The staff and family are great. They are very friendly, accommodating and the location is away from the hustle yet down the street from some nice bars/restaurants a quick walk down the beach. The breakfast was fairly solid every day with egg, fruit, bread, juice, and tea/coffee.
The Wifi is horrible kept cutting in and out being someone who works online made it difficult. At times had to hotspot from my phone. The room had a ceiling fan yet there was no circulation of air the bathroom remained damp/wet. There are cheaper and better places for the price point with AC.

Preis-Leistung ist sehr gut. Erwarte kein Luxus, aber das Grundstück direkt am Meer. Du kannst dort Baden und am Strand sind auch richtig coole Cafés und Restaurants, wo es leckeres gibt. Frühstück ist Continental, und gut. Der Besitzer ist sehr freundlich und hilfsbereit. Hat uns mit Schnorchel, Schildkröten Tour geholfen.
Wir waren die letzten Tage unseres 5-wöchigen Urlaubs hier. Das war für uns ein perfekter Abschluss. Die Zimmer sind teilweise sehr unterschiedlich und in zwei Häusern aufgeteilt. Es gibt zwei zum Meer (oben&unten). Wir waren oben mit Meerblick. Die Fotos zeigen aber ganz gut wie es drinnen aussieht, sodass wir das auswählen konnten, was uns dann auch gut gefallen hat. Es gibt keine extra Warm Wasser, es war aber immer warm. Es gibt Ventilatoren, aber keine AC, es war aber Nachts nicht zu heiß.
Das Grundstück hat genug Schatten unter Palmen und wer Sonne will legt sich an Strand.

Beautiful location with wonderful people. We really loved our stay here. Right on the beach so if you want to go for a swim or a walk its perfect. A little bit outside the city so quite as well! The hosts are wonderful people. Had a good talk with him and just so friendly. Really recommend staying here!

Perfect place to enjoy the beach in an idyllic setting. Communication with the owner was very easy, the room was spacious and clean. In addition, the breakfast is plentiful and good.

Extremely the best staff, keep call about our arrival when we reached (Already we have informed) at night time the staff was helping a lot without any hesitation, what we asked he has fulfilled with a happy face, In the morning also 7:30 AM we had bed tea and 8:30 we had our breakfast. Excellent service which we can't expect in a 5-star hotel.
For the money value if they can include the AC will be good. with this same price, we can find an AC room but we understood the location and direct beach view.

the host was so helpful and kind man, he helped us in all we wanted, the the property is in an empty beach so that was a very nice thing, they had hammocks end swings.
the location is far from from tourist attractions, the room had no mirror except a small one in the bathroom, they had no hot water in the bathroom. No kettle/tea/water in the room, no air conditioning although the very hot weather. The breakfast was not delicious and the place was full of ants. The whole property needs a serious refurbishment.

I think Kodi Beach House is the best place to stay, so clean, peaceful, next to the ocean. Hope to come back on our next visit to Sri Lanka.

The owner was very helpful and very nice. Every day i was served coffee to my beach chair. Breakfests were very tasty. The house is really close to a beach. Great location for outings.
