Really great value with a basic but welcome breakfast included. Large clean room with 2 double beds in a great location in Edinburgh.

We had to walk up 70 stairs with 5 pieces of luggage and there was no staff to assist us. When we got to our room on the top floor there was no fire escape or way out in case of a fire. We left the hotel and got another hotel called Booking.com we’re on hold for 45 minutes until we finally got a representative. We explained the situation to him then he put us on hold and disconnected us. At this point we are very upset with Booking.com and will not use it again unless this situation is rectified!

Location and cleanliness were good.
The picnic breakfast could have been better. The selection was limited and quality could have been improved on (e.g - fresh croissants rather than cellophane wrapped ones. Other than at arrival there was no interface with the owners.

L'hôtel est facilement accessible en tram (1à min à pied depuis l'arrêt Picardy). La chambre et les lieux en soit sont très confortables, le chekin et checkout sont très simples. Nous avions une chambre avec salle de bain avec tout le nécessaire de présent. La chambre donnait sur le jardin, au calme. La literie est confortable.
Le personnel était très accueillant, tout comme les lieux (petite cuisine/salle à manger, petit salon, plein de prospectus à disposition pour nous aider à découvrir la ville). A noter que l'hôtel est tout proche de Carlton Ill, une pépite.
Comme annoncé dans la FAQ, le petit déjeuner est de type continental. J'avais été dans cet hôtel il y a une dizaine d'années, à l'époque, ils servaient un petit déjeuner traditionnel: cette perte est dommage. Cependant, le petit déjeuner continental à sélectionner la veille pour le lendemain est complet et à pas mal de choix. Celui-ci est livré tous les matins devant la porte de la chambre dans un sac en papier: pratique si on veut partir vite pour une excursion.
Selon ce que l'on recherche ça peut suffire, personnement ça m'a un peu manqué: nous avons préféré prendre notre petit déjeuner à l'extérieur.
Un point d'amélioration serait de proposer des prises adaptées au chargement USB: il n'était pas indiqué qu'il y en avait, donc aucun problème, mais nous en avons eu dans d'autres établissement et c'est un petit plus appréciable.

I liked the size and look of the room and the en-suite bathroom was very nice too, with an ample supply of towels and toiletries. The beds were remarkably comfortable, as were the pillows. They don't try and suffocate you when you rest your head on them, unlike at some other hotels. There is ample parking outside on the street, but be aware of the parking charges. There is a decent view from the window and if you need/want any info on Edinburgh, there was a wealth of information on the room desk. Also ample plug sockets. In the foyer, lots of info on Edinburgh and overall, a very smart, quiet and pleasant place to stay. Good location and easy walking distance to all the places Edinburgh has to offer.
For the price of the room, I would have thought breakfast would be a bit more than a brown paper bag left outside your door in the morning. It has the facilities to give guests breakfast, but obviously the owners have cut costs by only having one staff member, and buying cheap items to put in the brown breakfast bag. Though not in Edinburgh to watch TV, the TV in the room was tiny. One final point, though generally the room and bathroom was clean, my wife checked under the beds and there was a LOT of dust.

Good location nice enough interior incredible view from room window
Room wasn’t as clean as I’d expect and the breakfast was poor. In a bag left outside the room overnight, making the milk etc unusable as it was warm and would have been full of bacteria

The location is 5 min walk to the centre, 15 walk to many attractions. The hotel , despite being old and outdated , is spotlessly clean .And the atmosphere cosy as grandma house.Staff is extremely lovely.oh, and bed, I just sunk into a passed out in no time.
I had a discounted single room. I also had the chance to see other rooms,and they were spacious with proper bathrooms. But the single one was tiny,with a bathroom fitted next to the bed... There was enough space, though. The next minus was the doors to the corridor, which were very old, and there was a lot of space between it and the frame, so it felt like lying in the corridor, with no privacy.

The property was in a good location to walk around popular places, and the room was spacious enough.
My only complaint is that the breakfast provided is subpar and the beds were really hard. If the price for the room was lower, I would have felt more content with the quality.

Central location and good value for money. The hotel has the feeling of grandness of the past and it is definitely not slick and modern, but for the price we enjoyed our stay.

It was a shame that we had to have a packed breakfast, but I understand that staffing is costly. It would be good to offer a simple cooked breakfast in the main dining room, rather than have to go out and eat. The breakfast was delivered , even when we forgot to put in our order which was sweet of them.

The continental breakfast was a little odd being delivered in a paper bag to our room. There was no way to toast the bread and the milk was warm

Location was great as it was off the main roads but still was in walking distance to many restaurants and even the bus station. Room was cozy and comfortable. Staff were very friendly and hospitable.
My only issue and it was minor was that there was no central location for a hot breakfast. It was a boxed breakfast left at the door in the morning.

Great location at the foot of Calton Hill. Lovely old building with lots of character. Very comfortable furnishings.
Not really seeing/communicating with a member of staff as we arrived after hours and breakfast is served to room in a paper bag. But oddly it all worked swimmingly!

The hotel is located within walking distance of the city centre. It took about 15-20 mins to walk from Edinburgh Waverley train station to the hotel. Breakfast options had to be chosen the night before (marked selection on a piece of paper) and each morning they were delivered to the room. The breakfast selection was sufficient (fruits, juices, cereal, croissants, bread, jam, etc., but no hot food option). The room was spacious and clean, the bed was comfy.

Loved the (faded) grandeur and setting of the hotel in a historical terrace. We were met by the manager who was very friendly. The setting was perfect for visiting Edinburgh and close to a good choice of restaurants and pubs. My partner thought the bed was comfortable and enjoyed sitting in the lounge
The breakfast was presented poorly. It was delivered to our door in a takeaway bag each morning having made choices the night before. The bag included paper plates, bowls and cups plus wooden utensils. The whole impression was of cost cutting

Great interior in the rooms (authentic and Scottish), just what we wanted! The location is excellent, walkable to all sightseeing places! Also important to mention that during our check-in, we were greeted by the fantastic older men that not only gave us a key from our room and explained everything but also were super friendly, shared some lovely stories and just boosted our mood!
Breakfast is not worth taking, and we were allowed to take ten things from the list (each person per night). We were also assured that it would be more than enough for us, but maybe for the people that were used to eating hot food, oats etc., it would not be recommended!

Single glazing let's in some traffic noise.
Really noisy overnight- stomping up and down stairs, staff waking up guests by knocking on doors, or talking outside rooms early hours.
Very awkward check-in..
