Couldn't fault a thing about this b&b excellent service and great room, unbelievable breakfast

Just a little out of town for us but that's a personal thing, the town was only 10 mins away walking,

everything was perfect , the host, the room , the food , the location.

there was nothing not to like .

Situation was good and an easy walk into the centre of Perth. Room well equipped and very clean. Good choice of breakfast. Time slots so not too many in the dining room at any one time. Great friendly service.

Food was great, rooms were big and comfy!

The room was lovely felt homely and comfortable , with added elegance. Hostess very very friendly and smiles. The room had extra touches . The breakfast was very very tasty, lots of fresh produce and cater to all needs .

Exceptional attention to detail. Really superb breakfast. Caroline was very helpful and couldn't do enough to make our stay in Perth enjoyable.. Great location - short walk through park into.centre. Parking outside

What fantastic B&B, with a wonderful host. Nothing is too much trouble for Caroline and she helps in every way she can. Room is spotless and so comfortable. Breakfast is lovely and Caroline again is happy to adjust how much or little you want. Guest House is in good location to the centre, where you will find lots of places to eat, drink and shop. We will be back. Highly recommend

The breakfast was lovely

The room was unbearably hot and the window would not open. The noise from the road was very loud and you could not even hear the telly at all.

Location good for what we needed. Food great and good choice. Clean room and nice en-suite. Fresh milk in mini fridge and water was a nice touch and a chocolate biscuit too. Friendly warm welcome.

Caroline, the lady that runs Rosebank couldn't have been more helpful, the breakfast was amazing, and she gave us every consideration. The room was always clean and tidy, and offers of help with bags, destinations, restaurants, etc every day made our stay very comfortable and enjoyable. I should add Caroline runs the place single handed most of the time, and she does it with a smile and great humour. It was a real pleasure staying in her guesthouse. We have already recommended Rosebank to our friends.

Absolutely no complaints. The only downside was that our stay was too short. We could have done with a couple of weeks more, there is so much to see and do in Scotland. Perth is the ideal base for travelling to all parts of Scotland. We managed Scone Palace, Inverness, Aberdeen, Fort William, all the Lochs along both the North banks and the South Banks. But still there was so much more we wanted to do and see.
