Really great house in a nice quiet location. Three very comfortable rooms with separate bathrooms. Close to some very good restaurants and a wonderful little bakery and grocery shop.

I recently stayed here with my husband, mother and 10yr old daughter. The property manager was very nice and answered any question quickly. The house keeping was very nice to have as well. We like to eat in and the kitchen is so well stocked it was wonderful. They had everything you need to cook with utensils, spices etc…. There were a lot of ants on the floors especially at night they seemed to get active but we expected some cause of being in the hills. They are not to bad unless you got one that bit. The home is very secure and safe. The linens need to be updated they are old. But that and the ants are the only downside. The outdoor space and view are amazing and relaxing. Defiantly loved our stay

Three king size bedrooms with bathrooms provided lots of space. We were out and about to beaches but also lived on the verandah and BBQd suppers. Weather was windy and rainy but when it was hot the cool pool was a relief. House issues that occurred were dealt with by both the property Manager and owner. Time for some new beach and master bath towels! The house was well stocked. Bonus to have three times a week housekeeping!

Our first return trip to St. Maarten since Irma could not have gone better. The Villa was fantastic and just as described. Vaughn the property manager met us at the car rental shop and we followed him to the Villa. He gave us time to stop to pick up some supplies at the new Super Market by Grand Case and then on to the house. The villa was clean and well stocked, plenty of beach and bath towels along with kitchen necessities. The view from the veranda was great. The maid service was also much appreciated. My wife and I along with our guests loved our stay and would certainly make this location a first choice when we return to St. Maarten Jeff & Deb B Minnesota.

We had a wonderful stay at this villa. It is exactly as described. Todd was very helpful when booking. Vaughn (the property manager) was awesome. He made sure we had everything we needed. We look forward to staying at Veranda Breeze in the future!

We spent the week as a family of 4 adults and 2 small children. This was an amazing vacation at an amazing location. The house is beautiful. We spent most of the week at the villa enjoying the gorgeous patio and pool. We went to Orient Bay a few days and had an excellent time. Our favorite restaurant was Indigo. We cooked a bunch at the villa though and had all the kitchen supplies needed. It was very well stocked. I was a bit nervous about all the doors to the patio and bringing small kids. Once there I realized that it was incredibly secure and the nighttime alarm system kept my nerves in check. I would 100% recommend this villa. The owner Todd and property manager Vaughn were very easy to communicate with. Do yourself a favor and stay here.

My wife and I have been going to St. Maarten for many years. We have always stayed in the Dawn Beach, Oyster Pond area. We have always admired the beautiful villas overlooking but have never stayed in one until this year. Our stay could not have been better. Veranda Breeze offers not only all the amenities you would want but safety and security as well! The owner and local property manager made us feel welcomed and made our stay easy and relaxing without the need to run out to the market every time we needed coffee filters, salt and pepper or items usually not found in many rental properties. We felt like we had the pleasure of staying in someone’s home instead of a rental property! Highly recommend this property!

The villa exceeded all of our needs and requirements. It was very clean and well equipped. The support staff was fantastic and we also felt very safe

The pictures are true and loved the open floor plan. Each bedroom has its own bath, well stocked kitchen and even extensive movie collection and Legos/toys for the little ones! Would definitely come back again and the property managers Vaughn and Felicity were a pleasure. The views never tire of the ocean and of course, always a breeze. The island still has a long way to recover from Irma, but we enjoyed nearby Oasis cafe and Bread and Butter market next door. Beaches that we found open were Baie Orientale (enter Galion sign), Friar's Beach (gentle water for kids), Grand Case (few Lolos and Rainbow open), take boat to Pinel Island. Need cash for most beaches - used the excuse that systems are down but cell phones work! You will love Veranda Breeze - made our week so much better!!

Had a great week. Villa was very clean (most important). Open floor plan with plenty of room. Outdoor space with pool great for relaxing after day at beach. Grounds very well taken care of, one of the best we seen. Vaughn and his wife were great property managers. Would definitely recommend.

Where do I start from! The best neat clean house I have ever seen, you get a house keeper every otherday and all the towels will be changed, the house is provided with everything you think about! basically you need just a bathing suit to go !! 4 big tv secreens with surround system and all the channels, a lot of table games for entertainment, we were welcomed as if we are the owners of the house. The pool is big size and the view is amazing, we really had a blast in this beautiful home, it will be our destination everytime we go to St.Martin. Thank you for the great time we had in your house.

We went to St. Martin on March 15, 2018 and stayed for 11 days. The house was perfect. Ample space, great pool and sunning area, rooms comfortable and spotless. The kitchen was set up really well and we cooked in for many meals. Satellite TV, speakers all around the house and a ton of movies for you to watch were our evening entertainment. My only complaint would be the pillows (foam rubber and I understand why) and I wished there had been an extra blanket. Next time I will bring a travel pillow. The Island itself has a long way to go. The wonderful beaches the Island was known for are few and far between, and smaller too, due to the erosion from the 2 hurricanes. That being said, we did find some places to eat out at that were wonderful. For more high end, Bistrot Caraibes and Spiga were just delicious. We ate Grilled Red Snapper at one of the lollos in Grand Cas and it was superb, even went back a second day to have it again!...ask for Ophelia. The destruction on the island though is going to take a long time to repair. We just kept telling ourselves the sky and the water were still blue and the sun was shining. We had a fantastic time and would return again. PS, John the property caretaker is an absolute treasure....you need anything, he will point you in the right direction. Elissa Potts

Veranda Breeze was perfect. We stayed in the Villa from February 9th thru February 23rd and enjoyed every minute of the stay. The villa is just as indicated in the picture and in the description. The inside was clean comfortable and close to everything we wanted to do. The bedrooms each had air conditioning that cooled the rooms down very quickly if you choose to close the French doors. The adjourning bathrooms were clean and had all the hot water and pressure necessary for a hot shower. The beds were just like I would have at home, firm. We spent many hours just out on the deck relaxing and enjoying the view and the sun. The pool was the perfect for the afternoon or evening swim. The cool water when your hot or tried is a reinvigorating. A great ending of the day before bed. The housekeeper came every other day so no worries about cleaning or washing the towels and bed linens. The property manager John came every few days to clean the pool and decks. Any problem we had John took care of within a day. The grounds are amazing considering the impact of IRMA on the island. The grounds keeper has done an amazing job. The back yard was well maintained and we felt very comfortable opening the back door to allow the breeze to move thru the living area. Speaking of which the French doors all along the front all open and have hold opens so you can be inside and feel like you are outside. A note about St. Martin’s recovery, there is still a lot of evidence of the destruction caused by the two hurricanes. Some buildings are still in ruble and there are a lot of destroyed cars abandoned along the road. With that said there are a lot of areas that are near what they were before the storm. Phillipsburg and Simpson Bay are almost back to normal with numerous restaurants open and serving good food. We particularly enjoyed Rancho Del Sol which overlooks Orient Bay. In addition, two restaurants within 5 minutes are Mama’s Pizza for dine in or take out, BZH Creperie also provided a great menu and a good meal and excellent service. The beaches are recovering as well again Phillipsburg and Simpson Bay have all the activities you would expect. Orient Bay has a few vendors open, but is still recovering. Moho Beach is a good place to spend an afternoon Don’t not go because of the hurricanes the Villa is worth the trip and you can find a place to do anything you would like to do and eat at some excellent places.

From the moment of arrival we, felt like we had returned to paradise, 6th trip to the island, first staying at Veranda Breeze. John met us at the car rental and lead us back to the villa. Totally impressed upon arrival. The villa and pool were all lit up and John had made a wonderful dinner for us after traveling all day. John had stocked the fridge with some treats until we could go to the store and offered lots of information on places to eat close by and on the island. We stayed at Veranda Breeze for over three weeks and had different guests arriving throughout this time to celebrate my wife's "70" birthday. So it was a birthday party just about every night. The villa was so relaxing and enjoyable. The gardens had so many place to just walk and relax. Also, when you would go out the back, a bird with new eggs in a nest would let you know you were being watched. The pool was also clean and refreshing due to John constantly stopping in to clean and be available to offer advice about the island. Believe me, this truely came in handy due to some medical issues that arose during the vacation. We had a guest who needed to go to a hospital which John was quick to provide directions. Thanks John for all your help in handling all our requests during our stay. Gladys the housekeeper was just the most friendly and attentive individual. She would come and have the villa cleaned and took the time to prepare local fruits for us and our guests. Gladys was a special lady and we truely enjoyed getting to know her. Veranda Breeze was every thing advertised and the pictures were exactly as posted. if you are looking for a great place to spend a vacation with family and friends, this is the place. The lights at night are beautiful. There is nothing better than an evening swim with the lights off and enjoy the peace and quiet or your favorite music playing in the background. There are so many great places close by to eat. Oyster Pond has so many good places for seafood, pizza, ribs, or fine dining. Grand Case was a short drive for the lolos, great french and seafood restaurants, and awesome place for sunsets. The beaches on the island are so beautiful and you are never far from relaxing in the sand, with cold drink and beach food. Veranda Breeze was convenient to everything, but is on the hillside overlooking Oyster Pond. We were the last folks to stay at Veranda Breeze before hurricane Irma. It was truely the best. We loved our week at Veranda Breeze and we definitely will be going back. The Villa is, in my opinion, the best place to be on the island if you want peace and quiet. It's not near all the noise of the hotel area. You can get anywhere in a relatively short period of time. Every day we visited a different beach and always returned back to the Villa to cool down in the pool. The property is well maintained. The view is breathtaking. Todd answered every question I had prior to the trip and John was extremely helpful. John met us at the car rental place and took us to the grocery store for a quick purchase of supplies before heading up to the Villa. John came by numerous times during the week to check on us, answer questions, and offer suggestions. There was a brand new gas grill on the patio which we used one time. FYI... for us Orient Beach was our favorite on the island, about a 15 to 20 minute drive. Our best day of our week was when we took the ferry to Anguilla for the day. Those beaches, especially Shoal Bay, are breathtaking. Lastly, if you are considering this property, just do it. You won't be disappointed. My husband and I just recently got married and decided to come here for our honeymoon. While planning, we were torn on where to go... we didn't know if we wanted to go to a resort since we like our privacy but also we're nervous about doing a VRBO since neither one of us were really familiar with it. We came across this villa and I fell in love instantly. I was a little nervous that the pictures were maybe to good to be true but it turned out to be exactly what is pictured... and better. Both the interior and exterior are beautiful and well taken care of. John, the property manager, goes above and beyond. He met us at the airport and led us to the villa (we rented a jeep- which I recommend for driving around the island) taking the time to show us spots to go along the way and event stopped at the market so we could get a few things for the house and dinner that night. This was very nice as we were able to just relax at the villa on the first night of our honeymoon and not have to worry about going back out after traveling all day. We were also welcomed with a few very nice goodies in the fridge (champagne, chocolate, beers, snacks). John came back once during the week (we planned mid week) to clean the pool and there was a maid as well to do laundry for us and change linens, clean, etc. we planned for them to come while we were out and about exploring the island. This was perfect as it would be our off day from the beautiful pool at the villa (That is where we spent most of our time- it's hard to leave). We were out of the way and came back home to a nice clean villa and pool! Overall, our trip was perfect. The villa was everything we needed and more. It was perfectly located on the French/Dutch border, in Oyster Pond, only a short drive from top spots around the island. We will definitely be returning, either just the two of us or with friends, there was plenty of room to share!

We absolutely loved our stay at Veranda Breeze! The house is so inviting and the perfect layout. The swimming pool was a great bonus to relax after a full day of of enjoying the Island. It was nice to cook breakfast and dinner at the house (usually something on the grill in the evening along with cocktails) and we had lunch while out and about exploring. John (the property manager) met us at the the the car rental and escorted us to a local grocery store to purchase some groceries and then on to Veranda Breeze! That was a great perk. I would highly recommend staying here. Todd (the owner) was so easy to work with and was very helpful with any questions we had. I can't say enough about our stay at Todd's villa in SXM. The house is lovely/private/safe/clean and in a great location for reaching the various destinations around the island. John & Todd both provided excellent communication throughout the rental process, John met us at the car rental agency and escorted us to the villa (we followed his scooter), truly top-notch service. Traveling with two small children can be an ordeal, we can't thank you enough for making our accommodation worry-free and relaxing. We hope to return to the friendly island in the future and couldn't imagine staying any where else. Thanks!

Our family of 4 recently stayed at this beautiful villa for spring break of my daughter's senior year. We wanted a place close to the beach and yet private enough to read and just spend quality family time together. The three bedrooms, each able to open to the pool area, were perfect. Everyone had their own bathroom and shower, and the ability to do a load of laundry was great. We stayed near the pool most mornings and headed to the beach every afternoon. The owner, Todd, is fantastic to work with and will ensure that you have the dream vacation you're looking for. I would highly recommend. My only advice is to make sure your vehicle has good tires, the hill is a bit tricky to navigate if your tires are not in good shape. It was tough to come back to reality after leaving Veranda Breeze!

We had the most amazing time in st. Maarten-our first time there. The experience was enhanced by staying at veranda breeze. The pics do not due it justice. Extremely clean and well maintained. The view from the veranda/patio is spectacular. Very comfortable accommodations. Nicely decorated-not overdone and stuffy. Wonderful place to relax! Todd was so helpful with places and beaches to go to. Our favorite beach was orient beach. Highlights of our trip were the Tuesday night festival at Gran Case, our day of sailing on "Random Wind", Ti Bouchon restaurant, shopping for jewelry in Phillipsburg, and of course the beach in Simpson Bay where the planes come in to land and take off. We would not hesitate to recommend this property to anyone. Sherrylle was very helpful upon our arrival and even met us at the grocery store to lead us to the Villa! Todd is THE best host and only a text, email or phone call away. Very, very prompt and it is clear that he does his utmost to ensure you have a great vacation. St. Maarten touched our soul and we can't wait to go back. Will definitely stay at Veranda Breeze. The location was perfect. If st. Maarten is not on your "bucket list"' you need to consider putting it on. The friendliest place we have ever been to and it feels like home. My family and I had the pleasure of enjoying a relaxing holiday retreat at Veranda Breeze. What a beautiful, spacious and comfortable home with breath-taking views of the ocean and nearby countryside. Surrounded by beautifully landscaped gardens, this home with each of its guest rooms overlooking the pool on the veranda offers seclusion and privacy, along with a sense of total relaxation and luxury. Veranda Breeze is extraordinarily well-equipped with any household item or amenity one could want. Everything from a deck of cards, to the latest model of Cuisinart food processor, to an outdoor grill and charcoals. We found the management and staff, including maid service, available and ready to meet any needs we might have. The owner could not have been more delightful to work with, and any more available and eager to assist in our enjoyment of the property. He supplied us with numerous materials and suggestions of activities that would enhance our vacation experience including recommendations of restaurants, locations for particular water sports, beaches, nature preserves, etc. He was available by cell phone and quick to respond, if needed . Sint Maarten is a beautiful island with intensely blue waters and tranquil beaches. It people are welcoming. For us a perfect vacations spot where we hope to return time and time again. Our experience at Veranda Breeze made us feel as if we were home and that this beautiful paradise was ours.
