L'hotel si trova all'interno della città vecchia, location deliziosa. Lo staff è molto attento ai dettagli e davvero gentile. Ci hanno dato preziosi suggerimenti su come vivere al meglio la nostra visita a Khiva. Vista dalla camera spettacolare!

Location is within ichan kala and all the tourist attractions are at walking distance...owner Siyovush is extremely helpful and even gave us a map of ichan kala with all the locations marked on it.. he has some some very reasonable tour options for nukus and aral sea.. also provided us with pick and drop from station at reasonable price.. our last day was just a day before my daughter's bday and he gave us a surprise bday cake which was very nice of him.. beds were very comfortable n property was very clean.. definately coming back to stay here for our next visit..

Nothing everything was perfect

Located inside Khiva walled city - very cool! Family owned/ run bed & breakfast - lovely people, lovely stay. They were very helpful with everything we needed, including transportation. The family are woodworkers and the wood in the hotel is beautiful.

The breakfast was good, and we were there in very low season, so might be just that there were not enough people but we were there 3 nights and breakfast was same each day. A bit of variety would have been appreciated - again it was good and we were there in low season.

Very very clean ,24-hour hot water. We arrive in there in the morning but they still would like to permit us check in and upgrade one platform view room for us. Gorgeous hotel,wonderful service

הצוות היה אדיב מאוד, קשוב וזמין לכל שאלה בכל זמן. המיקום היה במרחק רגלי קצר לכל האטרקציות באזור וארוחת הבוקר היתה מעולה וטעימה.

Tout : l’emplacement au sein de Itchan Kala et proche de toutes les attractions de la vieille ville, le petit déjeuner est topissime, le calme, chambre bien équipée. Il s’agit d’un hôtel à gestion familiale et le personnel est aux petits soins pour rendre votre séjour très agréable et reposant. Si je devais revenir à Khiva un jour, j’y séjournerai sans aucune hésitation.

Le breakfast était copieux, varié et très bon. L'accueil est très cordial dans un établissement de caractère familial. Tout est mis en oeuvre pour aider l'hôte à résoudre les petits problèmes d'organisation qui peuvent se présenter (accompagnement à la gare pour achat de billet de train, etc...). Excellent ！The owner family was very kind and helpful. Picking us up from Urganch airport,early check-in was very helpful. The best location inside Ichan Qa'la,one minute walk to Islam khodzha medrese.

Можно сказать что это гостевой дом. Отель соответствует цене и качеству, очень доброжелательный персонал , всегда помогут, меня встретил хозяин с отеля с вокзала и на следующей день отвёз в аэропорт в Ургенч. Завтраки вкусные, без опозданий.Буду всем советовать этот отель, кто собирается приехать☺️

Excellent staying, very clean and cozy. We had a room with a beautiful balcony, the bed was very comfy. Breakfast was super rich, but the best part was the host Siyovush, he has been so kind and helpful, he gave us a lot of reccomandations and suggestions on restaurants and on how to make the best visit of the city. He organized our transfer to Bukhara with a private driver. Thank you for everything Siyovush, you are the perfect host!

Special thanks to Siyovush and his family for their kindness, courtesy and sympathy. Small hotel all of wood and beautiful carpets. Comfortable and very clean rooms. At breakfast everything you want. Ideal location to visit the beautiful Khiva.

The most helpful staff ever! After arriving in Khiva and having left our wallet in the Taxi, the people who run this hotel didn’t hesitate before tracking down the taxi for us- it was amazing and completely above and beyond what was expected! The breakfast was amazing with a very tasty omlette, and the room was perfect! Good aircon, good wifi and an amazing view!!

Arriving in Khiva is already a special experience, but this family hotel tops it off. I loved my beautiful room and everything was great. The host spoke English well, breakfast was very elaborate, the location of the hotel hardly could be any better. A true recommendation!

Lovely host and staff, extremely professional and warm. We felt immediately at home. Great breakfast every morning. The room had a lovely balcony and was very comfortable. Fresh courtesy water available as well. Very recommended.

I loved everything about this hotel! The gorgeous room with fantastic view. Sitting on the balcony at night listening to the call to prayer and watching the stars! So romantic. Breakfast fit for a princess. There is a bath, beautiful tiles and furnishings, exceptional location and the staff so, so wonderful! Very helpful and charming. 10/10 from me.

Beautiful and clean guesthouse, great location, excellent breakfast and travel arrangements made on site. The host speaks English very well and his family is very hospitable.

Fabulous location in the Old City. The staff were attentive and very helpful with recommendations, taxis and drivers. Cooked us a fresh omelette each morning. Room was compact but comfortable. Enjoyed having a bath! lovely views out of both windows.

Definitely more of a ‘guest house’ even though it is called a hotel (we usually only stay in hotels - personal preference) so things like no shoes indoors and family members working front of house. Individual breakfasts are quite limited and Uzbek - salami-style meat, cheese, biscuits and nuts for breakfast (we missed having continental options like sweet pastries, cereal or porridge) Though they did cook us a plain omelette, which was very much appreciated. Coffee is instant - filter coffee would be a real plus! General smell of sewage in bathroom (though this seems to be an issue in every hotel in Uzbekistan!) These are small niggles when you consider the location and general level of comfort! Thank you.

The hotel is located in Itchan Kala (inside the fort) and is therefore in the center of all you will want to see in Khiva. Siyavoush is an outstanding host. He organized a terrific tour of Khiva for me. The breakfast spread was incredible and I was kindly given a breakfast on the morning I checked in after my flight from Tashkent. The room was cozy and warm. Great shower. Incredible value. Can’t recommend more highly.
