Location.

The apartment is very spacious and clean. Centrally located too!
The customer service team's assistance could have been much better. On checking in, I mentioned to the staff that I am on a data only sim, hence I required guidance on how to reach out to them. They still advised that I call them or alternatively email them, as Whatsapp does not work in Dublin. This is not true. In many of my travels around the world, apartments utilize Whatsapp as a useful instrument to request assistance, guidance or help with anything to do with the apartment. This should be implemented here too. Eventually, when my email query was responded to requesting more pillows, assistance with the washing machine (which is not user friendly), and assistance with the TV, I was advised that someone would come out to assist. This might as well not have happened because not only were no extra pillows brought (as promised), but there was nothing else other than a one-liner written on a page in the kitchen stating "the Netflix can be logged out of" - as if I didn't know that. Poor customer service. The wifi speed in the unit is also not the best.

Spacious with good amenities.
The couch was uncomfortable. While there are lifts, I needed to catch 2 and walk through a courtyard to get to the apartment. Minor yet irritating

La decoración, zona silenciosa, ubicacion, servicio de recogida y checkin, y acogedor. En general tiene togo lo preciso para una buena estancia.
El mantenimiento. Escogimos un apartamento con 2 baños porque eramos 5 personas, pero uno de los baños no lo podiamos usar para las duchas porque el grifo estubo estropeado y salía el agua a temperatura muy alta. Lo comunicamos el primer dia pero nunca llegó el persobal de mantenimiento. Teniendo en cuenta que el disponer de 2 baños aumenta mucho el precio de un apartameto, nos sentimos agraviadas.

Nos gustó todo. Es súper amplio, limpio, cómodo. Fuimos una familia de 7 y teníamos espacio para todo. Rodeado de balcones. Incluso se rompió una ventana de los balcones ( por supuesto no por nuestra culpa) , y no nos exigieron nada de dinero, entendiendo que no habíamos sido nosotros.

No instructions for washing machine or TV. Kitchen could have been better equipped eg serving bowls, 6 rather than 5 wine glasses. We were completely unable to get the address in advance for ordering a grocery delivery which was an issue for me.

Very close to public transportation, close to the train station. Also very close to a convenient store, ( a big plus) .It is brand new, very spacious and it has everything that you might need when vacationing. The staff are also very helpful.
When getting the key, the office is far from the property.

Refrigerator door which attached to cabin door for kitchen decoration purpose didn't shut well which resulted in spoiled chicken breast ,milk and other dairy items .

The place was perfect to accommodate me and my 6 other friends. The couples had their own room and the three singles all stayed in their own beds in their own room. It was convenient for the EPIC museum and nearby the financial center of Dublin. It was on the quieter side of town and not too far of a walk from the train station.
Where you stay isn't where the office is. The check-in process was a bit nutty. The apartment was actually a 30 mins trek from the office, where we had to pick up the keys. So if you arrive by train, you'd walk the 20 mins to the office to either pick up your keys or drop off your luggage, then (for us), walk 30 mins to the actual apartment where someone met you to hand off the keys. For a rainy city like Dublin, it wasn't a very pleasant way to get into your place. The apartment could do with a bit more furnishings. There weren't any mirrors by any outlets, making shaving or hair styling an adventure. They could upgrade the living area: there was one throw pillow, a leather couch that was peeling, no blankets--it did the job just fine, it just wasn't very appealing. We didn't cook at all but there aren't any spices or cooking oils. Pots, pans, cutlery, cooking utensils, tin foil, cutting boards, yes.

Be careful as the units could be anywhere in the Grand Canal Area. My original booking was Grand Canal Square Apartments but when confirmation was sent our unit was located at the corner of Creighton & Misery Hill St at the Handover Mill unit complex. This was a good 10 to 15 minute walk from where it was shown on the map on booking.com. The unit we had was so noisy. You could hear every thing from outside the apartment through out the night & the morning. Seagulls sqawking, children running amok during the night, every car & motorbike going down the street. Awoke one morning to the sound of a truck parked outside the building delivering building materials to a construction site. The bedding smelt of bleach. Also note you have to pick up keys in the center of town. Very disappointed in this place.

Easily fit our family size. Great location. Exactly as advertised. Easy process to book.
With no air conditioning (that was expected), some windows didn’t open so it was heard to regulate temperature. Not all lamps worked. Overall, minor issues.

Location was good.
No hot water on first day. Socket in kitchen not functioning. Drain in shower was backing up - due to lack of cleaning. Plastic biscuit packet under sofa - again lack of cleaning. Glass in cupboard had lipstick on it - due to lack of cleaning. When booking we selected a location with parking as a criteria - in the end this was not available.

Location of the property was as promised
It’s not what we expected NOR something I would have EVER booked.
We expect when booking accommodation to be looking at photos of the ACTUAL property we are booking, which is what Booking.com advises it also expects.
This company(City break apartments/Dublin city apartments/ Corporate city apartments)) when questioned by me admits in their own words….’ The listing is from multiple apartments in the area, of the same standard, and as it would be logistically impossible to have each listing for each property, we are having one listing for multiple units in the area.’
None of this is disclosed at the time of booking, only after you check in via on office 30 minutes away in a different direction from the property and call to query.
The property we were allocated was 12 Park House in the area of Grand Canal. It looked NOTHING like the photos.
A cup of some else’s cigarettes butts greeted us on our balcony - the same balcony with the rotten wooden slats we nearly fell through. The bed in one room was so close to the wall. The other bedroom had a non requested extra single bed in the room making it cramped. Just this alone would have been enough for me to discard this property in my booking search.
The Tv didn’t work, the bathroom had Mould, broken tiles, broken door handle. The curtains were stained, plaster was missing from walls, the floorboards in the hallway moved as you walked.
The promised views of either the city or river were - directly into an office building and onto a vacant overgrown block of land.
My request for a full refund and for someone to visit 12 Park House to assess for themselves, have so far fallen on deaf ears.

It was difficult and expensive travelling to the other side of town at night to retrieve the keys from the property agent.

Very difficult to collect keys, the office is open for limited hours and is very far from property(ies). It took more than half an hour to get to the property and a 17 EUR taxi ride. Apts are generally outside city and far away from central business district and all the sites of Dublin. If you are looking to stay near all the sites these properties are not suitable. You will be spending time and money commuting. During rush hour its worse. Also, apartments are poorly maintained. Excessive wear and tear (see photos) broken tiles, torn furniture fabric, smelly furniture (rotten fish smell), plumbing doesn't work properly and provided instruction booklet in the unit has the wrong information on applicances and how to use them, refers to other devices that are not in the apartment. I spent over a days diagnosing a problem with the water not heating, sent emails and calls, waited for tech to arrive. He couldn't fix the issue because they didn't have the right parts and would take 3 days to get them which would be at the end of my stay. So deciding not to continue taking cold baths and washing my face and hands in very cold water decided to leave and find another place. Probably not what one wants to be doing spending time from a short business trip or a vacation, not to mention the commuting time to the city center and back to the apartment. Taxis in Dublin are very expensive which makes the back and forth even less appealing. One of the worst stay I've had. City Break refuses to return the amount paid for the booking in advance, they feel with proerties like this in their management they can steal money from unsuspecting guests. And Booking.com has not been any help either. They feel listing such properties on their site is ok and should be acceptable to the public because the public are naive or dumb.
Distance from city center. Lots of wear and tear in property. Repair and service requests are not addressed in a timely manner. I had to send multiple emails and finally made a couple of calls. It took over 24 hrs for someone to show up to deal with a hot water issue and I couldn't take a bath for more than a day. When I did take a bath water was very cold when temperature outside was only 2-5 degrees and very blustry and windy being close to the water.

Spacious sitting room. Good location. All very clean. The balcony would be nice in summer.
No teapot, coffee plunger, tea towels or wiping cloth. Seemingly random selection of kitchen equipment. More hooks needed in bathrooms and kitchen. No information about shops, recycling, rubbish disposal.

We collected the keys from reception, as we arrange a ride with the apartments as we had my elderly Mammy with us.
We was a bit early but there is a Spar underneath the apartment block so we had a cup of tea while we waited.
Apartment is very well maintained
Great location and easy to access.

It was not that i didn't like this but may be a problem for others
I would say that maybe the key situation could be tricky as the apartment is not near office, also there is an Estate where the young kids hang out which to some could be intimidating but the Garda are on top form with them
