Size of the room and location wasn't too far from town to walk. Ensuite was a good size. Loved that there was an electric fan.

Some of the breakfast items weren't given other than the arrival day. Mattress needs replacing as dipping in the middle. Shower head was leaking/water pressure not so good possibly because of this. Possibly needs two fans in this hot weather as due to noise from the busy road, leaving windows open isn't good.

on arrival our parking space for room 6 was already taken by another car. Door lock to room was told to tap and enter code but was really tricky and took ages to work. when we rang to explain this it took some time for a call back to then be told to cover whole black panel with hand. Breakfast is now in the room and there was only 6 milk so only enough milk for one coffee each,and no milk for cereal. Also would have liked more butter for toast, and also would have liked two proper slices of bread not the crust. Bed is very little and uncomfortable. The radiators in both the bedroom and bathroom where off and not working, and there was just one electric heater in the bedroom which took a long time to warm us up. disappointed as I’ve stayed here before and this time I paid more and definitely didn’t feel like it was value for money. shame as my trip was after having been in Lincoln hospital to have a biopsy and I wanted somewhere nice to relax instead of driving home that day. Also not a fan of late 4pm check in and early 10am check out as I stay away in hotels a lot and usually check in would be 2/3pm and check out 11am. Shame, but after this visit, we won’t be returning.

We were in a studio and there were no place to sit down and eat your food. Could have done with a small breakfast bar or small table for two with chairs.

1st time in a self-serviced B&B. No staff onsite and Breakfast was a tray of basic supplies left in fridge. Not a major issue for us but could be clearer on description as may be a deal breaker for others.

Calm place. The room was clean and cosy. Room 4 ‘s window was close to road but I couldn’t hear cars around 9pm.

No soap for shower provided except a hand soap. Water from the shower was too hot and the cold water side seem to not work. Breakfast: inexistant! The hôtel should let the guests know what exactly is provided so the guest knows what to bring in. No staff around-cold welcoming.

Close to Lincoln City centre very clean plenty of breakfast food left in the fridge in our room .The room was very pleasant the shower was very good plenty of hot water

There was nothing we did not like

Reasonably walking distance to my working place, Daily replenishment breakfast in my room. Cleanliness and tidiness. I could not asked for too much for the size hotel based on my current understanding of the place and my own requirement.

I did not know what could have been better for this size of hotel because I got better service than some bigger hotels that I have been for approximately the same amount of money - e.g for this same amount of money I would have to pay for the breakfast I received and even paid for WIFI. May be other guests might have seen what could have been better.

Never stayed at a self serve hotel before but was pleasantly surprised, the rooms are modern with nice bathrooms and the kitchen area downstairs was modern and clean. Have no complaints what so ever and for the price it’s a perfect place to get your head down. Would stay here again if I came back to Lincoln

Shared kitchen with shared facility and breakfast ingredients

Hotel was clean and tidy. Room was pleasant and other guests were quiet and respectful.

Shower was terrible no water pressure. Check out by time was too early, needs to be 12am.

I had a really relaxed 3 days and I’ll definitely be going back. The room and bathroom and facilities were amazing. Very clean and comfortable stay. Kind regards Terry

Fantastic place to stay, really a great place! Fridge, microwave, toaster all provided. Breakfast provided was great. Clean and quiet.

Check.out time at 10am is too early. Should allow check out up until 12noon

Tennyson is easy to reach from the town centre. Check in is easy.

Not really a criticism, but batteries in TV remote were dead so TV was unusable. Otherwise all good.

The location was good about a mile out of the centre and was a nice flat walk.

Damaged bed so broken nights sleep, shower takes a long time to warm up, breakfast included if you make it yourself should of stated self catering instead of breakfast included. On a main road so noisy.
