The architectural style is like time travelling. The hotel is rather hence it feels rather comfortable. The location is splendid with just a few minutes away walk from the very centre. A very nice stay definitely
The quality of the breakfast is the biggest point (no fresh fruit, coffee is average, one fruit juice) and the impression that staff at breakfast is overwhelmed at peak time.

the location is fantastic, a beautiful building in the middle of a quiet square minutes away from the center. the hotel is small enough to feel very comfortable. the main room is splendid and embellish the entire experience
breakfast option are limited and staff seemed overwhelmed (we were a group of 15 split around 6 rooms). the quality of rooms is uneven with many being smaller with a dull side view while others in the same category were large and facing the square.

Location is superb and in a very quite campo despite being a short walk to San Marco. Not a sound at night so slept well apart from a plumbing noise at 5.30 am every morning but it only lasted about 15 mins. Nothing to complain about really. Bathroom was modern and spotlessly clean. Really good shower.
24/7 concierge so no worries about what time you get back in the evening. Just press the bell on the lion's head on left hand side of door to gain entry.
Single bed was a bit narrow for me but I got used to it and certainly perfectly adequate for 3 nights. Mattress and pillow very comfortable although would have liked a 2nd pillow for reading at night. It did seem a bit pricey for a single room/bed but that's Venice for you. Not sure I could have done any better.

Location is perfect, near all you want but also very calm and quiet, and yet on a beautiful plaza. Breakfast was good, room was refurbished and is well kept, and staff was kind.
There was a strange smell in the hallway and at the entrance.

My bedroom was very small and had a view of a wall about 2m away with nothing to either side.

No free drinking water in the hotel, no kettle in room.
Bad soundproofing, we could hear when the upstair
neighbors were having sex, moving furniture or
jumping around on the bed at night, it was intolerable.
Breakfast options were poor in the hotel, reviews about
this are weird here, their breakfast only have boiled
eggs, croissants, few tea snacks and tea coffee,
a tray of bacon, no hot food, in google maps it says
Free Breakfast included, staffs in the hotel says 10£.
The Air conditioner temperature and wind strength are
not adjustable, if the windows are opened you’ll get
mosquitoes all night, but if the night is cooler you’ll
get sore throat and a cough waking up. We tried both.
The staff will constantly turn off your AC when you’re
away, did it once when we were still in the room, one
of us was feeling sick and stayed in the room during
afternoon and the AC was turned off by staff, the room
got very stuffy and made her very uncomfortable,
she didn’t realize the stuffiness came from a turned off
AC until 2 hours later.
Only have one thin pillow for each guest.

I like staying at La Residenza for the location, convenience, and the beauty of its first/parlor floor. More than a lobby or a breakfast spot, it's an 18th=century marvel in sculptured and tinted plaster. Staff is always pleasant and helpful, it's convenient to the vaporetto, and an easy walk from the Giardini di Biennale, the Arsenale, and one of Venice's most amazing buildings: Querini Stampalia.

Gorgeous decor in the rooms, lovely small hotel with fabulous staff at the desk - Marco is wonderful at his job :
patient, kind, helpful.
My room had delicious walls covered in fabric, absolutely Venice light fixtures, wonderful blue curtains and blue bathroom - well appointed, nice shower. All good things.
There was an issue with the power the night I was there and the air cond went out, so the mosquitoes were active, but no one’s fault.

Located on a quiet piazza , just a 5 minute walk from the water vaporetti. Easy access to the rest of Venice . Many good restaurants within a few minutes walk . Loved watching local Italian life in the piazza … kinda playing soccer, scooters and climbing trees in the afternoon while their moms visited , catching up .

We liked everything! After 24 trips to Venice(!!) This was by far the best hotel, value for money, location, rooms,
incredible. As I visit every year the different Biennials in Venice, this hotel is also wonderfully located for
visits to the Arsenale and the Giardini!! Super!!

Absolutely gorgeous hotel in one of the best possible locations. Easy walk from the water taxi, and possibly a 3-minute walk to St. Marks Square. The English speaking staff was wonderful and very friendly. The room was good sized with lovely Venetian furniture. It sits on a lovely square where you are a bit away from the noise and crowds, but still an easy walk to get to everything. The reception area/breakfast room is just breathtaking. We loved our stay and will return on our next visit to Venice!
I wouldn't change anything.
