We returned for a second year and it was as wonderful as the first. The beach, the salt marsh and the whole area make for a perfect vacation. The house has a summer cottage feel which is what we wanted, and a great screened porch. Host Gene could not be nicer.

This was my 4th year staying at this house. It is quaint and on a very quiet road. A very short walk to the end of the road to the beach. The house was equipped with minimal provisions but you can make do with it if you are a couple.
The owner was very easy to get hold of if you need to. I will definitely return there. Gene is a great host checking in before and after my stay.

We really enjoyed our stay at this house in Madison CT just a short walk to one of the best beaches in the area. The neighborhood is very quiet and safe. Just up the street there's access to Hammonasset Beach State Park walking paths The house is comfortable and cozy with a nice backyard with a table and chairs for outdoor dining. It's just what we needed for a peaceful getaway. The owners, Gene and Susan, were very accommodating and went out of their way to let us stay there on such short notice.

I have a special perspective on this cottage as it is the one we spent summers in when I was a boy, and the memories were powerful. I'm happy that it has not been turned into a beach McMansion like so many in Madison. It still has that summer cottage feeling, while offering everything we needed. It is on the edge of a large healthy salt marsh full of birds. The host, Gene, could not have been better or more friendly. He quickly came with a new microwave to replace a nonfunctional one.
The beach at the end of Pent Rd is beautiful for sitting or swimming. A tidal creek that drains the salt marsh separates it from Hammonasset, and the creek takes a different path every year, so the beach is different. If you make your way up the creek when the tide is flowing out you can get a very fun ride out to sea (don't if you're not a strong swimmer used to currents). At low tide you can walk to Hammonasset,
Our summer place has been Provincetown. We may be making some changes :)

LAST YEAR WE STAYED AT THE SAME PROPERTY ENJOYING OUR STAY. 7 TH DAY SOME FEMAL IN ARMY UNIFORM WAS CAUGHT TAPPING IN THE CODE TO THE LOCK. SHE SAID SHE WAS A DOG SITTER, WE NEVER CALLED FOR SERVICES, SHE KEPT ASKING ABOUT THE ADDRESS NOT OUR NAMES. SHE WAS LOOKING AT A PAGE LISTING ONLY ADDRESSES AND LOCK CODES. SHE WAS ON ACTIVE DUTY, YOU CANNOT BE EMPLOYED ON ACTIVE DUTY AND IN UNIFORM. I CONTACTED THE MADISON POLICE AND MR. GOODMAN IMMEDIATELY. THE POLICE SAID THEY WOULD PUT A LOOK OUT FOR HER VEHICLE DESCRIPTION TO AUTHORITIES. MR. GOODMAN CALLED LATE THE NEXT DAY. I TOLD HIM OF THE SITUATION AND HE WAS NOT GOING TO DO ANYTHING ABOUT CHANGING THE COMBINATION ON THE KEY PAD UNTIL HE WAS AT THE PROPERTY SEVERAL DAYS LATER. I CANNOT LEAVE THE HOUSE KNOWING SHE HAD OUR CODE AND RETURN WHEN THE CAR ABSENT. I DID NOT LEAVE THE HOUSE ALONE FOR THE REMAINDER OF 5 DAYS BECAUSE I WAS AFFRAID AND THOUGHT I MADE THIS PERFECTLY CLEAR TO MR. GOODMAN. WE FROM THEN ON HAD FOOD DELIVERY; MY SPOUSE HAD TO GO THE SHORE BY HIMSELF. WE HAD NO VACATION THE ENTIRE SECOND WEEK. THERE WERE NO LIGHTS ON THE STEEP STAIRCASE OR IN THE VERY DARK HALLWAY ON THE SECOND FLOOR. YOU HAD TO CALL AN ELECTRICIAN TO FIX THE APPLIANCES W BULBS COULD NOT BE REPLACED. BATHROOM LIGHT REMAINED ENTIRELY ON. I WANT A REFUND FOR THE LAST WEEK WE WERE NOT SECURE.

So close to everything I am looking for in a summer retreat—an uncrowded beach just a walk away, a short bike ride to downtown treats (a hometown cinema, ice cream parlor and fantastic bookstore to name a few) with shoreline views along the way! That's why I return year after year.

Once again my grandson and I stayed at this property for a week this summer. We loved the short walk to the beach. The house was great for the two of us. The neighborhood is quiet and friendly. Gene was very accommodating. It was easy to book online. I did recommend it to other people looking for a beach rental.

This is a great location! Kitchen is fine, and the two bathrooms are updated, but the rest of the house lacks comfort. Whether it’s the mattresses, front porch, furniture, or living room furniture, they all need to get updated or replaced. It had a working grill, but the outside furniture is sparse. Wonderful hosts that communicate well.

This house is old-fashioned and not updated, in a way that was pleasing to me. Very clean and located in a quiet charming neighborhood. Out-fitted with what you need for a comfortable stay. Just walk down the lane to the sea or a few hundred yards in the other direction to the stunning salt marsh. Gene was so immediately responsive to questions and helpful. I even left some things behind and he and his wife were so nice about sending them back, not that I would recommend leaving things behind.....

I've been staying here enough times that it actually feels like my "home away from home!" Very relaxed, comfortable and close to the beach, in a lovely, friendly neighborhood. It's not too far from my actual home in CT, but it always feels like I'm a million miles away!

This was our second stay at the property. I don’t like to be negative but the house seems to be neglected. I don’t think the carpets have been properly cleaned, there is a strong pet odor. Several blinds are broken or missing, we had to hang towels over the windows. The mattresses are in need of replacement and the very old window AC units make a lot of noise. Had to turn it off to sleep. With the large increase in price over last year we were disappointed to see that conditions had deteriorated instead of improved.

It was in a great location for me, just a short walk down the block to a private beach and very short drive to town for supplies. Gene was very nice. The place had everything I needed with a pinch of that old-school beach cottage funkyness that makes it interesting - like the shower being on the main floor with the bedrooms upstairs. very comfortable bed. Air conditioners in each bedroom and the living room kept the place cool.

Check in was easy. Owner supplied all the information needed to check in which was great! House was very clean. Owner was quick to respond when I needed to ask questions.
I will definitely go back next year because my grandson LOVES the house and beach down the street.

Love this little haven by the beach... it's my third time here and it feels like home... the only disappointing thing is that it seems to be booked solid going forward! it's no wonder, it's a great spot!

Cozy 2B/2ba cabin by the beach
Easy to book and great communication with Gene, the owner. As advertised: better for 3 adults than 4 (2nd bedroom is a full bed and 2ft of room along end and 1 side only). Well-equipped kitchen, new AC and fridge, wonderful to have laundry (in basement) plus a line outside for beach towels. About 100 yds to small beach, and a block from Hammonasset bike paths. The CT humidity makes things feel a bit damp, but running the AC worked well. Great base for a family vacation!

Great stay near the beach
Rustic property that is a very short walk to the uncrowded beach on a dead end road. Large shade trees in front keep the enclosed porch cool and comfy with a light breeze always blowing. Greenway Trail is a very short walk as well and runs through Hammonasset Park. We plan to stay again next summer.

Wonderful Beach getaway
I totally enjoyed Gene’s house rental in Madison. It was clean, convenient to places to eat, grocery stores, and of course the beach! It was very quiet and secluded. My children took turns dropping in to visit and they LOVED it too. I will DEFINITELY be going back there.

Great neighborhood, just a few minutes' walk to the beach.
This home is older but comfortable and clean. Excellent location for the price. Great place for walking, relaxing, and enjoying quiet time on the porch. Easy walk to a private beach makes it all worthwhile! Madison is a great little town, just a short drive to gift shops, restaurants, bookstore, ice cream, and grocery store.

Comfy, cosy, convenient!
My second year staying at the cottage, and it felt like home—clean, cosy and complete with everything you need on hand. Even on a rainy day there's much to do inside and out—Wifi, TV and books inside, and outside—cute downtown Madison (Ashley's Ice Cream, YES please!), great restaurants and stores nearby, walking bike trail on one end of the road, and the beach right down the street. I'm definitely coming back!

This is our second summer rental week at this home. We love this location because of the beautiful private and uncrowded beach just steps down the street. Gene and Susan communicate quickly and are easy to rent from. We appreciate being able to bring our dogs and have a great neighborhood to walk them. The location is just a short walk to the Shoreline Greenway trail.I recommend this home for anyone looking for a cottage type older home in a beach community.

Wonderful Week
We had a great week in Gene's beach house and would stay again. The house was accurately described and had plenty of space for the 2 of us and could easily accommodate 4. Both bedrooms are upstairs with the primary living space on the main floor. We were very comfortable watching movies and lounging in the family room and it was only a short walk to a private beach at the end of the road which we used to sit and watch the waves and sunset from. There is a nice porch in the front of the house that would be wonderful in the spring, summer and early fall months. It was a little cool while we were there to spend much time out there. The home was sufficiently stocked and internet is very fast for those who may need to telecommute. The house is pet friendly which is rare. Our only complaint would be that the beds were a little small for us, (full size), and mattresses a little firm. All the appliances worked well and the only major appliance not there was a dishwasher but that really wasn't a big deal either. All in all it was a wonderful week.

Quaint and Cozy Retreat by the Beach
I was pleasantly surprised with this rental—typical but cozy traditional beach cottage had everything I needed to immediately start my relaxing week... (I did scrub the fridge, it wasn't left as clean as I would have liked—but now it's in tip-top shape!) Bedding, towels, cookware and dishes all there, bath-and-a-half was handy! Outside shower too! Very close proximity to the beach, the end of the cul-de-sac turns into a small footpath surrounded by flowering bushes, which, when you enter, occasionally comes alive with monarch butterflies and yellow finches fluttering away!! The beach was mostly all mine most of the week, lucked out with lots of low-tide time. Past the jetty is busy Hammonasett Beach... no crowds here though! Front yard swing was fun, as was the wrought iron table and chairs there. Cute front porch, large dining room table which I didn't really use, mostly used the small dinette set in the kitchen—you have to move one of the stools to get the fridge to fully open but that's a nit-picky thing. Gas grill was functional but needs some TLC (or maybe just a propane fill?). Lovely, quiet neighborhood with beautiful salt marsh in back. Walking/bike trail nearby has great marsh views and heads you to Hammonasett and Meigs Point Nature Center, very cool. On the one rainy day I went to Madison Art Cinema and poked around RJ Julia bookstore... OH, and ice cream at Ashleys!
Perfect spur-of-the-moment vacation for me. Loved it.

Lovely week
The house was accurately described. Very roomy and comfortable, steps to a delightfully private beach. Only complaints are. the upstairs bathroom could use more hooks for towels, and the beds were a little small for us. Wonderful restaurants nearby and an enjoyable visit to a winery. If you like yoga, there’s “True Bikram” a couple of miles away. All in all a very restful and peaceful week.

Great home in beach community
We had a great week in this beautiful beach community cottage. Neighbors and community is very friendly. Greenway- 1 mile walking/ biking rail is just 1 block from home. Surrounding neighborhoods are wonderful and safe for biking/ walking/ running on Madison's water front roadways. Walk to beautiful, quiet, private beach was easy and less than 5min. Beach was perfect for swimming, fishing, boating and it was dog friendly. Madison and surrounding towns are beautiful.
Cottage was as described. It was well stocked with linens/ towels for beach and shower use, detergents, paper products, spices, dishware, drinkware and cookware. Bakeware and frying pans were old, rusty and chipped and need to be replaced. Appliances including washer and dryer were in good condition. The only appliance missing was a dishwasher, which was not a big deal for us. Cottage was clean and comfortable, but downstairs shower needs some deep cleaning, but worked well.
We had a very hot week with temps up to 95 degrees and window air conditioners worked well. Slight musty odor from living room ac, but we made Gene aware and he was having it cleaned after we left.
Small bedroom full size bed needs to be replaced because it wasn't firm or supportive. Large bedroom full sized bed was comfortable
Back yard with outdoor shower, gas grill and clothes line was very nice. Driveway fits 3 cars, which is hard to find in a beach property rental.
Gene and Susan were excellent to rent from and very responsive.
I recommend this property and would return again.

Cozy cabin in a quiet neighborhood
Short walk to private beach was as advertised. All amenities were in working order. The town of Madison was very close and handy. Lack of central air may blow more allergens around causing allergy sufferers issues. We found the internet connection very slow so teens could have an issue there. But for us the stay was just what we needed.

Marsh views and a few houses down from beach!
The location is ideal!! Right of Route 1, close to everything yet in a gorgeous neighborhood. Marsh views and the loveliest private beach a few houses down. My son literally swam to Hammonasset! Well equipped with beautiful sunroom and fun front swing! Love that sheets and towels were provided as we flew in! Owner Gene is super responsive and accommodating. Had a marvelous time. I would suggest a lidded kitchen trash and there was a slight linger of typical ‘cottage mustiness’ but overall 5 stars all around! The outside is even cuter now that it’s painted grey and white! Again the location cannot be beat and it’s a roomy cottage! Would love to stay again! Thank you Gene for everything!
