As echoed in previous reviews the listing and description of property were spot on. To us (two couples, 50 somethings) the location of this villa on the property was the best. VRBO will only let me write a few paragraphs so here are the highlights. Pre trip communication with owner (Charlie) was great. While onsite Damian was very helpful and got us anything we needed. Rocky the guard dog was awesome! When someone would walk down to the beach area he would follow them and make sure they made it back to their villa then guard their door for a little while. Never bothered you for loves but did enjoy getting brushed, someone left us a dog brush at our front door. Damian recommended using Clinton at Ali-Mermaid Adventures, they were awesome. Did a whole day with Eddie "Lover", great tour guide and made us some epic fresh ceviche. They will custom fit your excursion into anything you want or need. Rented our cart from Isla Bonita Cart rentals, great guys and very responsive to questions/challenges. Caye Villas offer everything you could want or need and start you off with a package of coffee, a couple of mugs and some hot sauce. Two restaurants are extremely close to villa, Comida Rey and Tropical Escape, we ate there multiple times! Also, the Winey Gringa is a small party store with the basics and is right next to Comida Rey. The Villa is laid out well, comfortable and provides a great home base. Do not hesitate to book!

From the moment we arrived we were treated like family. Our schedule changed on the fly with Tropic Air and the golf cart company our host had scheduled us with made the necessary adjustments and met us at our arrival time. The property manager, Damian, took really good care of us and we became friends. The property itself is beautiful and well taken care of. The location is awesome because it is peaceful and there are plenty of restaurants and stores within a 5 minute drive. If you want to go to San Pedro and experience that you are close enough to drive as well. Clinton handled our excursions and we snorkeled Hol Chan and booked a trip to the mainland where we went cave tubing and zip lining. Everyone we dealt with was happy and enjoyed their jobs. The experience at Caye Villas was awesome! We will definitely be doing it again!

Nestled away from the bustle of San Pedro, this hidden gem made our entire stay truly magical. From the start to the end, the experience was exceptional. Damian, the caretaker, went above and beyond, ensuring our needs were met. The entire team was not only responsive but also incredibly accommodating. Conveniently located next to a dive shop, organizing excursions was a breeze. Just a short walk from there, we discovered an excellent restaurant at the Hidden Jewel hotel—highly recommended! With the poolside and beach at our disposal, both kids and adults enjoyed leisurely afternoons, often accompanied by Rocky, the friendly guard dog. Evenings were filled with the pleasure of diving into a collection of books and games provided at the villa. It was a truly relaxing vacation that exceeded our expectations.

My partner and I stayed two weeks at this villa and it was perfect! The view every morning was gorgeous and drinking coffee on the patio was relaxing. The villa was emaculate and the bed was extremely comfortable. Damien was very helpful and attentive. Having Vladimir and Rocky on site was reassuring. Our snorkeling and mainland tours were fantastic! We booked with Ali Mermaid Adventures and we will book again when we come back. We absolutely loved staying here. The location was perfect for us and it had all the amenities we wanted. We will be back!

We had the BEST TIME! Friends and family trip - the staff did everything possible to make our trip perfect! Helped with golf carts, tours, and recommendations on things to do in the area. The house was better than expected, wouldn't change a single thing. Can't wait to go back!

We had the best 5 nights at Caye Villas, and we were all just saying we wish it could have been longer. Clean and comfortable, great views and excellent amenities (Wi-Fi, pool, laundry service and bottled water included). Damian keeps the property superbly manicured and took care of anything we needed. Helpful and friendly staff and security. Ali Mermaid adventures (Clinton and family) provided an unforgettable day out exploring nearby snorkeling and wildlife experiences (seahorses and sharks were favorites!). He also helped arrange parasailing which was thrilling. The villa is slightly farther from downtown shops and stores to go in every day, and a golf cart is definitely needed. But it made it more peaceful away from loud bars and constant golf cart traffic noise. So much to explore here on Ambergris Caye!

Highly recommend staying at Caye Villas if you want to be away from the hustle and bustle of San Pedro. It is back off the road and hidden by lush tropical plants. We hummed the theme to Jurassic Park every time we turned into the property and went through the tunnel like drive. The property is very beautiful. Damian does an amazing job of keeping the grounds pristine. The view from the balcony is like something from a postcard. The house itself stayed very cool and is comfortable with everything you could possibly need except shampoo. The owner asks that you turn off the A/C when you leave the property and trust me, the mini-split units only take about 5 minutes to cool it right back down so do help them save electricity. There was a pretty strong storm our first night and the security guard was on duty through it all, making sure the property was safe. Damian was at it first thing in the morning, picking up debris and raking the sand. You will not be disappointed. We are already making plans to go back!

The place was better than the pictures showed. It had a great set up with two bedrooms with en suite bathrooms downstairs, and upstairs is a large open space with dining, kitchen, living, and bathroom. It was perfect. The deck off the second floor was perfect for relaxing with a cold beverage while watching the sunset. The pool was perfect for our 6 year old. Plenty of restaurants and grocery nearby. Far enough away from the hustle and bustle of San Pedro, but close enough if you wanted to go into town (we didn't!). Management was very responsive. Everything we needed was accommodated. Traveler beware- Belize has Sargassum (sea grass) on the gulf side that lets off a rotten smell. We experienced this our first night, but it seemed to dissipate after that. Of course, that has nothing to do with the property, just where it is located (on the coast of the gulf!)

Our stay a Caye Villas was wonderful. This property is very well maintained. From check-in to check-out everyone was professional, helpful and kind. Our villa was well appointed and very clean. We had the opportunity to meet the owners during our stay. They truly want their guest to enjoy and experience the beauty of Ambergris Caye.

This property was incredible! The views of the ocean from the deck were breathtaking! The property was extremely clean and smelled wonderful when we arrived! You can tell that the housekeeper takes pride in her work! Damien in an incredible asset to this property. He was working hard every day when we returned from our adventures making sure the grounds looked their best! Janice was amazing at communicating with us and she was on top of everything before we even had to worry about it! Out of all the rentals we have stayed at, this is probably our number one favorite! It was away from downtown and all the noise but it was close to secret beach which was nice! There are great restaurants within 10 minutes of the property and our favorites were Tipsy Lobster, Briana's Food Place and Papuseria Salvadoreno. They all had amazing food and a fun atmosphere! The Food Truck stop is also close by and a fun place to hang out at! The property had clear bottom kayaks and lifejackets that we took out one morning and did a little snorkeling of our own. It was amazing to be able to do that from the front porch! Overall I would highly recommend this property with zero hesitations! Thank you to the entire team for making this an amazing property! We hope to return someday!

We spent eight days at the Coco Caye Villa and wished we had eight more! Janice, the property manager, took care of everything prior to our arrival including airport transportation, providing a great restaurant guide and connecting us with an amazing boat charter company! Upon arriving at the villas we were met by Damien, the property caretaker. He immediately made us feel welcome as he escorted us to our villa and helped us get settled in. Damien manages every detail of the property including the beautiful landscape and pristine pool which truly made our stay a wonderful experience. At night we were kept safe by the security team Vladimir and Rocky. Vladimir was present every night on the property and made our evenings comfortable and relaxing. Rocky did take a night off to catch up on a few of his Yellowstone episodes, but his big bark could be heard off in the distance and it was nice to hear he was there somewhere! Coco Caye Villa provided all you could possibly need for a week-long stay. The villa is very clean and well maintained with plenty of dishes, cooking utensils, bath and beach towels including a nice beach bag provided for our use. Damien checked on us every day and made sure everything was tidy for us upon our return from our daily adventures. A very big honorable mention is to Ali Mermaid Adventures, Abner and Omar! We spent two complete days with these wonderful fishing guides and would request them personally upon our return to San Pedro in the future. If you want to go out fishing, snorkeling or just touring around the waters definitely call Clinton at Ali Mermaid. We look forward to returning to the island and staying at Caye Villas again.

I took 2 friends on a guys trip to San Pedro. Staying here at Coco caye villa was the best choice we could have made. The villa was perfect; clean, great view and very private. The wifi worked great for all of my work needs, the air conditioning was wonderful in every room. Our caregiver Damien was on top of every request we had. He picked up groceries, made great recommendations and even set up our day trip to Caye Caulker with a great tour guide Clinton! I highly suggest using them for all your snorkeling and tour needs. The villa is located slightly north of the crowed and perfectly peaceful after a day of exploring. The pool was fantastic and the lounging areas on this property are great! I have been to San Pedro a couple times but I can't think of a better place to stay on this island when I return. We all highly recommend this place! Thank you Caye Villas!

Our stay was wonderful! Beautiful villa in tropical setting with easy beach access. This villa is out of town, so nice & quite, always an ocean breeze. We enjoyed coffee on the patio every morning and breakfast burritos from local vendor that delivered to our door. Damien was awesome, he checked on us everyday, helped arrange our activities, Janice is great, couldn’t have done it without her! Will definitely return.

We took our girls, age 14 & 11 on Spring Break 2022. Our checklist included a property that was private, on the ocean w/ a beach, a pool & separate full bed-bathroom space for the kids. Caye Villa filled all our wishes & more! Numerous times during our stay we made a comment about how the house & property made the vacation as perfect as it was. The villa was exactly what we saw in the photos online. It was clean, set-up well & provided all the amenities we possibly needed. The beds were comfortable, the bathrooms spacious. Everything was organized & well stocked. We loved how the upstairs was designed for socializing & relaxing, while the downstairs was sleeping & getting ready kinda thing. There plenty of cozy space for my husband, two girls and I to not feel like we were on top of each other. The outdoor balcony space was awesome! The balcony space had a comfortable, cushioned couch & large cushioned seating. This was a major bonus for us, as we spent a lot of time here when at the house! Also, the view was spectacular! Looking out was nothing but palm trees, white sand & the ocean. The villa was positioned up near the ocean and off to the side of the property, best location of the five villas for sure. At night Vlad was a night guard on duty, making us feel safe & free to be outside enjoying the stars. The midweek cleaning & laundry lady was a wonderful additional service. EVERYONE at the Caye Villas was so low key, so helpful, so kind. Damian the caretaker was such a prize!! He was always outside making everything look nice, not a single leaf was floating in the pool, lawn chairs were always dry. We LOVED the pool, great for kids! Damian was always there when we needed a question answered, help w/ the golf cart, advice on lunch, directions… anything! He was so sweet & unobtrusive. The other person that was a key component to such an excellent experience was Janice. Janice was there from the very beginning for me, emailing me back answering my many questions about the house situation, transportation, COVID testing, organizing fun activities… you name it and she came through for us! I was especially grateful to Janice for arranging taxis, flights on the puddle jumper, our golf cart, COVID tests, suggestions on activities/restaurants/travel insurance and especially hooking us up with Clinton, who our family loved. Clinton was The Man. The adventures he provided us were spectacular! He was friendly, professional & made us feel safe & important.

The house did not have cooking spices, soaps and no coffee at all! We rent a house in Tahoe and always have simple supplies!

Janice the property manager was instrumental in helping us arrange our trip details, including a leg in another part of the country. She was informative, knowledgeable & prompt in responding. Damian the caretaker is a gem! Very friendly and happy to help with anything we needed. Including having a local tamale guy stop by with breakfast and arranging our transfers. He also referred us to Clinton for our day excursion which was a solid 10/10. Clinton from Ali Mermaid does small group/ private tours. We were traveling with an infant and he made recommendations so we could all go out and experience a day of snorkeling together. They were very accommodating and helpful, took their time pointing things out and really made the day ours. I absolutely recommend them to anyone interested in water excursions. Rocky the villas guard dog & Vladamir the night security, kept the property guarded and we never felt anything but safe. Plus Rocky is a sweetheart & won our family over instantly. The villa itself is large with plenty of space to spread out. It’s clearly been well loved over the years. Some basics are provided, dishes, cookware, soap, paper towels and toilet paper. There are also towels a plenty. The pool and beach are just steps away from your front doors and secret beach is about 20 mins away by golf cart. Lots of great restaurants within a ten min ride too, so you don’t have to head to town if you don’t want to. **Notes** for potential renters. There are no food staples provided. So I recommend stopping in a market in town to pick up coffee, milk, tea, seasonings etc before heading up to the villa. Once you leave town options are slim. Also there is no laundry despite the listing. There is a laundry service available a few times a week that can be arranged with property manager. It’s understandable with the cistern and water conservation but it was misleading because one of our search criteria was having laundry available when we needed it.

The surprise was how kind and helpful everyone was, from Janice setting up our flights from Belize City to Damian’s tips for navigating the island. We appreciated the overnight security that watched over the property and would definitely stay here again.

We traveled there with my wife, 5 and 8yo daughters. This place could not have been more what was needed and advertised. Everyone raves about Janice and it doesn’t take long to realize why. She took care of all of the details for us and made trip so much easier. Damien was very helpful onsite and the girls enjoyed spending time with his young daughter. The breakfast burritos with coffee on the porch were a great way to start the day!!! There are bonefish out front for wading and fishing guides will pick you up from the property’s dock. Everything was comfortable and we can’t wait to go back!!!

We loved this property!! We've been to Belize once before and stayed at a condo on the south side. We definitely prefer this location. It was very quiet with a tropical and secluded feel to it, which we really enjoyed. The property is beautifully landscaped. We traveled with another couple and found this villa to be very comfortably situated for two couples. We can't say enough about the staff and owners! The owners are very helpful and responsive to questions. They arranged the golf cart and flight in and out of San Pedro which made it easy and stress free getting to and from the island and the villa. The onsite staff Damian, Jamir, and Amparo made us feel very welcome. They are friendly, attentive, and good natured. They keep the villa very clean and safe. Caye Villas is very lucky to have them. We miss them already. There are several good restaurants and bars on the north side close to the villa. We did pick up groceries for some meals at the villa, but ate out quite a bit as well : ) We had a great time and I could go on....but basically, after staying here we all decided that we would come back to this villa, when we return to Belize.

This place has everything one would want in a vacation stay. The house is beautifully decorated and kitchen is complete with all you need to cook at home, or there are several good restaurants a short walk down the beach. Damian, the caretaker is a gem! He arranged custom snorkel and dive trips, brought us fresh fish, directed us to the best places and make our life much easier. We will definitely be back!

This is a wonderful property. Damien couldn't have been more helpful. There was one miscommunication with Janice the manager about our transportation (we did not want a golf cart for the week) but that got worked out. Our only negative comment was that the information booklet in the room is inaccurate and needs to be updated. There is no safe in the bedroom, some contact info is wrong . One other problem was our refrigerator did not freeze the ice, we reported this to Damian and also we had a problem with the water tank pump. He had this repaired the same day. All in all we had a great time, used Clinton for snorkeling and Ampura cooked for us one night. One other suggestion, a trash can near the pool or on the beach at the entrance to the property. I liked the pick up the trash on our way to and from the water and it would have been nice to have a place to put it outside instead of in the Casa wastebasket.

I would give 6 stars if I could. We vacationed at Caye Villas and rented 2 houses for extended family. Belize is wonderful and the management of this property goes above/beyond to help you enjoy your vacation. Janice answered our emails/questions promptly and made great recommendations. Damian was onsite care taker who keeps the grounds/beach/pool and was very helpful arranging outings. Scuba shop next door does great snorkel trips and good restaurants in walking distance. We loved the quiet of the north end of the island and only went to town once. Near by grocery stores have basics. Kids age 10-13 were happy to wander the grounds/beach and we felt very safe. Perfect trip for extended family. Hope to return someday.

Quiet period on the island. But the solitude was great and everything ran smoothly. 15 min to town was just about right. Made for a nice excursion but always nice to get back birth to the client and slower pace. Great stay!

From planning the trip to check out, Caye Villas has it perfected. Janice replied to any questions quickly, she was on top of it with helpful information about were to go, and how things work in Belize. Once on the property, Damian was there to help with whatever you needed (kayaks, golf cart, bikes, directions). Beds and linens were clean and comfortable. Great location. Highly recommend staying at Caye Villas.
