Whilst the Grand Heritage hotel in Perast is beautiful architecturally, situated in a perfect location in a very pretty town, with the exceptionally friendly and professional staff, a major issue exists with its sanitation system. So much so, it completely spoilt our holiday! A constant strong stench of raw sewage hovered over every waterside hotel, restaurant, bar, terrace and beach. There was no warning of this issue anywhere, so when we initially arrived we swam in the sea directly in front of our hotel and a couple of days later, all of my family ended up bed ridden with sickness and diarrhea for a few days. It completely ruined our holiday. We paid a considerable price for this 5* hotel, I would strongly advise people to consider this problem prior to booking. We spoke to a lot of guests during our stay and the same topic kept arising. Considering this area has been listed as a World Heritage destination, the sewage is damaging and dangerous to both humans and wildlife alike. This hazard needs to be addressed ASAP and funding needs to be implemented by both hotels and Government bodies. It’s an huge environmental health hazard. Saying that, the hotel inside was spotless and our the cleaning staff were amazing. Food was mediocre, not a true reflection of a 5* hotel. As a family we have travelled extensively and have stayed in some amazing locations and resorts, in our view this place could be ‘amazing’ if the sewerage issue could be addressed!

The Heritage Grand Hotel in Perast is a stunning property with breathtaking views and beautifully appointed rooms, making it a visually impressive 5-star experience. The accommodations were luxurious, and the food was generally good, offering a satisfying culinary experience. However, several issues marred our stay. The service, especially poolside, was a significant letdown. With an inadequate number of chairs, guests often had to compete for seating. Worse, the poolside service was painfully slow, with wait times for drinks and food stretching up to two hours. While some staff were wonderful and went the extra mile such as Andjela and Sjardan, many seemed inexperienced, detracting from the overall experience. The hotel felt overcrowded, making it difficult for staff to meet the high demand. This is a management issue that should be addressed, especially given the premium prices charged. Additionally, the air conditioning in the room was disruptive, with a condenser pump turning on every 45 seconds, which could have been placed outside the room to avoid the additional noise. Lastly, and out of the hotel's control, a foul smell from the bay at times added to the discomfort. While the hotel’s location and facilities are outstanding, the service and operational flaws prevent me from rating it 5 stars. Overall, I'd give the Heritage Grand Hotel a small 4 stars, and would highly recommend visiting them outside the peak season to avoid these issues.

Picture perfect views - great options for food

Beautiful hotel, fabulous location and lovely staff. Very much recommend this hotel and location. Spa was amazing, go for the massages (divine) and not the manicure/pedicure (just a big no for cuticle nippers...)

Our room had food smell.... not the best experience. It had an amazing view!

The hotel was in a beautiful location and historical aspects were well preserved. The room was spacious and clean. There was an issue with service at breakfast and evening meal. There was a lack of staff generally and service took a long time. For example, it was difficult to order coffee or anything from the a la carte breakfast menu, and we waited over a hour for food in the evening and a further ten minutes for cutlery, which we eventually sourced ourselves as our food was nearly cold. Some staff were not particularly helpful in the restaurants and the occasional staff member did not have a positive customer focused attitude. All staff in other areas of the hotel were excellent. We also had some difficulties with people reserving sun beds with towels and not appearing until midday, the hotel really need to enforce a policy on this. We loved Perast and will definitely return. We would stay at this hotel again, however would hope that some of these issues will be resolved.

Beautiful hotel in a beautiful town.

Ther is no parking area near the otel. The staff are friendly and helpful. The rooms are clean. The sea smells bad.

Beautiful hotel, genuinely amazing in a lovely location. Great food - absolutely no complaints on the hotel. The only slight downside was the number of ‘influencers’ (just a bit annoying!) and the slow service in the courtyard.

Mostly staffed by high school summer students not properly trained to service a 5-star hotel. Parking is completely inadequate, unreliable and unsafe. Otherwise a beautiful facility, with friendly staff, in a beautiful location. The pool area will be rather crowded.

Great hotel, rooms and staff but the SMELL by the pool and deck is unbearable.

The building is beautiful and the hotel is wonderfully clean. We stayed in a family room with two teenage children and the duplex gave plenty of space for 4. Some staff are excellent, in particular the waiters in the piazza who are also very helpful and friendly. Cooked breakfast needs to be improved and a bit of variety in the buffet would be good too. Riva restaurant is excellent and would highly recommend. The food is fabulous and the service is really good. We would definitely return.

The Heritage is a beautiful hotel with views over the lakes and mountains. The hotel itself has charm and character and the rooms are individual. The hotel restaurant was excellent and the poolside area was also really pretty.

The Hotel is just fantastic and very, very charming. All the employee were so friendly and helpful. I loved the beach with the pool ... The breakfast was generous and the food in the restaurant on the beach in the evening was absolutely delicious. My room was so pretty - as the whole hotel and lobby. I enjoyed my vacation there a lot and hope I will be back ...

The location is breathtaking and the staff were so welcoming. Highly recommend it, you would not be disappointed.

Hotel, maintenance, cleanliness, staff, helpfulness, view, location, pool, beach, spa, breakfast, everything was 10/10! If we come back, this is the only hotel we will stay at. Thank you grand heritage for giving us the ultimate Montenegro experience. We came with our 9 month baby and felt as if at home! We will miss your chocolate croissants!

Beautiful hotel located in the picturesque town of Perast. Super friendly helpful staff, really large, wonderful room. Parking is off site but there’s transportation by golf carts so non issue. We loved it so much we extended our stay with one night. Highly recommend this hotel. Food nd service at restaurant is excellent as well.

I cannot say enough positive things about the staff: incredibly helpful and friendly!! The courtyard in the evening is magical and the private seaside lounging area is incredibly private and quiet. It is worth every penny.

A grand historical property perfectly located in central Perast. On the seafront and walkable to everywhere in Perast within a few minutes. Clean, spacious and elegant.we had a few niggles, no hairdryer, TV remote control not working, and the staff seemed artificially polite rather than genuinely friendly. Except for Nicola the Security Man who went out of his well to help us out on departure.

Exceptional customer service. This is the best 5 star hotel I’ve stayed. The staff make you feel at home. The food is delicious. The chef even spoke with me and gave me his recipe. The hotel amenities are superior. Hotel is clean. Totally impressive. I love the red carpet( yes, they will give you the red carpet treatment). Highly recommend. Just be cautious because the single road in Perast is shared with cars. I would come back here in a heartbeat.

Fantastic property with great staff!

This hotel exceeded my expectations. Everything was amazing. The service, the room, the breakfast, the pool area. I didn’t have an evening meal as the other restaurants around had exactly the same set up but were half the price

It’s a very nice hotel but not really a 5*. For example there was no turn-down service, restaurant service was generally friendly but quite amateurish at times. Many of the wines listed weren’t actually in stock, etc. Also whilst the views from the restaurant by the waterside are spectacular, the sewage smells are rank. Not the hotel’s fault but nevertheless took the edge off the experience.

Beautiful location, very nice heritage buildings and very friendly hotel manager and reception desk, very comfortable rooms, except central heating issue because you can not much change the room temperature, I have complained about this, they changed my room(with a one with nice view and gave me an oil radiator?), some minor issues like no hair dryer and no housekeeping(if you consider them minor) of course they took action and solved the problems(Thanks to Marco the super Hotel manager, and Elena at the reception),besides these I have enjoyed my stay very much, also the nice open buffet breakfast and the beach in front of the hotel(There was an awkward smell in the water and suppose not much clean, but what can you do?) Finally be aware that there is no parking in front or close to hotel, you should contact them for parking and they transport you to hotel with cuddies, not practical if you want to drive during your stay.

Lovely historical building with great staff in a prime location.

Perast is beautiful. It's tiny and there isn't much to do there apart from a few restaurants and a couple of small shops selling basic food items and a souvenir shop, but if all you want to do us relax amongst some breathtaking scenery then it's the right place for you. We stayed in a sea view room and its definitely worth paying the extra if you can, I can't imagine getting bored of the view. The staff were, without exception, fantastic, and the breakfasts were plentiful and delicious. The evening meal we had there was good, however they didn't change the menu in the week that we stayed and as I'm vegetarian, there were limited options, which meant that we ate elsewhere rather than eating at the restaurant multiple times.
