It’s situation, design. Quiet location. Pub and restaurant away from accommodation. Wonderful sunny morning so we were able
To have breakfast in the courtyard.
Lacked a communal seating area. If the weather was cold or wet you only have your bedroom.

the property was beautiful, just when booking j would of preferred to stay in lodge rather than hotel.
said Mini bar, just a Empty fridge best to say No mini bar, travelled quite far before we arrived, also the restaurant shut at 8.30, I did speak to a staff member earlier , they asked if we would be visiting restaurant but it was 6 pm when we checked in, would of been nice if they had given us a heads up about restaurant closing at 8.30 we arrived at 8.36 pm. the staff said ovens was turned off and kindly offered us pie and chips or fish and chips, which we declined as we was then aware the kitchen was shutting down, so then we had to drive out to get some food.

Very courteous friendly staff which was consistent across the business led to a pleasing environment. Great room and comfortable QUIET nights sleep. Lovely dinner. Everything was great. Many thanks.
We like cream with our coffee. Literally the only minor niggle.

Room was very plush but small. A bit over priced to be honest. Location is a bit remote at the moment but lots of building works going on at the moment.

Dog charge £15.00 a night but thought it was £10.00.

Nothing much
The advertising for Channels didnt say that the food and bar was run by a different company. When I rang to confirm an evening meal on the Sunday of our check in the person who took the call didnt really know when they closed. It was only when we arrived after lunch that we were told in the eaterie they were closing late afternoon and would not be open in the evening as thjey had a wedding on. There was no breakfast available on the Monday Morning. Channels offered me a banana and biscuits, All in all very misleading advertising all round. It didn't even mention that it was located in the middle of a giant housing estate that was still being built with the attendant noise. The whole thing was very disappointing and my wife couldn't believe I had taken her there for her birthday. I would advise anyone sucked in by the advertising to beware!

Nice location.
Nice size room
Good size bathroom, large shower as well as a big bath. Plenty of toiletries.
Clean, crisp sheets.

Well stocked fridge.
Several small maintenance/housekeeping issues that let the experience down for me.
In the bathroom broken light that kept flickering. Toilet didn't flush properly. The flush mechanism needs replacing. The shower is very difficult to turn on.
The bed, although very comfortable was so high it was difficult to get into. I am quite tall and struggled a bit.
Torn nets on windows.
Lots of crumbs. Table needs a good clean.
