It was 14 of us total and the house was spacious enough for everyone to spread out. The rooms were a good size, the kitchen and living room were huge and worked out perfectly for us when we all gathered for game night, breakfast and dinner. The home is a few steps away from the beach and has a swimming pool and multiple decks. Unfortunately, it was freezing cold when we went and was not able to enjoy the pool or spend much time on the decks. The pool was not heated which was a bummer. The kitchen offered all your basic necessities to cook so that was a plus for our large group as well. The living room has this really huge fireplace, gorgeous actually but unfortunately it did not work. The only con to our stay was the day we arrived the heater system was being repaired and still didn't work throughout our stay. The first night there, the first floor was freezing cold. We called and they sent 3 heaters for us to use until the system was up and fully running, but it never did. I was disappointed that repairs were being made when we arrived, those should have been completed way before our arrival. Also, a lot of the lighting in the kitchen did not work either. Other than those two cons the place was perfect. Would recommend to others.

Called the office and they sent someone out to fix it. Apparently they have been having issues with it. Also the refrigerator in the kitchen broke and our food had to be thrown out. Also an issue they were aware, as they had a repair scheduled for later that week but did not tell us when we arrived. If we would have been informed of the refrigerator issue we wouldn’t have put hundreds of dollars worth of groceries in it. When I called the office to tell them we were unhappy the only response was “Sorry, we didn’t know.” We should have been compensated. I will not be renting with this company again.

Minor complaints regarding the management company: Main refrigerator needed freon refilled "weekly" according to an employee of the mgmt company. When it died, it took 3 days for them to refill with freon. Maybe either replace it, actually fix it, or be quicker to correct a previously known issue. Also, consider switching to modern keypad entry as opposed to physical keys, which require the renter to go to an off site location to check in and check out. The "key system" is very inconvenient for renters.

Also, construction on a neighboring house is really all we could complain about. House is in a great location and away from the busy part of the island but only a short trip from everything. We enjoyed ourselves overall. Few issues - when we arrived, there was trash strewn all over the front yard and overflowing trash cans. Also, one chest of drawers upstairs contained garments from the previous guests. We called the property company and they remedied very quickly. All the balconies leak rain water very heavily from the floors when it rains (which it rains very frequently in the panhandle of Florida). So, if you think you are going to sit outside during a rainstorm - think again as you will get soaked (along with all the furniture). Then the furniture will take days to dry. The refrigerator is not suitable or roomy enough for 14 people - it is very small and there is only one. The pool is nice, but nothing more than a lined splash pool (similar to an above ground pool dug into the ground). Due to it's depth and receiving full sun, the water is very warm in late summer. The walk to the beach isn't far and is beautiful and private as all the beaches in the area are; however, a house is being built on the corner and there is much construction material (including nails and pieces of plywood) scattered through the sand, so be sure to wear feet coverings. Overall - a solid 3.5 to 4 stars - not our favorite spot we've rented at Pensacola, but it works.

Gutter on first floor balcony bent got whole floor wet. Wicker couch legs were broke. My husband cleaned the jetted tub with bleach on first floor and grill was scrubbed clean before we left. Grill on bottom floor does not work. Towels and wash clothes were washed and trash taken out before we left. We swept garage there was glass daughter cut her foot. Awesome experience will book this house again. We absolutely loved this house and will rent again!

However this time I am writing for a very different reason. I don't think any effort was put into preparing this home for cold weather guests. The house was clean and there were plenty of dishes and utensils in the kitchen but that about sums up the preparation.

When we arrived it was quite cool outside. A warm house would have been very welcome but we found the a/c on and turned down to the low 60's. Needless to say, the house was bone chilling cold and took til the middle of the next day to warm up. We tried turning on the fireplace but it wouldn't turn on. Then tried the upstairs jacuzzi, that didn't work either! The downstairs jacuzzi had a broken stopper so the water wouldn't stay in it.

A repair person was sent out the next morning but couldn't fix the problems. He did make a second trip that morning and brought a rubber stopper for the lower jacuzzi. I find it hard to believe that the owner didn't know about these issues before we arrived.

Also be aware that the pool is not heated and therefore unusable during the winter months without a wetsuit! We thought we would take a ride around the neighborhood on the tandem bike stored downstairs. Sorry, both tires were flat and there was no air pump. Since the comfortable looking cushioned chairs on the deck are not covered, the cushions were soaked and remained that way for the entire week, so they were not usable either.

I would not rent this home again simply because the owner does not care about the comfort of his guests. The rental company however was very responsive but there is just so much they can do.

The pool was a very nice feature and when the heat of the day was too much we could find sanctuary in the private pool. Its easy proximity to the gulf was definitely a plus. On the not so good was a interior front door handle that kept coming off. A shortage of bath towels was a constant issue with only ten people staying there. In the garage around the trash cans were crab and fish parts laying on the ground which were pretty smelly.

Steps from the ocean, a few minutes from the bay and a nice sized private pool right at the house. The home was very spacious for our group of 5 adults, 6 kids. There was plenty of space to spread out in different areas yet ample space when we all wanted to be in the same room.

The home was also very nicely furnished and equipped and felt newly renovated. The inside pictures don't do it justice. It was also clean and tidy upon arrival, sand-free floors which we appreciated!

We had to call to have extra towels brought, no problem and quick response. The kitchen is well outfitted for cooking and eating at home-plenty of dishes, pots, pans, glasses, etc. Even had griddle for pancakes. Only thing lacking was crockpot and plastic containers for leftovers, no biggie. Huge pantry for storage. Extra chest freezer in laundry room which came in handy as we needed extra ice for such a large group in summertime. They provide sample sizes of dish soap, dishwasher detergent, laundry detergent, shampoo, conditioner, hand bar soap and lotion.

We had a 4 yr old with us and appreciated the gates off the main floor deck. The grill also on the main floor deck is huge and came in handy. The decks have nice furniture for eating outside or lounging in the shade.
There are covered parking spaces under the house, prob holds 4 cars, which was nice and really minimized the summer heat. Also nice indoor room to store pool/beach gear and nice, heavy duty cart to roll stuff to the beach easily.

Only negative-the twin sofa sleepers are not comfortable (per our 14 year old son, might be ok for small children). They're located in open balcony area that overlooks the den and kitchen. The master bedroom has 2 closets both large enough for a pack n play/twin air mattress. The master bathroom jaccuzi tub was amazing and nice, strong shower pressure. There were nice clothes hangers in the master closet

The kitchen has everything you need to make meals at home all week. The couch has enough seats for a small army! The pool was great and there were plenty of floats. The beach is literally less than 2 minutes from the front door. There were loads of beach toys for the kids. There is even a 2 person bike for tooling around the neighborhood. The only complaint we had was the beds in the 2 master bedrooms were extremely firm. The smaller bedroom had a foam topper which made it much more comfortable. Otherwise, we have no complaints about this home. We would definitely stay there again.
