We enjoyed the flat very much! Perfect location to explore beautiful Edinburgh.

Location couldn’t be better. Beds were extremely comfortable. Tea and coffee packets were greatly appreciated. Also helpful to have operating manuals available for all household equipment. Small hiccup with checking in communication but Derek was helpful when I reached him by phone. Small annoyance with having to buy toilet paper late at night as we were only left with 1 roll for a family of 4. Otherwise all was as hoped and we would highly recommend.

We could not have asked for a better property in Edinburgh! The flat was clean, tidy, bright and incredibly welcoming! The location is ideal for exploring the city. Overlooking the Royal Mile, steps away from the castle, gardens, restaurants, the train station and shopping. Explore the city on foot… no need for a vehicle. Kids spent lots of time watching the Mile from the multiple window benches, watching buskers, and tours. Our hosts were very responsive and helpful. I would definitely recommend this property to visitors! Thanks again for a fabulous stay!

Great place to stay in the middle of the action! Some of the best times here were spent sitting on window seat watching the people below. Lovely welcome snacks, clean space. Beds are hard but we've come to realize Americans really live a nerf life, as most the Beds have been hard here.

Had a great 3 night stay in the heart of Edinburgh! The location was absolutely wonderful. The apartment was spacious and low enough climbing the steps wasn’t an issue. We were able to enjoy the energy of the streets below from the cute window seats in each room. Fun snacks were appreciated after a long travel day. The couple issues we had were the very uncomfortable mattress in the double bed room that also had old bedding that needed to be replaced. The shower could use a deep clean mildew and slow drain. Last, the door to the street didn’t lock which made security an issue. It is VERY busy outside the door. The host never responded while we were there. A phone number was given but our phone service was bad leaving us to email which was how we communicated up to the visit. So that was disappointing.

This flat is located in the heart of the Royal Mile just a short (albeit uphill) walk from Waverly station. From the multiple window nooks you can easily see the beautiful St Giles Cathedral, hear bagpipes playing and watch the throngs of people walking the Royal Mile. You really are in the heart of the city, most of the major attractions are less than half a mile away - a perfect location for exploring Edinburgh. The hop on/off buses stop right outside but we found everything so close by we never used them. Overall a very bright and clean flat with all the amenities in good order (the clothes washer doesn't dry, but there are heated drying racks). Because of the central location it is noisy day and night (people on the streets, 5 am deliveries of kegs to the pub below, etc), but the views and convenience more than make up for it. Highly recommended.

We were in Edinburgh for two night. The flat was in a great location and very comfortable.

Spacious clean flat in a great central location. A little noisy but that is the trade off with the location. Would definitely recommend.

What can I say about this apartment? The location was absolutely perfect! We walked everywhere. Edinburgh Castle was just a few steps away and Holyrood Palace was about a 20 minute walk. The Hop-on Hop-off bus stopped directly outside our apartment door. Everything was so convenient...cafes, souvenir shops, and stores for everything Scottish! The sound of bagpipes and church bells were a daily pleasure. The atmosphere was thoroughly Scottish wherever we went. The apartment itself was immaculately clean and well stocked. The only negative, which is out of control of the owner, was the street noise during sleep time. But that minor inconvenience should be overlooked if you want to stay in the heart of this beautiful historical city...right on the Royal Mile. As I already said...location, location, location!

We had a great stay! The flat had everything we needed as our home base in Edinburgh for four days. It was so nice to walk out the front door to see the sites, museums, galleries, restaurants, and more. To wake up in the heart of Edinburgh and sit in the window seats overlooking the Royal mile was pretty extraordinary. Highly recommend! Our four-year-old also appreciated the Lego :) Thank you!

We had a great 2 night stay in this apartment. It was a fun experience being on the historic Royal Mile and in the heart of the action (and watching it all from the charming window seats). It did get a little noisy at night but was totally fine in the end (and the college age kids had no problems!). The twin beds in the second bedroom were great for them. The location can’t be beat, it was an easy walk to get to all the places we were visiting. Although we didn’t utilize the kitchen much, it definitely had everything we needed. Plus, the selection of tea and coffee and treats was so thoughtful! One bonus, the Hair Coos tour picks up and drops off right outside the door! So handy!

The property is wonderful and the host Derek is incredible Always willing to assist if required. Great lively location and many of the great sights of Edinburgh are within walking distance. Restaurants, coffee shops and pubs on the street are great. Would stay here again and highly recommend this property

Easy to arrange, check in and great location.

The apartment was very roomy and very clean. Having a window seat in each of the two bedrooms and the living area was great! We could watch all the people and tour buses while having a cup of coffee or a glass of wine. The milk, juice, shortbread, fudge and coffee and sugar left for us was very appreciated. The only issue was no usb ports. We forgot that the UK has a different plug than the rest of Europe. I called Derek when we got in after we unpacked and found that out. We were able to go buy a new converter so that our phones and computer would work. The store closed at 6:00 p.m. We had 5 minutes to spare. Bring your UK adaptor. I definitely recommend this apartment. It is 3 stories up, so be prepared to bring up your luggage. Thank you, Derek.

The flat is lovely and Very central. That is convenient but also means you may hear loud people leaving pubs at 3 am, just be aware.

We enjoyed staying here! The location was excellent and the apartment was beautiful.

Very nice unit. Only downside is the location can be noisy so make sure you bring ear plugs or a white noise machine if you want to be in bed early.

We were thrilled with the flat, it was not only beautiful but so well kept. Communication was great, we really appreciate all Derek does to ensure a great holidays is had.

Great location in the heart of the Royal Mile! Derek was very responsive when we reported an electrical outage - which I think happened to the entire building and was resolved quickly. The apartment had everything we needed and was quite comfortable. Being on the Royal Mile, there was commotion outside the windows in the morning, but as long as you don’t expect total quiet you’ll be fine!

Just as advertised. Literally in the middle of everything which was great for walking! Little noisy at night so bring earplugs. Very clean and just the right amount of space for the three of us for 8 nights!

Apartment was as described, clean and tidy and excellent location to explore Edinburgh.

Went up with three friends to watch the six nations. The property was lovely and as described and had all the amenities you need. Instructions for check in/out were very clear and easy to follow. All in all made our weekend fantastic due to its incredibly convenient location. I myself was late in asking for an hour late checkout and was accommodated for very kindly by Derek. Will be looking for this flats availability next year - thanks for a great stay!

We absolutely loved the flat, and the location was absolutely perfect. The views from the windows were incredible in such an iconic part of the city. The flat is much bigger than we anticipated and had everything we needed for our stay, including nice touches like Scottish fudge and shortbread, and we were really impressed with the value for money especially given the location. Would definitely recommend staying here!

Very well located accommodation for our trip to Edinburgh. Lovely to arrive to plenty of supplies for the weekend of teabags etc, along with milk, orange juice, biscuits and fudge. Thank you. Warm, Clean and a good sized property. Due to central location it is a little noisy at night, but to be expected. So if you are a light sleeper, pack some earplugs. Would benefit of some hooks for wet coats.

Fabulous short stay on Edinburgh’s Royal Mile. Location was first class and property is highly recommended.

A very comfortable apartment for our family of 6 - grandparents, parents and two babies. The apartment is towards the castle end of the Royal Mile with ample restaurants, tourist activities, boutiques and shops, and whisky tasting close by. The only issue for sensitive sleepers could be the street noise from below, with late night revellers and tourist buses leaving from directly below the apartment, but we found this worse (or better) on some nights than others. The flat was well placed on the Royal Mile. Flat was a great efficiency with a kitchen and washing machine. It was clean and in good order. When our trip on the Royal Scotsman train was cancelled because of the collision, Mr. Gibb was very helpful in finding us lodging for four nights.

What a beautiful apartment and location! Comfortable, clean, well appointed. Derek was easy to work with and answered my many questions about visiting Edinburgh. Highly recommend!
