We had booked 3 rooms and ended up not staying the night and decided to drive home. The rooms were were in a ver y bad state. One room the single on floor 4 had a cracked sink and the toilet didn’t flush. The room on floor 2 had all stains up the walls and was dirty. The room on floor 1 was more like a prison cell with dark stained walls and very noisy rooms next door. Rather than stay we drove 2 hours to get home after a show.

I stayed for 2 nights for my weekend race. All good for me for the price. No issues. I would recommend it.

Lovely staff, lady on reception offered to change my room on telling her initial one had a draft so pleasant check in and check out - Yes it’s a bit tired and could do with a refurb but at £30 on a Saturday night right on the seafront and a 10 minute stroll from the station, nothing to grumble about

Like many old large hotels, it desperately in need of a revamp.But saying that we had booked a Seaview room which had lovely views over the pier and the room was lovely and warm and the money we paid it was excellent value for moneywe will definitely stay again.

Couldn't ask for a better location in Eastbourne, limited car parking is available at £6.00 a night. This place really is a mixed bag, it's an old seafront hotel that whilst tired in a number of areas is clearly having huge amounts of money being spent on it through refurbishment.
In my room all of the furniture appeared brand new whilst in contrast the bathroom was something from the 70s. The mattress was rather soft but the sheets were good quality and seemed brand new. The view was as good as it gets, (in Eastbourne) and the room itself was well heated to the point where I had to open the window.
The corridors all seemed recently decorated but one or two of the stairwells haven't yet been redecorated. The lifts were something I can imagine appearing in a Harry Potter film but easier than the stairs.
The public areas were numerous and spacious with new furniture throughout, the viewing areas onto the seafront were a great place to sit with an evening beer or two. Some areas towards the rear of the hotel were tired.
The staff were smartly dressed and friendly and the drinks well priced, didn't try the food as had already made plans to eat elsewhere.
There was clearly refurb work going on although I didn't hear any noise from it I could see new carpets being taken in, what looked like windows being replaced at the back etc.
All of this said, the price I paid for the room was low and with that comes lower expectations and I left happy.

Although I found it a bit dated it was quite comfortable and very reasonable price, (carparking is £6 per day). Staff very helpful and friendly. The bar is bright and cheerful with views of the pier and seafront. I didn't eat at the hotel although the menu looks good.

The room was totally different then I booked. Presented accesories missing (hairdryer for example). Only one window to emergency stars, no ventilation in bathroom. Everything was dirty. Not possible to cool the room.

Booked for 2 nights Superior Twin Room Twin Beds, Seaview stayed1 night. Regarding the room very disappointed cleanliness extremely poor looked as though the carpet had not been hovered for days / weeks. Radiators in Bedroom and Bathroom did not work the provision of a portable electric radiator was not adequate to heat Bedroom and Bathroom. The toilet was extremely disgusting and had never been cleaned properly, unable to open bathroom window no vent in room Bath/Shower unusable due to heating issue also enamel had a chip in it. Décor was very tired visible crack in wall, Windows rattled when heavy vehicle passed unable to secure. After cleaner had been, managed to clean cups and leave bottled water. Beds were not made Duvets just thrown back on beds must have spent at least 3 minutes in room. Whilst in lobby area by bar, i had to close main entrance door several times due to receptionist and bar staff standing in front entrance smoking with the door open bar staff were looking through widow to see if customers were waiting very unprofessional. Therefore i would not recommend this Hotel until a full refurbishment is carried out and staff trained to a suitable standard,

I loved it, massive hotel old style but cozy and comfy. Very clean needs a little tlc to building but I think weather and finances would make it hard. I would defo stay again and bring children. The beach is amazing and everything in walking distance, cafes pubs and shops and shopping centre.

We have stayed there several times now.it is ideal for staying close to all the amenities. The hotel is aways welcoming. Like all places to stay by the sea it has its problems.The staff are aways friendly. For value it cannot be beaten.

Driven past this hotel for years and from the outside looks a little shabby, past its prime I’d guess. But great value, room was fair size for a single. First time I’ve seen a single bed in the middle of the room. Thought I was definitely going to fall out during the night. But successfully didn’t. Staff are top notch and food was excellent. Definitely would stay again

We had a small problem with the room when we arrived but the front desk took care of it immediately. The service is great. The breakfast the next day was very good. Staff were very pleasant and courteous. As some people have commented the place is tired looking but as the hotel has fully explained they are renovating. 197 rooms do not update themselves overnight so give them a chance. Room was a great price and I cannot fault it.

Booked this hotel and they cancelled the booking and did have the decency to phone me and let me know so I drove 70 miles and then had to find another hotel. I would definitely not recommend this hotel.

The room was tucked away in the back of the hotel and very outdated. I could barely get any phone service and the WiFi didn’t seem to work either. Conveniently located and very cheap room but you get what you pay for

We always make the best of anywhere that we stay and although we had a comfortable 4 night stay at the Burlington, it is obvious that the hotel is in desperate need of a complete refurb throughout and generally in need of a jolly good clean. Our room was spacious with a fantastic view of the pier and sea, even though the windows were filthy!! The bedding was fresh and clean and the condiments tray refreshed daily. Breakfasts were satisfactory with a limited range of food on offer. All staff were friendly , polite and helpful. The Burlington is in a great location, close to all amenities including bus routes, trains , theatres, pier, beach and shops and I’m sure that it was very grand years ago. Here’s hoping that the owners can restore its grandeur in the not too distant future.

Where do I start. I'm easily pleased and rarely complain unless it's real bad.
I booked 3 night single room. Male receptionist was lovely on arrival.
Bar staff really friendly and kind, food ok but cheap quality.
First off it seems fine, cheap and cheerful.
Room appeared clean. I had to wipe around the toilet, which wasn't cleaned.
The bed linen was clean and bed was fine.
I slept well the 1st night, the location is great, next to beach, pier, shops, restaurants and transport.
Second night I used the toilet in the night, when I switched the light on, I saw 2 what looked like baby cockroaches run and hide.
I spend the night looking with my phone torch, catching and throwing cockroaches down the toilet. I found 5 altogether, the 2 babys in the bathroom and 3 large 1s in my room.
The next day I went and get bug spray and put the card out for my room to be cleaned. Came back 3 hours later and still the same.
The cleaners walk around with a vacuum but you never see or hear them hoovering, and the hallways, like room never cleaned for entire stay.
On closer inspection the room/carpets was filthy and dusty, and I don't think was cleaned or vacuumed for a long time, just clean towels and linen provided.
The hotel is huge and it seems too much for them to manage to even a 3 star standard.
I did not book breakfast and ate out most days. 1 day I needed to take medication and asked if I can just get a coffee and a pastry or something small, I didn't want the fullanwanted

Hotel is in a good location on the seafront close to the pier.
It's appearance on the outside looks tired and is in need of a refresh. Also inside, the carpets are in need of replacing. Room was a good size but the windows were filthy and single-glazed so it would be freezing in the winter and you could hear outside noise.

Such an old building with some areas in need of tlc but you can see improvements being made. Our room was a superior twin clearly recently renovated which was lovely apart from the dirty old windows. We can only assume to replace the windows on such a huge old victorian building would be a mammoth task and very expensive but cleaning the windows would be a simple and wonderful compromise. The rest of our experience was fine, it's not an expensive stay so didn't expect 5 star the breakfast choices were extensive and lovely with options of gluten free too which is rare so everything was more than adequate with really lovely and helpful staff. We would stay again.

A very tired hotel in need of a major upgrade. Excellent position on the seafront. Poor access for disabled guests. Poor self-service breakfast and limited dinner. Limited parking on the road in front (charged) and first come first served in hotel car park, (charged). A good sized room, reasonably comfortable with a good view of the seafront and pier.
