downgraded apartment to stay… where we found many baby cockroaches + dusty, my daughter developed allergies & we had to checkout early becoz of the horrible condition of the apartment & the agent refused to refund even when we stayed less 1 night. This agent really cheated us & spoil our whole family holidays! Pls do not go with AHA Management!
Beware of which agen u r going for , becoz our agen really gave us a hard time & spoil our holidays by giving low graded apartment with many cockroaches (photos attached)

Very confusing to get to the property as there’s no signboard around only guards.
Car park is very scary and empty and yet they clamped our bikes even though we had used our card to enter the car park. We weren’t told not to leave our bikes overnight at the mall car park and also there were no indications that we parked at the mall car park.

Very poor house keeping & maintenance; Although we checked in about 2.5hrs after the allowed check-in time, the toilet floor was wet and the wetness is not apparent due to the colour of the floor tiles and nearly caused one of us to nearly fall. - really dangerous & slippery. All the bed linens appeared to have been used and NOT replaced with fresh ones - some fragrance was sprayed onto the bedlinen; possibly to mask any odour left behind by previous tenants. A suede arm chair in the livingroom is very dirty & stained. There were 2 Iron for clothes; however, no one would want to use it as the ironing surface is stain and may damage any white clothings.

The place is very convenient. Overall was ok.
The laundry hanger was dusty and dirty. The metal rack which was for hanging clothes were dirty and rusty too. Overall, I had to bring down my clothes for dry clean.
Also, there were a few 🪳 at night in the toilet and in 1 of the bedroom.
Also, the dinning chairs are so heavy. Whenever you move it, it's so noisy. Suggestions to put carpet or some rubber below the chair.

The bed in the master room was very painful especially for my 1 year old daughter as u can actually feel the spring poking through. The fan and aircon in the master room wasn’t working properly so we had to leave the master room door open to get the aircon from the hall. The ventilator in the toilet wasn’t working. Microwave was broken inside so it cannot hold a cup. The balcony was big but dirty and they had no table n chairs.

Everything is perfect, its just the TV is not working and the staff is sometimes responsive.

The wifi was stable, there are YouTube and Netflix to watch on tv. The apartment was comfortable and still look new overall, although there were small defects. Bidet that was working properly. No foul smell.
Shower room doesn’t have rack for shampoo and shower gel, have to reach out to basin for my shower soaps.

Check in was delayed; we had to wait for an hour and chase the shop where we were supposed to pickup the key from. The staff took her own time to walk to the shop to pass the key, this happened in front of us. There was no toilet paper in the common toilet, the toilet seat was not cleaned properly and worst of all, we had no internet/Tv until the night before we checked out. This was despite many texts to inform about the problem. The cookware/cutlery were also not clean.

Conveniently located; 24 hr coffeeshop nearby; spacious; clean
Mall is quiet, most shops are closed. Note: only 2 modes of payment accepted for security deposit: bank transfer & touchngo eWallet. Furthermore, refund can only be via Malaysian bank account. Such info is only made known to us a day before checking in. It’s too late for us to cancel. Customer service experience wasn’t pleasant as there was no response from WhatsApp when we asked for direction as detailed check in info was only released a few hours before checking in.

Too many dislikes. It started when we were suppose to collect our keys at 3pm but we had to stand there and wait till 4pm, nobody told us there was going to be a delay. Thereafter when we checked in the room was super super dusty, the bedsheets and blanket had hair and dirt so I told them it's too dirty for me to stay, I want to stay at a hotel and get refunded. But they said they would arrange for a cleaner I told them sure I will be out from 5pm till 9pm. When I'm back at 10pm, there was nothing cleaned. So we texted the person in charge and the person did not reply until 11+pm they said the cleaner is downstairs please help to fetch the cleaner. When I went to fetch the cleaner at 11.30pm, the cleaner did not bring any supplies with her as the cleaner was told we have moved out to stay at a hotel. I am speechless at how unprofessional management can be. How can I move to stay at a hotel when management has not yet refunded me....thereafter management told me to send them pictures of the thick layer dust which i did and they MIA. Please contact me to resolve this.

We spent 6 weeks in an apartment here.
We thought we researched really well, reading all the information and looking at all the photos.
I knew it was going to be one of many apartments managed by the same company, but the apartment we had was not in the photos!
The complex, the pools and gym level is great!
We did hear a lot of traffic noise though.
The apartment was good,
however the bed was so hard it was like sleeping on the floor!
I asked for an alternative and they provided us with a foam mattress topper but the foam was so dense it was also hard, I ended up lining up a heap of pillows under me!
The kitchen is not well stocked with crockery, cutlery and utensils, no cleaning supplies & tea towel even though we are expected to do our own dishes!
We had to buy a lot of things to make the space usable for the 6 weeks.
There was a stove, but it wasn't connected to the gas!!! When you see it in a photo and in a kitchen, you expect it to be able to be used.
No hot water connected either, we had to go to the bathroom for hot water.
We were only supplied with one access card for the two of us, which made it difficult for us to access the building - we had to stay together all the time.

Someone came into our unit when we were out in the day. We booked for 3 nights but we decided to checked out on the 2nd night. It's not safe that someone access into your unit without your concern.

Power point in a few rooms weren’t working. Toilets spray heads were missing at the WC! Sofas were visibly worn and seat sunken! No cabinets or drawers in the 2 smaller rooms

First, they don't have the counter. Instead, the R&F hotel asked you to self-checkin. They put the key at the bistro at first floor. However, the clerk of bistro always answer customers of restaurant rather than us. When we asked for check-in, alway got interrupted by customer checkout the bills. R&F is not a hotel but daily rental suite. We spent at least 30 mins to explain and got the key.
Second, they forgot to give us the parking key. According to their service, they provide free parking. However, the clerk at bistro didn't give us the parking key at the first time. We failed to drive into the parking lot then came back to ask them for the key. Worse, they gave us an expired key. This takes us more than two hours.
Third, they gave us the expired key to the building. When we finally park our car, we cannot get into the building because the key to the building is expired too. We called the R&F and they sent staff 20 mins later. Eventually, they changed another room for us and provided 2-hour late checkout as compensation. However, nothing can make up our bad experience of their service.
