Great location. Clean and affordable budget hotel. Great Italian restaurant in same location plus an excellent sports bar run by Canadians. Go Hab Fans. Close to beach, bars, grocery store and bus station.

The Room is very clean

The bathroom has no window, just a hole, and this hole is in the corridor. People passing by the corridor can easily see you taking the shower, so there is no privacy. The door has no lock or latch. Once you enter the room, someone from outside can enter your room by twisting the door handle. It is very unsafe. There are bars all around. Not only is there noise, but the whole house is vibrating, which will last until 4am. I can't sleep even if I wear earplugs because the walls, floor, and bed are all vibrating. Dogs start barking around 7am, which means you only have three hours of complete sleep. The Wi-Fi was very slow, it was difficult to open web pages, and there was no signal at all starting around 8pm. There is no hot water and the bathroom shower only has cold water. The two advantages that can be thought of are that this hotel is air-conditioned and is close to Playa del Carmen, which takes about 12 minutes to walk. This hotel is the worst hotel I have ever stayed in during my trip to Mexico, and it even made Cancun the most disappointing city for me during this trip. This hotel is soul-crushing and non-cancellable and refundable, please think carefully before booking.

Central location walking distance to everything. Rooms clean and spacious.

Beds were very comfortable, a/c worked very well. Only tip for this property would be to spend a little time and money on the bedding and towels. They need some attention. Not very white and some stains on towels. Gave the appearance of not being clean when they really were.

Staff was super great! Literally had no issues & local to everything no need for transportation

Good location, rooms are very basic and can be noisy, the pool is not a pool its a water feature, perfectly nice place to stay but lower your expectations, the photos are very good

Ok boutique hotel but location lent to very noisy street all night… hard to sleep. Parking was 2 blocks away. Good day time location fir the beach 2 blocks

Really cute, simple and clean. In downtown playa del Carmen, with a private balcony and air conditioning, I did not need much and I was satisfied with the overall hotel. Beautiful area

Worst hotel I’ve ever stayed in. Booked 5 nights and ended up staying 2 because there was no electricity and no water. Spent 2 nights without a/c and it was burning hot, couldnt sleep at all. It was terrible

Amazing stay! Hotel location is awesome, just 1 block away from Main Street, 1 block away from Coco Bongo if you fancy partying and right next to a money exchange shop. Obviously not an all inclusive type hotel, but if you’re looking for a nice, chill place to sleep after being out all day having fun at a beach or cenote this is your spot.

The old shower has no hot water control. It smells moldy. The water is salt water, since there are no service in the facility, you can't even have a blanket when it was freezing cold at night. They only have bed sheets.The overall experience is horrible

Great little boutique hotel, probably not ideal for families though, or people looking forca quiet stay (not nearly as loud as places on 5th ave though)

Stayed there for 6 nights , bed is comfy and big , room was clean housekeeping did a good job but beware it gets noisy at night people coming back from clubs at 2am to 4am making loud noises yelling so bring ear plugs , location is great very close to 5th avenue , the people working at reception aren’t very friendly at all they just do the bare minimum they don’t seem to care about guests which is too bad because everything else is ok .

A good property in a good location. Just a few blocks to the beach and walking distance of everything, including both bus stations. Very rustic, which may bother some, but was fine with us. Our rooms (We were in two.) were quiet, even though this is a very noisy beach town. Very pleasant common seating areas scattered in each courtyard. Small pool in lobby area. In all, just very good.
