Patrick was very friendly and nice. The outside spaces were pleasant, and it was in a quiet neighbourhood. The cleaning staff was very good and super friendly. Rooms were basic and fine. There are some great local eateries in the neighbourhood. Value for money is good.

The pictures are from a while back and the property is a bit run down. Totally fine, but not quite what it looked like. The shared kitchen was very basic and sometimes other guests left it messy. Everything just felt a bit tired. We mostly had good other guests to share the space with, but then some rather loud young men arrived that didn't respect the quiet rules even after being asked. They also didn't clean up after themselves in the shared areas. I am sure this was just bad luck and timing for us. The location is quite a long way from most grocery stores etc.

The property is an a location close to a lot of very good local eateries. That's a bonus. It's a safe neighbourhood but most amenities are a bit far away. It's a functional spot and very fair for the price. The owner was kind and the cleaning staff excellent.

Given it's a shared kitchen and outdoor space, you have to be lucky to get other good, clean, quiet guests. Mostly we did until a few loud, young men moved in. The kitchen is very basic but functional, as is most of the property. The photos must be from a while back as in general the rooms are a bit run down. It's fine, but very basic. The outdoor spaces were all very nice, but the kitchen could us a little updating as well. It's a long hike to the town centre, and most amenities are a bit far away, but there are some gems of local restaurants in the area. It's quiet though, away from all the crazy tourist stuff in the centre of town.

Patrick is a super nice host.Very helpful and available for all questions! There is a very nice inner garden, with a lot of plants and there were even some turtles-pleasant surprise

Rooms are quite old and require some renovation. Also it is quite far from the city and beach, but if you rent a bike or moto then is easy.

The room was nice and it's good to have a fridge in the room? The owner was helpful and the terras and the kitchen are nice 🤗 Overall we had a good stay!

Couple of small things. After cleaning the room smells and looks like a swimming pool. So way too much water is used to clean the floors. Our towels for dirty so we put them on the floor to get them changed (as far as we know that's an international sign for please let us have new towels). Cleaning service just picked them up and hung them back instead of changing them. After texting Patrick we did get new ones. After second night unexpectedly there was no cleaning. Apparently the cleaning lady had a day off but it would be nice if in that case, she would have gave us more toiletpaper the day before 😅 Also this was fixed after a text!

Kitchen is great - including grill if you like to get some fish. Microwave, sink, stove, coffee machine, toaster included as well. Room - nice room with a good bed and television. The only thing missing might be a little wardrobe to store some clothes. Location - a little far off from the touristic hotspots. So its quiet, but also a 15 to 20 min walk to the main bay. Unfortunately our helmets were stolen from the scooter (on the street), but the host allowed us to put the scooter inside, so it was safe.

We had a lovely room with a massive double bed, own fridge and clean bathroom. The owner was really nice and was happy to help us with any questions, and the other staff were lovely too. Good location, only a 20 min walk to the ferry. And good communal kitchen facilities.

I liked it was in a local neighbourhood where we felt that we were in mexico , not in USA . Very close street of tacos place . All good !

Location. It's about a 15-20 minute walk to the ferry terminal. But for the price, totally acceptable.

very very quiet and peaceful. loved the outside patios and the free bananas to eat from tree. Also the little tortoises roaming about. good security. wifi was fast . nice hot water and clean .

It was a 25 min walk to the centre by the harbour, where the ferry drop off was. we hired a scooter so it was ok. might have been nice to have had breakfast included, but there was a well equipped outdoor cooking area-so you could make your own. not a big deal for a lovely little hotel.

spacious, host is super nice and easy to reach all the time. I end up extended my stay for a dive trip! The shower had great and steady hot water which is always appreciated!

Really nice room with fridge and good AC. The common area and kitchen outside were very nice and great place to chill out and chat to other travelers. Great value for money too.

Really nice backyard with kitchen and a bunch of sitting room. Fairly sized room. Host was very attentive and helpful with everything.

The kitchen only had once hob and the air conditioner was very aggressive (you couldn’t really change the direction of the air, it would alway be facing the bed)

The accommodation was very beautiful! Bed was very comfy, water in the shower was hot when you wanted it to be and the outdoor kitchen was just amazing! Very well equipped!

We found and few bugs/beatles in our bags and clothes and that is probably because of a little space under the door.

Great location away from the centre in a relaxed neighborhood. The owner was readily available and very helpful. Very good value for money and nice outdoor kitchen. Delicious bakery (Maple Bakehouse) just five minutes away with good coffee and breakfast options. Free Netflix in the room.

If you would want to find anything bad, the WiFi could have been a little quicker. Also it was difficult to dry clothes inside the room, but probably nothing can be done about this in Cozumel's climate.

Very nice room : price - quality was top ; very clean - room got cleaned on a daily basis and towels were changed daily, it was a pleasure staying here

some guests do not respect the tranquility after 10pm ; at one time a Spanish speaking couple started cooking at 10:20pm and the girl was speaking very loud .. at nearly midnight I got up and asked to be quite ... on another occasion there were French speaking people and the girl probably must work at the fish market as she was speaking very loud till late evening .. may be the host can remember guests to be quite after 10pm

Everything was fantastic! I absolutely loved this place and loved Patrick, the owner. The place is beautiful & spotless & the host is incredibly kind, generous & accommodating. I really liked the area alot too as it was quiet, but still close to the center. The outdoor kitchen & seating area were a huge bonus as well for cooking & chatting with other guests. I hope to make my way back there soon. Thank you Patrick for an extremely enjoyable & memorable stay! P.S There's incredibly hot water, which is a super luxury in Mexico.

Being a vegan in Mexico isn't always easy, but with this fully equipped kitchen in the garden area I was as happy as I could be!

Super nice bed, nice room, great outdoor kitchen, the facilities in general are very nice and both Patrick the manager and the maid was very kind. I would definitely recommend.

Only thing I think could be improved is the showerhead. It was difficult to wash my hair because the water rays was tiny and going in different directions.
