I would recommend this hotel as a budget hotel with minimal services and facilities for 2-3 days. Good: all works with codes and the area has some nice food places. Less optimal: small bathroom, no storage space and not super well connected. Don’t buy a day pass as nearest line is JR, otherwise the bus.

I stayed here for my whole trip (3-night stay to Kyoto and Osaka). The location is walking distance to Nijo Castle, train and bus station. Also the shopping street is just a block away. The property was super clean and quite. Keep in mind, there's no on-site staff at all time, but you definitely can call and ask for help. I highly recommend this to all of you who would like to save money.

Rooms is very small as it is the case in most Japanese hotels. Unfortunately there was no wardrobe to put my cloths and I had to keep them in my luggage.

Go here if you want minimalist provisions. For the most part, no front desk or staff to help you. Someone would usually appear around check in and check out times to assist with the check in/out if necessary. Tiny bathroom with the sink overlapping the shower so that the shower curtain hugs your body. No cleaning service for the three days we were there. The window was completely obscured by a a large metal sheet that was about 2 inches from the window, so no view. Neighborhood was clean and safe, but nothing special. Not that many restaurant options. Oddly, this facility was pretty highly rated. We paid $440 US per night. We were shocked when we got there. The price seems excessive for what we got.

Considering how much we paid $3000 US dollars for 4 nights for 2 rooms, the hotel was highly sub par!! They only clean the rooms every 3 days, getting fresh towels or any service even getting your garbage replaced was entirely your own responsibility. The laundry service was 2 automated machines where one of them had not been emptied and was locked for 3 days so I had to wake up at 5am to do our wash as the single machine was constantly being used. For the amount of money we paid the rooms were very basic….

The hotel is very well situated in an area that has stores for every day items, restaurants and proximity to useful public transit hubs.
The room was fine but not very well designed especially in the lighting dept. It was however very clean all around.
The lobby was impersonal. Boxes being stored behind the reception desk made it look like moving day. Lots of space for people to lock up their luggage to flimsy storage bars. Two couches that appeared to be an afterthought. The laundry facilities exceeded my expectations. They worked very well.
Except for the day I checked in, for four days I never saw anyone at the front desk of the lobby.
Long story short... I might come back to this hotel after checking around. I really liked the location but this is a place for a self-motivated, "I'll figure it out" traveler. It felt safe and clean. Just impersonal in the sense that there were no staff present. :)

The M Omiya is the perfect place to stay in Kyoto. It’s convenient, well-appointed, safe, and accessible to everything in the surrounding area. Can’t recommend it highly enough.

The good: clean, modern, key-less access
The not-so-good: The downside to key-less access is that if you forget your access codes, you can't get in the front door/room, because the front desk is not staffed 24/7
The bad:
- The front desk is not staffed 24/7, and I had problems getting ahold of any staff through the "emergency line" phone at the front desk -- always gave a busy signal.
- All 3 nights I had limited hot water -- maybe for the first 1-2 minutes, then it would quickly get cold. I had to have my wife boil hot water repeatedly. This happened at different times at night. After the first night I spoke to a cleaning person, and they said they'd talk to the management. When it happened again on the second night, I went downstairs and found a staffer who had to "reset" the hot water system within my bathroom. During the third night's incident, I waited about 10 minutes, and the hot water returned
HOTEL MGMT: you MUST staff your hotel 24/7/365. Saving money on staff is not an option -- electronic systems aren't sufficient. THERE MUST ALWAYS BE AT LEAST ONE PERSON AT THE FRONT DESK TO HANDLE ISSUES. You must have a way for guests to contact you from OUTSIDE the front entrance if they don't have their access codes.
Takeaway:
Have your access code DOWNLOADED on your phone or printed before you arrive, or you may not be able to get into the building. Keep your access codes on your person during your stay to get into the building and your room.

Our daughter lives on the dori around the corner from the M Hotel so the location was ideal for us. With the exception of not having hotel staff at the front desk 24/hrs a day, the hotel was everything we needed it to be. It was clean, well maintained, the rooms were surprisingly spacious, and the staff were lovely. Highly recommend.

Truly a wonderful hotel to stay at if you’re ever at Kyoto. The room was very spacious and clean! Staff was great and rates are really good. It is also walking distance to several Kyoto attractions such as Nijio and the Nisshki Market.

Minimum and basic hotel, near Nijyojyo-mae station. Facility and room is modern, no flaws and comfty enough. Check in can be tricky to some, and NO bathroom in the lobby area, only in your room. Usually no receptionist (if you call they will attend to you on emrgency basis) and room cleaning and bath towels only provided once in 3 days. Overall, location is super easy and within the central area. Good.

Large comfortable room with a queen sized bed and powerful AC. Good water pressure from shower. Checking in is done electronically and was easy. There's no physical card key but they give you a pin to enter the hotel and another for your room. Nice if you like to have little human interaction.
