Interaction (solely by phone/WhatsApp) with host, Irina, was excellent, and she did her best to be helpful, as well as making adjustments due to the non-functioning lift.
Not the fault of the IREX, but the elevator did not work for a couple days. Ordinarily, one has to climb a flight of stairs to the lift and then get out on the 3rd floor, to walk up three more flights. Without the lift, there were ten flights. So be in good shape, just in case!

Very nice clean comfortable appartment with modern look. Good air conditioning.
The location in the center of Rome is outstanding
To reach the apartment, you need to climb 3 floors on stairs: 1 floor to reach the elevator and 2 full floors from where the elevator stops to reach the apartment. The last of these 2 floors features an antique stairwell with narrow, unequal steps.
Oh sure the description on line mentions stairs (only at the top), but nowhere does it accurately describe the high degree of difficulty to get to the apartment.
The on line description is very grossly misleading

The owner lady who were managing the penthouse was really helpful & the property was close to the main attraction areas
The stairs are no good. The lift is only up to level 3

The mattresses on the beds were very uncomfortable.

Amazing location. Surprisingly spacious. Fully equipped kitchen and large refrigerator. 2 full bathrooms. Set up very well for families.

The kitchen is extremely small and not very useable
There wasn’t a toaster in the kitchen
There are a huge number of flights of stairs to climb in order to get to the apartment which is on the top floor. From memory it was about 9 flights of stairs.
The air conditioning in the living room isn’t effective.
The TV in the living room has only local channels - not good for kids if you’re wanting some downtime.
The dining table is nowhere near the kitchen.
The beds are a “double” size, not a queen or king size, far too small. The mattresses are hard.
In the second bedroom, one of the beds is actually a couch, that doesn’t fold out to a sofa bed. my kids were fine sleeping on it, but I wouldn’t recommend an adult sleep on it.
There aren’t any large windows to see out of in the bedrooms. The main bedroom has a funny little window up high that you cannot see out of. From memory, there isn’t a window in the second bedroom.
The host charged my children who were under 10 years of age, tourist tax. She knew their ages as it was written on the booking, and she had checked their passports and seen them in person. When I realised several days later that children under 10 don’t have to pay tourist tax, she blamed booking.com, because booking.com had included all three of my children when calculating tourist tax. However, before she took the tax from us when we checked in, she calculated it herself on the calculator on her phone, so she knew exactly what she was doing. She refunded me immediately when I queried it several days after we had checked in.

Great location. Easy walking to many places you’re likely to visit
Lots of restaurants and shops all round
Lift to the third floor so a few steps to the penthouse but not a problem at all
Roof terrace up a few more stairs which no one seems to use so you can sit up there and look at the views ( not done up but lovely)
Apartment needs a bit more bed linen/ covers . A sheet isn’t enough for the beds . also a few more towels would be good .

Amazing location, super close to Trevi Fountain and the Pantheon. Good facilities, we travelled with a baby and they supplied a cot and high chair.
the stairs leading to the apartment were a surprise.

The apartment has an excellent location -- it's only a 5 minute walk to Trevi Fountain and the Pantheon. There's a bus stop right outside with busses to the Colosseum and Vatican City (you have to buy tickets at a tobacco shop a few streets over). The rooms are spacious and there's lots of closet space. It's well decorated though some furniture pieces looked a bit more tired than in the photos. We appreciated the washing machine and air conditioning! The host was friendly and responsive.
Overall the apartment suited our needs, but it lacks extra care and attention. For example, the kitchen was quite disorganized, a few lights were burned out, there were only 2 towels for 5 guests for 4 nights, etc. The beds were both quite hard and uncomfortable. For the price, I would've liked to have a dishwasher and microwave. Still though, we had a lovely stay and I don't understand the poor reviews. We're a family with 3 young kids who travel frequently and have high standards -- I'd stay again.

The location was excellent. It was very close to Trevi . There was a restaurant right below. Owner was very friendly and responsive. We didn’t avail the kitchen but it seemed well stocked. I am so glad they had hair dryers!
I wish the elevator went all the way. It was quite a bit of hike ( for us, as we are not great walkers) and with 4 suitcases and 4 kids it was hard. Also wished they provided shampoos too. We had to buy from pharmacy below and they were v expensive. But this is my first time with air bnb so maybe that’s not the norm. We are used to staying at hotels.

Location was excellent. Enjoyed the roof terrace and the apartment had loads of space.
No toaster, slight street noise but nothing that was a big problem.
