3 spacious bedrooms with en-suite bathrooms downstairs, 2 bedrooms each with 6 ft bed, one bedroom with two 4 1/2 ft bed. It also has a pull-out bed in small the living area downstairs.

Upstairs house a large living room, a dining area and a kitchen with an Island. It also has a large outdoor patio

A total floor area of 300 sqm (including balcony)

A gym and swimming pool is available for use for guests

For stays over 29 days - by booking you agree to a 30 day stay contract.

Nespresso coffee machine with capsules provided, and a coffee pot (extras can be bought from grocery store nearby)

Our unit is on the second floor and requires walking up one flight of stairs

Note that the maid waters the plants twice a week. You agree to allow the maid to enter the house to water every Wednesday and Saturday. If you do not want this, please let us know.

UTILITIES CHARGE: Please note we charge 400 THB a day for utilities and water and drinking water (filtered) - (it is usually more but we subsidize the difference), collect in cash every 7 days or during halfway of the stay and at the end.

We require all guests IDs before arrival

Please note this is a residential compound, and once in a while we have regular maintenance a few times a year by either the compound or the government, i.e. water, and electricity, which is paused for a short time for maintenance, but normally not a big disruption. When you book, you understand that there may be such disruptions.

Although we will try our best not to enter the house during your stay unless it is absolutely necessary. However, if there are maintenance or emergencies requiring us to enter, we will do so and give you advanced notice and you agree to allow us to do so.

Please keep shoes inside the apartment at the entrance area. Do not wear shoes inside the apartment or leave them outside in the hallway.

One parking available at lot C3

Please dispose rubbish at black bin next to C3 car park

THINGS TO NOTE BEFORE BOOKING
(i) Note that the swimming pool and gym is shared with the compound of 24 units.
(ii) The unit is in the second floor with one flight of stairs. There is no lift / elevator
(iii) The unit is strictly non-smoking
(iv) Please note that we are in a community where neighbours live and work, so we appreciate if you can be quiet during quiet hours (10pm to 7pm), and be considerate during the days times especially with regards to noise. Please do not book if you want to party (not allowed) or expect to have high noise levels

Airport transport - we are happy to arrange airport transfer from our reliable drivers. Fee paid by guests directly to driver.

Hire a vehicle - we highly recommend hiring a vehicle with a driver for convenience to get around town. We are happy to help arrange a reliable driver. Fee paid by guests directly to driver.

Car Rental - we reccomend renting a car, which is not expensive in Phuket. The best car rental would be at the airport pick-up and drop-off. Three companies such as Sixt, Thai Rent-a-car and ASAP are recommended.

Private driver - We can also arrange reliable private drivers, which we will introduce to you, and you can feel free to deal with them directly.

Extra cleaning - if you would like additional cleaning and change of beddings in the middle of your stay, you can add request to add for a fee.
Cleaning only - 1,000 THB
Cleaning and change of beddings and towels - 300 THB per room
*Note that we do not mark up, and these are the base cost we pay directly to the maid and laundry shop

Longer stays such as monthly stays or longer welcomed. Please send us a message to inquire. For stays over 29 days, we tenants sign a lease agreement.

VERY IMPORTANT THINGS TO NOTE:
Since this is a condominium with many families with kids, our neighbors are generally very sensitive to noise. So, please keep it respectful and keep the noise levels down, and try not to attract much attention.

1) Quiet Hours - 10pm to 7am (No parties)
- The designated quiet hours for our compound is between 10 PM and 7 AM. Please minimize noise especially during the quiet hours.
- Our neighbors greatly value a peaceful environment, and it's essential that we all contribute to maintaining a tranquil atmosphere.
- We kindly request your cooperation in keeping noise to a minimum during these specified hours.
- If you are still up after 10pm, we would appreciate if you could go into the house, and close the balcony door and windows to minimize noise leakage outside.

2) No smoking
- Smoking is strictly prohibited, with fines imposed by our condominium management, which has security cameras.
- If you would like to smoke, please do it OUTSIDE the edges of the condominium compound, such as on the beach beyond the gate, or across the street after the parking lot.

3) Garbage - throw it in the bins, don’t leave in hallways
Please do not leave garbage outside in the hallways. Throw them in the bins outside in front of the security guard house, or in the bins next to the office.

4) Towels - don’t hang on balcony rails
Please do not hang towels on the balcony rails, as this is against the condominium’s rules

5) Belongings
Do not leave anything in the common areas (hallways, swimming pool, etc). Please take them back into the house. Our condominium imposes a fine.

Violation of the no smoking and quiet time policy will result to the following penalties:
-Smoking - A minimum of 10,000 THB penalty is imposed to those who will violate this policy.
-Quiet time - loud noises that causes disturbance will have a penalty of 5,000 THB per violation.
