Property is really comfortable with vast space and good equipment in kitchen and outdoor deck. Furniture is something dated but works with the country state style. Parking space needs improvements and asphalt entrance can be improved. Place is very good for groups of family and friends and not far from San Marcos. We had a good experience and will return in a near future.

You step in the home and you are stepping into your grandma's house! It's a beautiful home that has aged well. There are other homes on the property, but still very private. They have the home week stocked and there is plenty of space for at least 12. Very convenient to San Marcos, University, stores and restaurants.

Great house lots of space. Needs a clean or new carpet in the upstairs room. Very musty smell but a filter was brought in and helped. We enjoyed our stay and will consider staying there again.

Absolutely loved our time there

It was well stocked with paper goods, kitchen tools/pans. blankets and pillows.. The DECKS were amazing and we spent lots of time out there! One toilet clogged very easily but we were able to handle it thanks to the plunger. the bathtub is cool. the grounds are pretty and very convenient to TXST. Carpet in hallway and bedrooms was kinda gross, but overall it was a great experience!

Had a fun weekend with a group of friends. This house suited our needs perfectly. Not a deal breaker, but if I could change anything, I would update carpet and de-personsalize from prior owner. Loved reading some history of the house though. Overall great experience.

Relaxing Retreat
The experience at The House on Cox Hill was absolutely Awesome and Memorable! We chose this house for the Views, Seclusion, and for amount of space it provides. From the moment of confirmation of booking, the hosts were amazing; they answered all my questions in a timely manner and was able to change dates so that we could be there early!
House is absolutely Beautiful, with plenty of room. You walk in and feel at home, and the balcony with view is amazing. We are all ready making plans for the next retreat and will be staying at the House on Cox Hill ❤️

This place is in a very nice location. The porch was gorgeous and it was large enough to fit everyone comfortably. You can tell it's a nice family home. It could use some updates/renovations to the carpet but overall I would highly recommend.

What to expect
The place is very dated. Carpet has stains from dogs all over. House smells of mold and dog pee. Upstairs air conditioner had mold growing in it. Master bathroom had toilet leaking, previous renter notified them. Lets say slipped and fell from leak. Back porch railing is unstable dont lean on it. Had to search for paper towels and toilet paper. Linen closets were a mess. so locating extra towels and linens was so much fun. Air conditioner kept turning back to 80 degrees continusly. Fridge had mold growing in seals around doors. Trash compactor was filthy and smelly. No extra bags for tradh compactor. Bathrooms did not have hand soap. No dishwasher soap anywhere. I could go on. For the price a paid for 2 nights plus cleaning fees it was not worth it.

Room for everyone
The house is charming and gives one the feel of the country while being located very near town. I chose it because of the back deck with a lovely view, the four bedrooms and three bathrooms. It was perfect for our group.

Amazing Place
This house has soooo much character! It is really a great place to stay. It has plenty of room and everything you need to cook and function. It felt like home to us. Scott was so helpful and answered all of our questions quickly. We will definitely be back😊

Comfortable...Just out of town
The property sits on the side of hill offering great views from the large deck with gas fire pit and lots of chairs/tables. Inside was roomy, if somewhat dated. All beds were comfortable with ceiling fans. Kitchen cookware and linens are in need of replacing with pans scratched and dented and old hotpads. Toilet paper was in short supply and no extra paper towels were provided. A few lamps didn't have working light bulbs. Exterior lighting is minimal at night, so bring a flashlight. Washer didn't want to spin clothes, but would go off balance. The location for our needs offset much of the negatives.

Family getaway
We had 6 adult family members on our trip. Home location was absolutely perfect. A quiet hill country setting and huge porch looking out. House is an older home, but that is what we like, has the old log cabin in the hills feel to it.,location was so close to everything. We really enjoyed our stay.

House was roomy and clean, did have some critters visit in the night, could use a new washing machine and updated pots and pans, but basically we had a blast. No complaints here. Will stay there again.

A large house in a country setting
We had ample room for our group of 4 adults and 5 children. Beds and baths were clean and comfy. Deck has great views as shown. Kitchen is equipped for cooking. House itself is a bit cluttered. We encountered 3 scorpions in the house. It’s close to plenty of fun activities like swimming, nature walks, and the cave.

Cozy tucked away cabin
We had 4 couples stay for a concert at whitewater. It was a solid 30 min drive to Gruene, TX but the surrounding area was very nice and clean! Quiet spot with a beautiful view from a huge balcony/porch. House was very accommodating with extra linens and toiletries. Interior was a little dated and bedrooms stayed a little warm but there were fans in every room. Plenty of space for a large group and had a great coffee pot! It was a reg/kerig. It felt “homey” like I was staying in my maw maws house:) I would stay here again!

FYI things that need improvement
The AC unit for the bedrooms did not cool sufficiently. Temp would never cool down.
Carpet needs cleaning as well as furniture etc. Several of us woke up the each morning with swollen bags under our eyes - and we don’t have allergic problems. We assume it’s from the carpet.
Upstairs bedroom smells like urine and a condom wrapper was found on the floor as well as urine stains on the mattress pad.
New heavier trash cans outside are needed. An animal tore a hole in the lid and then tore open the bag. Then it rained and all the trash cans had a lot of rain in them. We were able to take our trash to the gate only after emptying the water in the trash can, dragging it out of the trash can and then poking holes in the bag to drain from more rain water that got in the bag, then we had to turn it upside down and hold the edges so as to keep the trash from spilling out the torn bag, and put it in another trash bag to keep from ruining the car that took it to the gate!
We did enjoy the house and deck, it was roomy and fit our needs but it was uncomfortable and needs a lot of help!

Needs some TLC
The owners of this property need to give it some major TLC before continuing to rent. I realize there are several 5 star rating recently. Our experience was closer to that of Kristy J below. The property has lots of potential but needs attention.

So we had originally booked this property for Christmas. Half of our family ended up with Covid and we had to cancel our reservation. Sam was so understanding and allowed us to reschedule for a different time, and refunded all of our money, even tho he didn’t really have to do so due to rules of refunds.We rescheduled for February, then we had the snow storm right in the middle of the time we were supposed to go and ended up not being able to travel. I contacted Sam and told him we wouldn’t be able to go. I didn’t expect for him to refund us anything because again we had passed our deadline. But he ended up being very understanding and refunding our money once again! He is a very understanding and kindhearted person! We hope in the future to finally be able to stay at his property! To whoever is looking at this property totally recommend you book!!

This beautiful home and property was used as a film location for a very large cast and crew. Quiet and peaceful, with fantastic sunset views. It was quite like a secret hideaway. Owner responded promptly when there was a problem. You'd be sorry not to rent out this property!

Felt detached sitting on the oversized porch, looking at beautiful TX hill country ❤️ but just 2 easy miles to town. Great location and view, very nice large house for big group gatherings, and the owner was friendly and easily accessible. We will rebook this property when we’re back in the area.

Hurricane Laura
This has been such a lovely place to stay, especially during a difficult experience. It feels like we’re visiting a family member. The house is cozy and has everything we need and more. The views are refreshing from the porch or the swings up on the hill. The driveway makes for an excellent walk/workout! 😆 we’ve seen deer and all kinds of other wildlife. It’s been a cozy adventure and we only ever left for groceries! I hope we can come one day, just for fun!

This old HOUSE in need of LOVE and ATTENTION!
Visited this property ready to embrace its quirky yard art and promises of amazing views! Upon arriving to the home the walkway had been repaired and covered with butcher paper with large stone scattered to hold the paper in place. Had to Carefully walk through to unload/load/ walk to vehicles. We noticed too the house was needing some outside repairs and maintenance; bug exterminator, power washing, broken windows. Going in to the house, we turned up thermostat sitting at 80 degrees. Noticed utility room was much cooler to discover the refrigerator door was left open and freezer was thawed, so we closed it. House was dark, dingy, cluttered and smelled musty! Wanted to open some curtains to let in more light but in efforts to cool the old house we left them closed, lights off except in the kitchen and turned on all fans in the house. House was cooled by bedtime except for master bedroom. ALL kitchen appliances were filthy with mold and or food spills in both ovens, refrigerator freezer and dishwasher. Inside cabinets and drawers were dirty, not just dust but crumbs, hair, and were disorganized, and cluttered, except for plates, glasses and silverware. Under the sink, was even worse! Has anyone asked, aren’t we coming out of Covid and everything is supposed to be Deep Cleaned and Sanitized many times by June! Not here! Vent a Hood- broken. Garbage disposal- broken. The patios/decks were scattered with broken, torn and many mismatched furniture pieces. Most had not been cleaned or replaced in many seasons. Pictures online do NOT depict current status of house. Screen door from master bedroom sliding door was being used as a barrier to the stagnant, rusted out, filled with water hot tub, such a liability! Wait theres more...why are we still in this house? Because we had 7 people traveling in from different cities arriving at different times with preparations made to cook our meals in house, for only a 2 night stay. The next morning...Roaches...in the dishwasher, kitchen sink and microwave. I notified the manager promptly and asked for service. We were out of the house for most the day, but he came and sprayed the kitchen and exterior doorways. A bandaid for professional services being ignored. We have stayed in many VRBO homes and never seen this much neglect! Remove this home from listing!
