THE MAIN PROPERTY WAS GREAT WOULD STAY AGAIN AND PROBILY WILL.

The only good thing this place has is the view.
The room was tiny, tap and shower not working properly, I could hear the people breathing in the tlnext rooms, pillow and bed uncomfortable.

A pleasant and comfortable hotel. The room was a little on the small side, but it was adequate for a stay of only one night. Dinner was a most enjoyable and indeed excellent meal, which made the cooked breakfast on the following morning surprisingly disappointing. Some of the 'hot' dishes were only lukewarm, and the plates were stone cold. But there was a good choice of fruit, cereals etc, and overall the stay was a pleasant experience.

Clean, comfortable rooms which we highly recommend. This is our 5th year!
Well kept gardens, with steps down to the beach. Worth a gentle saunter along the coastline towards Swanage town, which is approximately about a mile.

Our bedroom overlooks the roof of the kitchen area with a humming noise from ductwork.

The hotel is well situated for walkers, the beds were confortable, the bathroom was very clean, we had a balcony.
There was not enough pressure in the shower.
We told the receptionist.

The staff were all welcoming and attentive and helpful. The rooms were bigger than we expected, they were bright and airy and clean. The room numbering was a little challenging, not being consecutive. A few signs at the top of stairs and lift would be helpful. The breakfast was lovely and a good selection of self service buffet or cooked to order. The sandwiches served in the lounge were really nice, the fries being crispy on the outside and fluffy on the inside. There was a good selection of non alcoholic drinks, which is important to me these days. The hotel location on the cliff top with superb views to the Isle of Wight and steps down to the sandy beach was great. We would definitely stay there again.

We have just returned from a fantastic stay at The Pines. Please don’t be out off by the dated exterior. Inside, this hotel is a stylish and modern gem with stunning views. Our sea view room (no. 41) was spotlessly clean with modern decor. We received a warm welcome on arrival and all of the staff we encountered were lovely. The hotel is a leisurely 5-10 minute walk to the seafront which was perfect for us. There is also free parking which is a bonus. We would definitely stay here again.

Perfect location to stay with a dog. The centre of Swanage is only a short walk along either the coastal path or the road. Rooms were clean. Breakfast was great and delivered to the room [due to having the dog]. We will definitely return in the future.

This hotel was perfect for our needs. We wanted some down time. It seemed that the other guests had the same requirement which led to a lovely friendly atmosphere. We spoke to many of the other guests who were exclusively lovely people. Well located for walking and sightseeing. Fish and chips options in Swanage were plentiful and very good. Friendly and helpful staff, scrumptious breakfast options.

This was the nicest hotel I’ve stayed in for a very long time and I’ve spent the last 5 weeks in the US and UK and stayed in multiple accommodations.

We thoroughly enjoyed our weekend stay at the pines. Excellent staff and catering. Easy walk to Swanage, returning along beach and up the private steps into the hotel garden. Gluten free diet fully provided. So nice to open the window and enjoy the sound of the sea from the comfort of our room in early March.

I booked a mini break away with my husband. From arrival to departure the stay was great despite continuous rain! Well it is February...

Very pleasant hotel, easy to find, and with beautiful views over the bay. Our family room was large and well appointed, and the breakfast was good also. The staff were without exception friendly, helpful and efficient.

This hotel has a stunning location looking over the sea with steps to the beach.
We booked a family room, satisfactory with a very uncomfortable bed and really dirty shower screen.
Breakfast was okay, lovely staff at breakfast.
We were charged £15 for the dog which I wish we’d have known beforehand. My search criteria included a dog so I presumed the quoted price included the dog.
Whilst my husband was putting the bags in the car I sat in the lounge with my son and dog and a very rude man from the bar area shouted at me that dogs were not allowed in the area. Dogs were not allowed in the breakfast area either so we felt pretty constrained to our room to be honest & unable to fully relax.
£180 for one night with a mediocre breakfast and a very unfriendly rude member of staff was not worth it in my opinion

Nice hotel with good accommodation, food and friendly staff.

Room 35 above kitchen with noisy extractor fans.
Kept us awake untill gone 11pm and was woken when fans came on in the morning.
House keeping staff were having a meeting outside our room at 0830. Not very professional.
One good point was that the reception staff were very good.
Still waiting for the toast we orderd for breakfast.
