beautiful quaint property. staff was a pleasure. we got complementary cookies on our first night by surprise in our room which was such a nice touch! the fireplace in the room was what sold me on this place. definitely would like to come back in the Summer to enjoy the outdoor space! Drinks were worth the price and my husband said the steak was top 3 best he has ever had! LOVED THE SHOWER with all the different shower heads felt like I was in a spa! Thank you to all at Forty 1 North!

The staff was excellent. The courtesy car was excellent. The beds were very comfortable and the air conditioning worked very well.
The music was way too loud. Our room was over the dumpsters so we could hear them being dumped every morning.

The head maintenance guy was great! Offered lots of information, upbeat and positive. Found many of the other employees helpful but it felt like more of an imposition.
Cost was not reflected in facility or service. Was disappointed with several interactions.
Elevator always smelled.
Spent $90 for a cheese burger and shrimp salad for lunch….?

This is a beautiful hotel located in the heart of Newport.

Loved the location, friendly staff.
The one in the advertised pictures is not the room you get. Our window was much smaller, and it was a lower level harbor suite. You have to request a 3rd lvl. suite.

The hotel itself was clean and the staffs were super friendly and meet my expectation. Location wise was great.
During checking they should inform the guest that the alcohol and other stuffs in the room are chargeable before enter the room. For those who doesn't know or don't know how to used an Ipad wouldn't know then they will get charge after. Also, the bartenders needs to level up on they drinks. I had them made my sex in the beach and it was disgusting and so watery.

The locations was great and waking distance to the restaurants, shopping and best of all Ben &Jerry’s. I would recommend the grand suite very spacious and nice view of the bay. The hotel staff was excellent from check in through departure. The hotel is hidden back off of Thames so be on the look out because we passed it twice.
