Welcome to my home!
Originally a Georgian cottage, the house has been architecturally designed and lovingly rebuilt to the highest possible standards. The home is flooded with light and extends to just over 2000 sq ft over two floors. It has a two-storey central courtyard surrounded by glass and a 120 ft-long private garden with parking (parking is quite narrow so only a small -sized car will fit). There are approx 9 steps to get into the home.
The large living room has a sitting area, a smartTV with an integrated home cinema to watch all your favourite shows, high ceilings, and a vintage Waterford Crystal chandelier.
The kitchen includes appliances, essential cookware, and crockery to complete culinary requirements. A washer is available for your laundry needs.
There are three large bedrooms, all en-suite with power showers and equipped with high-end memory foam mattresses. There are two bedrooms with a king bed, while the last has a double bed. The main room opens onto the garden and has a separate roto that can be used as an additional storage room or office.
Merrion Rd has the latest smart home technology, from voice-controlled lighting and heating to a high-end home cinema system.
The home is always professionally cleaned for your comfort.

We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible. We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home, so please take good care of it as if it were your own.
The house is located just 200m from the sea, and it is a lovely walk down Sandymount Strand from there. The nearest restaurant is just 30 m away, and the centre of Ballsbridge, with its numerous bars and restaurants and the RDS, is a 20-minute stroll away.
There is a large grocery store (Tesco) 3 minutes walk from the house and a laundrette, hairdressers, coffee shop and various other shops. The Aviva Stadium is just 15 minutes walk away. The city centre and St. Stephens Green are 12 minutes by car, and St. Vincents Private Hospital is just across the road.
The property is easily accessible by public transport and car.
The bus from the city centre stops directly outside the front door, the bus from Dublin Airport stops just 200m from the house, and the Dart is a 7-minute walk with routes to Howth, Dalkey, Bray, and Malahide.
Dublin Airport is a 28-minute drive from the property.
This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).
Also, we charge €120 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.
There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of €180 for the smoking fee.
We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
