Easy to find with ample parking. Very comfortable room and loved the recliner in the large common area lounge. Comfy bed and good shower. Made to order breakfast with nice selection.
Hosts were great. Ann Marie will make you feel right at home. She also gave us great itinerary advice.

Warm, welcoming home just a twenty-minute walk from Kenmare. Host Liam drove us into the town on our first night and recommended an excellent place to eat. Breakfast was phenomenal - lots of choice and all freshly cooked to order - 4* treatment for sure! Room was huge and beautifully appointed. Would definitely stay again :)
Personal choice would to be a little nearer town but, to be honest, the walk did me good!

the house was laid out lovely to suit a B&B experience and just situated at the top of the village which was a lovely walk into the centre.

Proprieter, Anne Marie & Liam were so very warm, friendly and welcoming. Their knowledge regarding top attractions, best sites and routes, really helped us in making the most of our time time and we couldn't ask for a better way to start our day then enjoying one of their made to order breakfasts - other selection/choices on offer too. Many thanks to you Anne Marie & your family ... wonderful!! Carol, Sandra and I wish you all the best & continued success. You guys are great.

Lovely big room and comfy bed. Whole room was spotless. Got to enjoy a jet bath. Breakfast was exceptional with loads of choice. Very friendly and helpful couple with advice on where to go and what to do. Would 100% go back again.

Twelve Oaks could not have been more accommodating allowing us to store our bikes, offered lift into town and even showers after check out. Fantastic breakfast with great coffee. Would highly recommend for any cyclists visiting Kenmare.

Very large room and bathroom in a modern house. Quiet location just a short drive into town.
Lack of information of surrounding area, although when asked the hosts willingly responded to our questions.
This is a family home so be prepared to meet all the family.
