people singing in Spanish from somewhere near. Also the hotel personel was playing loud music when they were cleaning the rooms around or when some guys were fixing something in the other rooms near us and i had to ask them to stop the music because they are waking up my kids -just whole the apartment gives old place vibes -it a a pity that the hotel does not allow ordering in the restaurant la carte like other places we have been to in Cancun. So we could not even drink one cocktail at the bar. All inclusive for a day is 80 USD for a person. This is not a comment for the hotel of course just have it in mind when you book that you will need to go to the supermarket food for or to the la Isla mall. Even though our stay was ok I would not go back to this apartment because for the same amount of money I would book in the same hotel all inclusive double room and feel a part of the hotel or if I need a double room apartment with separate rooms there are other options in Cancun even within the Royal chain. We have been to two of them and had a better stay.

BEWARE: Fraudulent. After I pre-paid in full, after the deposit hold was lifted, 3 days after I left, The owner charged .01 on my bank card. I didn’t authorize this penny charge and why did he access and still have my banking information to do this? I had to cancel my bank card and reorder a new one because the next charge could have been any amount. Yes, he found out he could still access my account. First of all the owner lied about the name, it’s really the Park Royal, a time shared condominium that he bought a few rooms from. Park Royal said, “you get NO services, you are renting a room.” For a 5 night stay, we got 1 towel, no wash clothes, no washing machine, with no room service. The beds were the worse, the place is filthy, the curtains don’t close all the way, we got to wake up with the sun shining in our face every morning. The room stunk, it was cold, and you are not allowed to turn off the AC. A lot of warnings about if you break something, you pay. We worried about an electrical fire due to the old exposed wires, every night. Drunk people screamed all night, every night, slamming doors, music cranked up full blast, and nobody to report to because it’s not a hotel. I hope I can spare you the misery and stress from staying here.

Great location, right in front of La Isla Shopping Island 1&2. The beach of the hotel is also great. They were also nice to deliver the room earlier than the agreed check-in time.

The condo was not entirely clean: Shower curtain was beyond bad (pic1). There was a pair of dirty socks left at the locked door that connects the condo to another unit (pic2).There were stains on the floor (pic3). Used cleaning material, especially a dirty mop, were stored in the closet, where we also put our clothes, right next to one of the beds. The furniture in the condo are really old...One of the matrices was broken, also a general renovation seems necessary. No window in the room but A/C functions properly, it comes with the humidity and smell of mold though. Finally, we found the warning signs in the bathroom about the usage of towels etc, offensive (pic 4).

The worst part about this place is the fact that it’s and old hotel condo building, which makes them offer it very cheap prices… and for that reason this place is constantly full of buses of young kids that come from all over the world to get drunk in Mexico… they were constantly screaming in the hallways and all over the property. They were slamming the walls and elevators all night and were drunk everywhere It messed up our vacations and we had practically no sleep Pay a bit extra and stay in a better and newer hotel

Room Lack of maintenance. Fridge, Washer (drier) didn’t work! Table was sticky and chairs were tearing apart itself! There was a inflatable mattress that only last one hour inflated and the owner didn’t exchanged it has some patches already.

Good apartment for a big group traveling together, good value for the money, nice building

Apartment is very dated, we had no water because of a power outage( not anyones fault) the washer/dryer is really not all that great, staff was really helpful when you check in but not so much when you are checking out
