Great b&b right on the sea front with fantastic views along the seafront. Dean was welcoming & friendly. The room was clean and presentable with the usual beverage refreshments available. Breakfast was very nice with standard b&b varieties. Free on street parking or pay & display is just a short walk away. Will definitely be returning.

Due to council reforms, free parking close by is not an option, however, you can park for an hour just around the corner - enough to check in and unload bags etc.

Location was excellent and views were great, staff very helpful and attentive and cleanliness was of a high standard. We also thoroughly enjoyed the breakfast, great quality and choice.

The noise from the front of the property with passing vehicles and pedestrians kept us awake. However I understand the window glazing may not be able to be changed if its a listed building. The bathroom didn't look to be of a high standard install and the bathroom fan was extremely noisy

It was in a good location

The room was hot, no fan provided. Two steps down to the toilet in the dark was unsafe. Very noisy from people next door. Breakfast was below an acceptable standard.

The breakfast was OK, you could not serve your own fruit juice or breakfast cereals - there is a note on the breakfast cereals' Do Not Touch - never in my whole life have I experienced such a thing.

The room was a large size, the bathroom space was horrendous, small shower and a toilet in a cupboard space. The wash hand bason was in the lounge area. The room over looked a fire escape - no where on Booking.com does it indicate there is a very limited view from the back of the property. The dressing table doubled as a refreshment bar - with an extremely outdated free standing mirror. Light bulbs missing from all light fitments - which were also dusty. The double bed could justify for a large single rather than a standard double. The dinning room was large and bright, the tables were tiny, the chairs the sort you would find in a conference centre hall, not suitable for a dining room at all. During the breakfast no one checked to see if we would like additional toast, additional tea or addition milk, in fact on the one day we were offered cereal - we had a small pot of milk for the tea which we used and had to sparingly use this for both tea and cereal, on seeing the small jug was empty we were asked - I suppose you want more milk? The property needs updating at a minimum. The price we paid for 2 nights was day light robbery.

Great location with good host. Good size room and very comfy bed. Great full English breakfast. Would definitely use this B&B again.

Very petty but nowhere to put towels or dressing-gown in bathroom while having a shower.
