A very well presented and clean friendly house. Ideally located. The hosts are very friendly and helpful. Every comfort in the room and lounge. Felt very homely.

The welcome was lovely, nothing was too much bother. Our arrival was well organised and everything was ready. The room was spacious and very clean, everything we needed was available. The location was perfect, a five minute walk from town. Although no parking on site, permits are available for the local car park although we we lucky to get a spot outside Such a lovely experience, we're already looking into next year's visit. Highly recommended.

Absolutely nothing.

The booking in went really smoothly and as soon as I walked in my room it was warm and welcoming - really appreciated after a drive in the rain. Everything was modern and tasteful with a range of tea/coffee, kettle, fridge, glasses, a little table with 2 chairs, the ensuite was modern and light and everywhere was spotless, the bed and pillows were extremely comfy and the quilt was lovely and soft. It was an easy level 5-10 minute walk to the sea front through the town. I absolutely loved the biscuits in an airtight jar as well, really nice touch!

In an ideal world I'd have preferred to park in a car park but I got a space opposite the hotel which is unrestricted parking.

Everything! Lyn and Kevin were lovely, offered us an early check-in. The rooms were beautiful, everything was high standard. The bathroom was gorgeous with an incredible shower. Breakfast was wonderful. Location perfect

Breakfast delivered to your door was a plus! Placed your order the night before and it arrived at 8.45am the next day!

Not the guesthouse's fault - but parking nearby is an absolute nightmare!

Comfortable room and bed with helpful touches = plenty of tea/coffee choice. Towels soft. Well-ventilated and light room. The morning breakfast was a surprise - hamper of pre-ordered high quality breakfast.

Near the centre of town in a historic part of Swanage. Fresh milk with tea and coffee making facilities with real coffee bags and biscuits.

Their preference is for minimum 2 night stays, so if you want to stay 1 night you have to hope for a late gap between multi-night stays. Don't expect a sit down breakfast in a dining room, they do a boxed breakfast but there are plenty of places in town, including beach front breakfasts on North Beach in season. An awful lot of email messages.
