Early check in isn't very encouraged

The room that I had booked was supposed to be 30 square meters but the one that I received was only one third of the size. The room was so small that I had to put my suitcase on one of the two beds to open it because on the floor wasn't enough space. On the same floor was another room where a couple stayed in and that one was similarly sized. Well, according to their page here on Booking there isn't any rooms this small. It's very obvious that the owner is not honest about the rooms and when I confronted him he played it down. Besides that, there are many silly rules you have to follow and even though I am an experienced traveler, I've never came across something like that. After only two nights I relocated to another place and that was the right decision.

The owners are a wonderful pair with plenty of advice and knowledge to help you with, the rooms are homey and very clean.

Though this seems to be a reoccurring theme in Asian, the mattress and pillows were quite hard which I personally find a little uncomfortable, although the next night the pillows were switched for softer ones without me having to say anything 🤷‍♂️.

the banyan house design is so unique & the hundred years old banyan trees give the house a soft & easy grace. the owner treats us like friend, recommended many nice places in samui for us to visit & even explained the route to our van driver ❤️

Everything was amazing!

It has a nice environment and beautiful gardens, a large common living room, and it's quite quiet.

The bed sheet has pilling , it’s not 100% cotton , and it is very uncomfortable when u sleep on it, you must wear long sleeves and pants to sleep and then u will feel better . The bath towel should be replaced also , long-term use makes it become very old and hard, I do not want to touch it.

Breakfast was excellent and very tasty. Full English with coffee, fruit juice and fresh fruit served alongside.

It really felt like a home, lots of attention to details made it so. I only stayed one night as I was transiting through the island, but I would stay again and it’s clearly a very good long term place to stay. I arrived late so renting a bike to go out wasn’t possible but Tok very kindly lent me his. With breakfast, exceptional service and a relaxed atmosphere I would definitely recommend this place to anyone visiting Koh Samui. During more normal times it’s also in a great location relative to restaurants, beach, airport and nightlife.

Too many rules. Right beside busy main road. Fine for 1 night as I was flying next day. Room was small, and clean, but hotel could use updating. Nothing nearby for food within walking distance.

Really unique place, beautiful green garden to hang out in. If your looking for something different this is the place. Tok that runs the b&b is so helpful and really went the extra distance to welcome and make my stay easy. Definitely be back!

I really did not find the place appealing.

1. Air-conditioning- only when you are in your room. 2. Owners enter room to turn AC off if you leave it on. 3. No amenities. 4. Busy road in front of house. 5. House is not air conditioned therefore sitting outside of your room was uncomfortable. 6. Daily bug spray in the room. 7. No overhead fans to circulate air. 8. No restaurant to speak of.
