A timeless apartment with a great view. I enjoyed drinking coffee on the balcony while watching boats go by. We had plenty of room at the dining room table for 6. The two kitchens made making a dinner easy. The small grocery store next door made stocking kitchen easy.
The A/C works great. Water pressure is low in some bathrooms. Master bathroom is not connected to a bathroom. Giorgio is always available and very helpful.
Be aware it is difficult to bring luggage to the upstairs bedrooms. The spiral staircase is narrow and steep.

Giorgio was fantastic! We got turned around upon arrival and he came and found us. He was very helpful with ideas and where to have the water taxi pick us up on departure. There were eight of us and we had plenty of room to relax and visit at the end of the day. We were close to St, Marks Square and lots of great restaurants. We had a wonderful experience!

There aren't too many properties in Venice like this one. With five bedrooms including three with ensuite euro-style bathrooms, a full kitchen, a washer and dryer, and an elevator to the apartment this was a great place for our family of 6 and could have easily accommodated a larger extended family of 8 or 10. While the location on Dosuduro may not be for everyone, we loved being out of the main tourist area, yet a short walk and water bus away from anywhere we wanted to go. The location on the water is great if you like the breeze off the water, watching the boat traffic, and hearing the church bells ring across the canal. Giorgio is an excellent and thorough host with every guide book imaginable for guests available in the unit as well as a thorough binder the explains the house rules, how to operate the appliances, and provides essential local info. The unit was clean and in excellent working order. This unit feels like you are stepping into an upscale Venetian home and we loved our stay here in Venice.

We stayed with our family of 5 adults March 2024. Giorgio the owner is a pleasure to work with and very helpful. We had plenty of space and Giorgio had stocked the kitchen with plenty of utensils and basic grocery supplies like milk and eggs. The apartment is centrally located and easy to walk to every major tourist destination in Venice and close to water taxi stops. The views are outstanding - you will not find views like this even in the most upscale hotels. There is an elevator in the building which is unusual for Venice. Highly recommend.

This property was perfect for our group of nine. We stayed the last two nights of our 18 day trip in Italy. How nice to have two washers and two dryers to do some laundry before we repacked to return to Texas. The location was awesome and we enjoyed the restaurants and small grocery store nearby. Easy walk to St Marks and so fun to watch all the water traffic go by from our apartment windows and balcony. An amazing place to stay in Venice!

Apartment was beautifully designed and fantastic. Master bedroom and living room had great views of the river. Giorgio was very accommodating and helpful with arrival, touring of apartment. Waterfront restaurants and shopping was just steps out of apartment and very close to San Marco’s Square. Thanks Giorgio!!!

Beautiful view of canal.The owner was terrific. Met us on our day of arrival, showed us around the apartment. Met us on our departure date at the exact time he said he would. Arranged for a water taxi to take us to airport. Apartment located conveniently by a water taxi drop off spot as well as the water bus stop. Located in a quieter section of Venice, nice to not have the crowds and hustle and bustle. There was plenty of room for the 4 couples included in our group. Nice to have 4 bedrooms plus 5 bathrooms. Kitchen was handy for having breakfast in. We were able to pick up some groceries at a near by grocery store (sells wine and beer also) But close to some restaurants near by, right on the canal for dinners out after a busy day of sight seeing. Enjoyed our stay.

Great apartment and great service.
When our family of 10 decided to do a Greek island cruise, spending a few days in Venice ahead of that was a given. I was pleased to find a 5 BR canal view apartment to meet our needs. The apartment had plenty of space for privacy along with great common areas. The neighborhood was wonderful with a nearby market, lots of waterfront restaurants and great little unique shops. But, best of all was Giorgio, the owner, who was so helpful and accommodating. He met us for an orientation and checked in mid-stay. He also kept in touch via text for any questions we had about the apartment, the neighborhood or, really, anything. Would come back there in a heartbeat! Thanks, Giorgio!

Great place and great time!
Just spent 3 nights at Zattere with 10 friends and family members. The place and location was perfect for us! Had a view of the main canal with walkable distances to San Marcos Square and all kinds of cafes and shopping areas. The owner, Giorgio, could not have been more helpful. He was always available to us. In fact offering a local dentist for one of our team members who had a sore tooth.
In addition, the water taxi stop was right outside the rental. We will be coming back to Venice again soon and hope that this place is open to us again.

Fabulous stay in Venice
The apartment was everything we hoped it would be... we were 2 families and had more or less separate quarters with a huge joint lounge/ dining area, Giorgio couldn’t have been more helpful organizing transport for us and generally being there whenever we needed help with something such as tours or restaurants!

Fantastic luxury apartment, perfect location, great water views
Our family thoroughly enjoyed staying in Giorgio's apartment. It was large, luxurious and beautiful, and right on the Guidecca canal. There's constant boat traffic to watch and great views across the canal - even better than the pictures. The Spirito Santo stop is right in front, with one stop to St Mark's and easy access to/from the train station. Walking to the grand canal and throughout Dorsoduro is easy and pleasant. The apartment is very luxurious and the AC works great-even in mid-summer heat. There's an extra sleeping area so our teenage son and daughter could have their own space, washer/dryer, nice kitchen, large dining area with fantastic views, and balcony off the master over the water. Giorgio was a pleasure to work with-he met us on arrival and departure, showed us everything, and was extremely friendly and helpful. We enjoyed the stay immensely and highly recommend the apartment.

Perfect location, lovely apartment.
Three generations, all nine of us, enjoyed our stay immensely. Giorgio arranged our water taxis both to the apartment and the end of our stay. He was was delightful and helpful in every way. The apartment is spacious and beautifully appointed, reminiscent of old Venice but with modern bathrooms, kitchens and two washing machines that were in constant use with three teenage grandaughters. We all agreed that this is where we will stay on any return visits. The views were fabulous and after a tiring day it was wonderful to sit on the balcony and drink a lovely glass or two of wine. Dorsodoro is a great area, near to everything away from the crowds.

Perfect stay in Venice for a group of friends
This apartment caught my eye when I started to search for somewhere for a group of 6 of us to stay to celebrate my birthday. Once I had seen the main bedroom with the balcony and the views over the Guidecca canal, I stopped looking for anywhere else.The reality was even better than the description. The layout of bedrooms and bathrooms was perfect for a group and everything worked well. The apartment is a nice mix of traditional and modern - great walk-in shower and comfortable beds
Giorgio was very helpful in dealing with our various arrival and departure times and helped me plan ahead by recommending restaurants for dinner. Even in early March they were busy so it was well worth it to book ahead.
The location is very good, within easy reach of Vaparetto stops and the Alilaguna stop for direct airport access. There is plenty to see and do within walking distance, we probably could have managed without using public transport if I didn't have a bad knee !
I would love to come back to this wonderful apartment.

Head of family
Very clean and homey. Can accommodate a large # of people with enough bedrooms for privacy. Large living area for all to gather and 2 kitchens to allow cooking if need be. Can't say enough good things about the owner, really made it enjoyable. Great view of the grand canal and many entrees to water taxi's to get all over the city. we had eight people and were very comfortable.

Perfect house with the perfect host!
What a wonderful house! Stayed here with a total of 7 people (70 years to 12 years). We were all able to have our own space yet hang out together when we wanted to. Giorgio is so kind and met us off the boat (and also helped us with great instructions on what water bus to catch to get to his house) He showed us all around the apartment and gave us lots of recommendations for restaurants and coffee places. The A/C was so nice to have during those hot nights too. The location of the apartment was such that it was easy to go to the inner city of Venice, yet if we needed to escape from the crowds we could. We will definitely recommend to our friends and family to come visit Giorgio!

Loved this apartment
My family spent four days at this lovely apartment and enjoyed every minute. There were 11 of us, three generations in all, (70-8), and we were very comfortable!!! The neighborhood is wonderful, not crowded, but with plenty of restaurants and cafes nearby. The views from the front terrace were spectacular! The children especially enjoyed watching the cruise ships go by. We were within walking distance of most sights, but loved coming home to the peace of Dorsoduro. When we return to Venice, we will be sure to contact Giorgio, and book Zattere Luxury Apartment.

More than expected.
The apartment owner, Giorgio Cichellero Fracca, kept in touch throughout our stay to answer any questions and make our stay as comfortable as possible. The central living room had plenty of seating and was supplied with lots of information. There were beautiful views from every window. Two kitchens, several bathrooms and plenty of sleeping accommodations made it easy for eight adults to make the most of their time. The location couldn't be more perfect. The apartments are close to shops, restaurants and museums. We were there at the end of November and we discovered how windy it could get when an unlatched swinging window blew so hard against the the building that it broke. We were charged for the window, but because of the circumstances regarding how the window was able to be broken, we did not feel it was our responsibility. Frankly, that is the only reason I didn't give this a 5 star rating. If I were ever lucky enough to go back to Venice I wouldn't hesitate to rent that wonderful place again. I doubt we could have made a better choice.

More than Lives up to Expectations.
Giorgio Cichellero Fracca's apartment more than lived up to our expectations, and they were very high. Great space; great location; great views; well-equiped. My family -- 10 in all, including children 18, 14, 6, 5 and 3 -- spent five lovely days in the apartment. My wife and I have been to Venice often, and in all seasons, and this winter's visit was among the best we have had. Far fewer crowds than in other seasons, and beautiful weather -- four of five days sunny and in the 50's F. Perfect for wandering and walking. We even sat outside to eat and drink on a couple of days. Giorgio couldn't have been more responsive before we arrived and was helpful in many ways during our stay. This is an apartment we'll recommend without hesitation to our friends.

Divine Stay Near Spirito Santo
Three generations of our family spent a wonderful week in this beautiful apartment with spectacular views on the Giudecca Canal. Seven of us, ages 19 to 80, stayed very comfortably in this rambling yet cozy art-filled flat in Dorsoduro. The location is excellent with a vaporetto stop literally outside the door, and a short walk to Accademia Bridge, Peggy Guggenheim, and Salute.
While there is much to see and do in the immediate neighborhood, including good restaurants and bar/cafes, we loved relaxing in the sun-filled living room overlooking the canal. The apartment has numerous terraces (we couldn't keep track of them all) with a variety of views.
The apartment is very well-equipped, with a washing machine and a dryer (often a rarity in Italy), American coffee maker, plenty of cutlery and culinary equipment. Lightening fast WiFi. Beds and linens were all in excellent condition. Plumbing was in very good order, although water pressure could have been stronger for showers on second floor. Our stay was in the winter and we were pleased with how well-heated the apartment was. The wood floors and beautiful carpets helped ward off any chill, too.
We've been renting properties in Italy, Spain and the UK for over 10 years. Our owner was one of the best hosts we've experienced. Very responsive, excellent English, and helpful. He's assembled a massive collection of Venice maps and guides that he provides to guests for their use.
We love exploring new places in Italy, but it will be very hard to resist coming back to this lovely flat.

1930's ELEGANCE, MODERN COMFORT, EXCELLENT LOCATION, SUPERB VIEW
Midsummer (mezzagosto, as they say in Italy) 2015, ten members of our family spent four very beautiful days at the Cichellero apartment. Outdoors it was extremely hot, but returning after walks to the apartment, the air-conditioning worked superbly. The apartment itself is spacious enough to comfortably accommodate a large group like ours, and it is tastefully furnished with artwork by Marc Chagall among others. Evenings in the living room had an atmosphere of intimacy in a bourgeois setting of the 1930s. We simply had a marvelous time. The view on the Giudecca is breathtaking. Giorgio is a very nice fellow, who explained all the rules and regulations clearly and with whom we could relate as with a friend, rather than a landlord. I very strongly recommend renting this apartment.

Absolutely wonderful!
We are a family of 12 (ages 7-77) and we ALL loved this apartment. The space is elegant and very Venetian, the views are breath taking (french doors to a small balcony off the Master bedroom) and the neighborhood is peaceful. We appreciated having basic supplies (salt/pepper. soap etc) stocked for our arrival. The vaporatto stop is very close….making it easy to move around. Also, the elevator to the apartment is a wonderful thing after a day of walking and climbing Venice. Giorgio is a wealth of information.
We cannot wait to come back!

We rented out the whole apartment for our three families (10 altogether) and were blown away by this apartment...it set the bar very high at the beginning of our trip! We were met at the apartment by Giorgio who gave us a very informative tour as well as an excellent explanation of the holiday we were there to enjoy (Redentore). His recommendations about restaurants and firework watching locations were all spot on! Staying in this apartment was truly magical...you could really feel like you were a part of this amazing place...especially as we were directly above all the Redentore fesitivies...Venetians and tourists alike making the pilgrimage to the church across the Giudecca on a temporary floating bridge that was erected practically outside our door! We got to watch the procession of priests, dignitaries, and participants from a front row view as well as people-watching all the Italians on their various yachts, boats, dinghies, etc. who were tied up along the fondamenta below our windows. The younger kids (and less adventurous adults) stayed at the apartment to watch the Redentore fireworks while the more adventurous crossed the makeshift bridge to watch from the Church. It was all amazing.
We loved everything about the apartment. The kids all fought over sleeping in the "white room" with the cool little single bed tucked into the wall. It was fantastic to have a washer/dryer in our place as well...even though we were at the beginning of our trip we still ended up with laundry! I also want to say that the water in the apartment was delicious! The water in Venice is piped-in spring water from the mainland. We didn't cook at the apartment although we did reheat leftovers...we were a touch jetlagged and got hungry at odd hours. Both kitchens were very well stocked with equipment and I especially loved the cool modern upper kitchen.
The location of this apartment was fantastic...the feeling of this apartment even better. We loved all of it. There was nothing that we didn't like. We spread out and were super comfortable. I dream of coming back here all the time....some day!!!

Great place, great space
We were a group of 8 adults (four couples over 50) who rented the apartments for four nights in April. The location in the Dorsoduro is just fantastic with only a walkway between the building and the water providing fantastic views and sunsets. A well-provisioned food store and a great wine shop are within a 10 minute walk. The neighbourhood was very quiet at night. There are actually two connected apartments in this property and we rented both to accommodate our large group. The décor is eclectic and comfortable with engaging art on the walls and lots interesting touches. The ‘front’ apartment has a large livingroom/diningroom area that was perfect for socializing. Both apartments have well equipped modern kitchens and it was very straight forward to cook our meals there. The bathrooms are spacious and the plumbing in order. While the space was perfect for our group, like all properties there are some small drawbacks. There is a lack of clothes storage space in the bedrooms (even some hooks with hangars would have helped). Although the beds were comfortable, the 3 of the 4 bedrooms are fairly small for the beds and so one cannot get in and out of the bed from both sides. Our host, Giorgio, was extremely helpful (in excellent English), both with advice for finding our way to provisions, restaurants and key aspects of Venice, but also with very good explanations of how to work everything in the apartment including the appliances. Over all, this rental was an excellent experience and one that we would happily repeat.

If you're traveling to Venice with a group (either family or friends), this apartment is perfect. There are tons of bedrooms, most with an ensuite bathroom (we never had trouble fighting over showers in the morning). The living room is huge and great for having a big group dinner each night. The kitchen is great for cramming 3 chefs in and cooking up an italian meal for everyone.
The view from the main bedroom is perfect, across the Giudecca canal towards the Redentore church. The location of the apartment is in a quiet, less touristy part of Venice, but just one Vaporetto stop from S. Marco square. The Accademia and Peggy Guggenheim museums are just around the corner and easily walkable. There are also plenty of stores and cafes available nearby.
Giorgio is great to work with for arranging logistics, we had a big group all arriving and departing at different times but Giorgio was flexible enough with everything.
Best of all is just the sheer amount of charm in this apartment. The living room and bedrooms are full of books you can peruse, the walls are covered in art, even the furniture is antique. You really get a sense that you're living in Venice when you stay here, unlike when you stay at a hotel.

Our stay in Zattere was a memorable highlight of our family vacation in Italy. After touring the major sights of Rome and Florence, it was so relaxing to be able to settle into the fully appointed apartment.
Giorgio is an impeccable host and most helpful with all the information and recommendations to make the most of our time in Venice. From restaurants to grocery stores, vaporetto stops and which pass to buy, as well as making reservations for the water taxi to the airport, Giorgio took great care of us. The place is full of maps and books to help one navigate through Venice.
There were 9 of us ranging in age from 17 to 78 and after sightseeing, we all could NOT wait to return to the apartment and just look out the windows and see and hear the sights and sounds of Venice. Upon first entering the apartment and Giorgio drawing the draperies open, my niece exclaimed,"we should have just stayed here the whole vacation!"

Giorgio was an excellent host! He answered all questions, arranged for our water taxis and was available to assist in any way! We incidentally, had 8 adults and three children! :) The villa was spacious and clean with a beautiful view on the canal! The Zattere neighborhood along the canal had many restaurants and it was only a short walking distance to all of the beautiful attractions of Venice! We will definitely come to stay with you some day Giorgio, thank you so very much from all of our family members!

After staying in this wonderful waterfront apartment in March with a large group, my wife and I could not resist the opportunity to return for a romantic stay that included the Festa del Redentore in July.
E.M. Statler, the famous hotelier, stated the 3 keys to success in his business were location, location, location and this apartment has it! My wife and I could not have picked a better place to enjoy our stay as visitors and not tourists. Waking to the soothing sounds of Giudecca Canal as it gives itself over to the vaporetti and other Venetian watercraft bringing in the days wares is better than it sounds. This is a part of Venice that is no so touristy and over crowded, not that those areas are very far away, but you truly can get away from it all here.
Festa del Redentore takes place during the third weekend in July, it is the biggest festival of the year for Venetians with many former Venetians returning for the celebrations occurring throughout the weekend. I had a front row ...terrace...seat for the building of the votive bridge across the Giudecca Canal, the incredible arrival of numerous super yachts, party barges from set up through breakdown, incredible floating parties, the arrival of thousands upon thousands of revelers for the fireworks, all sorts of impromptu family picnics along the Fondemente all featuring Venetians not tourists! That was just Saturday's fun. On Sunday we were treated to gondole races on the Giudecca, what a joy.
During our visit Venice was in a bit of a heat spell with high temps and lots of sun. The newly installed air conditioning totally negated the heat of the day, thanks Giorgio!
If you are planning a special visit please give this apartment very serious consideration. It gives a person the opportunity to be a visitor and not a tourist. Everything you need is readily available and absolutely convenient. Ifthe apartment itself was not so wonderful its location would make it a perfect choice. If the apartment and its location were not so terrific than the owner, Giorgio, with his knack for hospitality and drive to make sure you get the best of Venice would still make this your best choice. Always available by telephone Giorgio will be ready with recommendations and suggestions for all occasions.
Obtaining such a well appointed and located base for your stay in Venice will serve to quell many concerns that travelers have and allow you enjoy Venice in the relaxed manner which earned her the name La Serenissima.

We couldn't have asked for a better apartment! It is clean, roomy, decor is nice, and has all the amenities we needed, plus some. The location was perfect! Close to restaurants, grocery store, gelateria, and activity during the day, but quiet at night. My husband and I loved sitting on the balcony and watching the boats and ships go by every night.
Giorgio took great care of us before and during our trip! He responded promptly to our questions before the trip, and on the day we arrived our water taxi driver was not sure where Santo Spirit was located (due to some transition of the boat dock at the time), and Giorgio so kindly took time off work and came to pick us up to ensure we were well taken care of and arrived as quickly as possible to our apartment for the week. Thank you, Giorgio!
It may be a couple of years before we are able to return, but we will definitely stay at the Zattere apartment again!

We rented the Terraces Apartment from July 1 to July 15, 2011. We loved every minute of it. The apartment, three bedrooms and three baths is spacious, modern and very very comfortable. Most importantly it is perfectly situated. It is about " 2 bridges" out of the main tourist area, but within easy walking distance of everything you would ever want to see.
It is on the Giudecca Canal across from Redentore. The canal is wide and busy, but never never noisy. The stroll in the evening is breath taking.
Giorgio, the owner , is very very nice and very very helpful. You couldn't ask for more! He helped us with everything we asked and went far beyond what one would expect from an owner. I had to leave early as did one other guest, leaving my mother and wife to finish up the last few days. Giorgio helped them with their luggage to the boat and made sure that they were properly taken care of. He is a true Italian gentleman.
We will be back here again. IT was and is wonderful.

An absolutely wonderful experience. In reality, the description did not do the apartment justice. It was large, glamorous, and well maintained. We were awed by the beautiful art work and details. We were exceptionally comfortable, and Giorgio was a wonderful owner; he was reliable, informative and gracious, and we enjoyed getting to know him too. We thought the location was a plus, loved watching the ships pass by, yet it was peaceful and convenient to access the valporetto and other areas in Venice. We would recommend this property without hesitation.
