The room was basic & smelly. No tea making facility. A lot of steps to get access to hotel & the room. The road in front of the hotel was extremely busy & hard to cross. The car park over the road was a nightmare to cross & access

The room was basic & smelly. No tea making facilities. A lot of steps to get to the hotel & further steps to get to your hotel. The road in front of the hotel was extremely busy & dangerous. This made the car park hard to access & getting out of the car park was also dangerous. We booked a 3 night stay but on seeing the accommodation refused to stay. The hotel refused to give any refund for any part of the stay but the facilities were so poor we left anyway & found a lovely apartment Maria villa. Which was clean & lovely & similar price

Had a lovely stay, very friendly and relaxing place. Lovely to sit on the balcony and admire the views of the lake and islands. Very good breakfast included, lots of choice.

Beautiful, romantic family hotel. Makes you feel you are an aristocrat from the early 20th century. Unbelievable views of the lake and islands from the rooms and the dining hall

The cleanliness of the rooms, the service of the staff

The rooms,which facing the mountains, are close to the railway. The noise at night is disturbing.

The hotel is located on the shore of Lake Maggiore and you could not get a better view over the lake and islands from the balcony. The room was basic but had everything you need for a good nights sleep and was spotlessly clean. Did I mention the view from the balcony, amazing. The hotel has a waterfall running through it and has gardens and a terrace to sit out. The breakfast was exceptional and had a great choice, the staff were very friendly and theres free parking in the hotels secure parking. Situated between Stresa and Baveno and ideal to visit both towns.

Exceptional view, excellent breakfast

The view was fabulous, the 2 bedroom suite that we shared with our friends was excellent - clean and comfortable., and the bathroom was enormous. The breakfast was very good with very friendly and helpful staff.

When we booked through Booking.com the hotel was described as having a bar and snack bar. It had neither!! However, wine was available to take our room.

Staff were fantastic, really helpful despite our late check in. Breakfast was great and the rooms were exactly what we needed, basic but had a great shower.

In the evening there is no one in the reception nor the water heating equipment in the apartment so there is no chance to get a hot water for a cup of tea. In our case we would appreciate it. But it was the only thing, otherwise we really loved the place and would come back again.

Amazing view and lovely accomodation. Fantastic place to stay.

Bit of tricky road walking to nearby towns if you're on foot, as we were. Not the hotel's problem but worth bearing in mind. Walkable in daylight or at night with a torch and a bit of care - not a safe walk with prams or children.

the bed was incredibly hard and uncomfortable and they might want to invest in air conditioning. guests should know that the train passes right above the hotel, it makes a lot of noise and even vibrates the room!

Brilliant view and surroundings of the Villa, solid breakfast, parking for hotel guests, pleasant owner. Will be coming back in warmer season.

Hotel is in between Baveno and Stresa, difficult to get around without a car, basically have to walk on the road.

Super nice hotell. Excellent location! Super breakfast. Nice staff! Very friendly owners. Just the road between the hotel and a the lake. Beautiful garden, and the view from our room was ‘to die for’!
