We were a bit disappointed when we first pulled up to the house. We were surprised to find that this home was at an intersection of 2 main roads and not secluded like the pictures. The house is more beaten up than what is shown in the pictures and had a few flaws that I addressed with the owner (nothing substantial that can’t be easily fixed). Besides that the home was huge and fit our group perfectly. We got to enjoy the game room and fire pit and enjoyed all of the amenities the nearby towns had to offer. Overall it was a great trip. Although it wasn’t what we initially expected we would still come back again with a large group.

Pros: House was spacious/clean, close to Belleayre Mt; ample amenities for entertainment; owners quick to respond to questions Cons: House is on main road, truck noise is an issue early AM (5/6 AM); Dishwasher leaks, Towel situation is strange-owners left very specific instructions re: towels (which are to be used for showering, for sauna & for hot tub)...this was a hassle; As other reviewers note, ovens were not clean & smoked/stunk up the house when turned on; One wall in basement bunk room was mildew/mold covered (appears to be a water issue) We reported to owners & sent photos Things to note: Listing stipulates "Max guests: 15 (sleeps up to 11 adults) $xxx per extra adult fee AFTER 11 ADULTS." Our party was a party of 13 with 6 adults/7 children. We were charged an additional $xxx for the 2 guests above the 11 count, despite the fact that the listing stated "extra ADULT fee after 11 ADULTS". We reached out to owners prior to our stay to ask that the fee be waived due to listing language being inaccurate. They insisted that it was a "platform fee & that there was nothing they could do about it." We reached out to VRBO (the "platform"), who told us on one call that the owners were not allowed to charge the fee & that they would ask them to refund it & on another call that the owners were allowed to charge the fee but that the owners absolutely had the power to waive it if they chose to do so. Owners refused to waive it. On the weekend of our stay, 1 of our guests was ill/unable to travel. We reached out to owners to ask them to refund the one "extra adult" fee & they refused, again stating that it was a "platform fee" & that there was nothing they could do about it. We, again, reached out to VRBO, who called the owners while we remained on the call/on hold to ask them to refund it. Again, owners refused. Our stay was a $$$$ stay. The fact that owners refused to work w/ us to refund a mere 2% of the total trip cost for a guest who was unable to make the trip, was extremely disappointing. The fact that they were dishonest about their ability to refund the $ was even more upsetting. Exchanges w/ owners were unpleasant to the extent that we would not stay here again. Another note: 1 of our adult guests was approached by a female on the property @ 6 AM. She came from house across street & was "off"; said she'd been robbed; asked to use his cell; asked to come inside to use house oven to light her smoke. Reported to owners who said it was a 1st.

The house was perfect for our group, and the listing was exactly as it was advertised. The hot tub and sauna were phenomenal to have after a long day of skiing. Paula was also great and super responsive.

The home is lovely with a lot of space for multiple families to spread out. We had three teen/ pre-teen boys with us, who loved the basement game room/ bunk set up. One adult was able to work in the Sun room, separated from the activity in the house. And my daughter (the only non-adult girl) had an upstairs bedroom to herself. She asked if we could just stay in the house forever. We encountered a few minor issues with the dishwasher (which happens in any home—rental or owned) and Paula took care of it promptly. It isn’t the lack of issues that speaks to the value of the rental (in my opinion) but how they are handled! We also enjoyed running with our cavapoo pup on the spacious grounds and visiting the stream/ river. The house is on the corner of two roads, but traffic / noise was not a problem at all and the lot is big enough for it not to feel unsafe. For anyone visiting the area, (not specific to this house) definitely plan ahead for food. Several places were closed. (We visited the week before Christmas so cold have been our timing). We had luck with Goatie Whites and grilling. Would def stay again. We had two families but I think up to three would be comfortable.

The house was great ,lots to do for everyone . The owners were quick to reply to messages and sent people over to take care of issues. The only thing they didn't have a lot of was kitchen pans and items. Was difficult to cook for a large group. Otherwise was a good house to relax and spend time with the family.. Kids loved the hot tub.

We had a group of 10 SUNY Oneonta besties who gathered together to celebrate our 47th class reunion in August. This beautiful house offered great spaces for us to eat together, play games, line dance, and catch up. It was clean and well stocked. The one challenge was regulating the AC so the upstairs people were cool enough and the ground floor people weren’t freezing. We found the perfect temperature to make everyone comfortable. I’d highly recommend this house. I’d love to see it in the winter to take advantage of the hot tub and sauna.

Nice house, good amenities, well maintained, good for family gathering and chill out..just a little more secluded than we would like to....we enjoyed our stay for sure!!

We had a wonderful time at this house. It was spacious and had plenty of space for our party of 12. It was conveniently located and clean and nicely decorated. We had a great time skiing and the host was very quick to respond.

House was beautiful and comfortable. We all enjoyed. If you are coming to cook, people need to bring dish towels and baking pans. We are big coffee drinkers and brought our coffee and grinder but the coffee appliance needs to be replaced. I worked on cleaning it and descaling it but it really needs to be replaced. Everything was clean except the ovens - they need to have their cleaning cycle run. Overall it was a pleasure and what we were hoping for. Thank you for hosting us.

Great property for multiple families to get together and spend time together. Lots to do for the kids and space for adults to enjoy quiet time. House was clean and well-kept and overall was very easy stay. Highly recommend!!

The house looks just as expected and was perfect for our family of 12 including two small infants. As previously mentioned the top floor does get warm but there are fans to try to keep things cool and plenty of space to spread out on the lower levels. The hot tub was perfect. Would definitely rent here again!

Stayed here for a girls weekend. The house was clean and spacious. The owner was very friendly and easy to communicate with, answering all of my questions quickly and even helped us find a place to eat when our originally planned restaurant was closed.

The house had plenty of space of all of us, ages 3 to 70 years old. The kitchen was spacious and the dining area was perfect for 14 of us. The kids enjoyed the hot tub as well as the adults. The fire pit was a great gathering place after a full day out and about. The beds were very comfortable and the bathrooms were spacious and we had plenty of hot water. A great home for multi-generational families. Hope to be back next year!

Really enjoyed the home. The pictures are 100% accurate and the jacuzzi/ sauna are a delight! The property managers were in consistent communication and outlined instructions perfectly. Would recommend anyone to stay here!!

I selected this property for my family and boyfriends family. 4 couples and kids ranging from 15 to 4. Location was great. Beautiful views of the mountains, a cute little meadow with wildflowers and a grove of crab apple trees. You could hear the little stream rush by too. The front of the house does go along a busy road with heavy trucks buzzing by, but with the fantastic decks and seating areas all on the backside of the house it was not an issue. Cell service was spotty getting up to the property, but was fine once at the house. Little town of Margaretville has anything you might need in a pinch with the little grocery store. We the whole week at the house. One day of exploring and golfing. And one dinner out at delicious Binnekill Tavern. House was great size for everyone to be able to spread out and still come together. Beds comfortable. And bathrooms great. PLENTY of hot water which was great! Fire pit was also a huge hit! Hot tubs was awesome too. I only have one more note, it is a very large three story house. There are multiple thermostats and fans, but you will still feel significant temperature differences for the basement, which is where we piled all the kiddos in the bunk room, pretty chilly, which was fine, they just wore their sweatpants more often then thier shorts. And the upstairs bedrooms got toasty midday. They cooled down by night time though. Just keep in mind for planning purposes. Overall, we were all a huge fan of the house and would rent again!!

A few friends and I stayed here for a get away from the City and we had a great time! The house was very clean and comfortable and the yard was perfect for yard games. Hope to make it back one day

Prior to our trip the owners reached out to us with a nice welcoming email with all the necessary information. Our family was traveling in 2 cars and this was a 2-1/2 hour drive for us. Our elderly parents had not been out of the house since this pandemic and we wanted a nice, safe, clean place that we could getaway. When the first group arrived which was actually an hour after check in time the house was not ready. The cleaning crew was still cleaning. The owners did end up sending us a message 1 1/2 hour before check in time while we were driving but being in the mountains there was no signal. Unfortunately it still would not have been enough time to alert us to arrive later coming from the city. We were disappointed about this. The owners were responsive and ended up given us a 2 hour later check out for the inconvenience. The place is nice unfortunately the cleaning crew did not do a great job cleaning. For such a place and the cost, the cleaning should be on point. Specially during these times. They did say it was a new cleaning crew that they were trying out.

The house was exactly as the photos represented - spacious, clean and modern. Check in/out process was so easy. Would definitely love to return!

This house is amazing! We stayed here for a family trip-adults ranging in age from 19-67 and a bunch of kids from 2-6 years old. Everyone had a great time. The renovated bathrooms are AMAZING. Sauna was great bonus, comfortable beds, plenty of space. The house is on a main road, but that didn’t bother us at all, the yard is so massive the kids has plenty of space to run and play without going near the road. The river running through the property provided endless opportunities to play and explore. Nearby grocery store and ice cream shop were convenient and we went to a beautiful state park that was less than 30 mins away, as well as Bellayre Mt which was only 10 mins away. The oven was broken for our trip but it was communicated beforehand so we were prepared. The hot tub was broken when we arrived which was very disappointing, but owners issued us a partial refund for the inconvenience without any hassle. Overall, great trip!!!

We had a great time with friends, 2 dogs, and an infant. We loved all the space and enjoyed the property overall. We fished in the stream adjacent to the property and loved playing games on the lawn. We enjoyed the deck overlooking the mountains and the communal spaces in the house. We cooked every night! Kitchen and bathrooms are great. Check in was an hour late as they were still cleaning when we arrived. The house is on a main road (as many have noted) and we could hear trucks go by throughout the day. Didn’t ruin our trip but it’s important to know. Owner was very responsive to any communication we had and things that came up.

We had a wonderful time relaxing at this home after daily hikes in the Catskills. It was a very hot week, and most of the home was air conditioned very comfortably; however the upstairs bedrooms were still warm. The number of spacious bedrooms and large bathrooms were awesome for our large family. We truly enjoyed our time together in this beautiful home!

The house was big and everyone had their own space. The teens could be down stairs and adults up. Then We could all be together for dinner and games when we wanted. Loved the poach and sitting looking at the mountains with my coffee. The. Big kitchen was nice, wish it was a little better stocked for cooking.

Check in went smoothly. Extended family enjoyed staying together at this house. Kids loved being able to have their own floor away from the adults. Husband and his brother enjoyed getting up early and doing some fishing while everyone else was sleeping. Paula was quick to respond to any messages I sent during our stay. House was on road that trucks sometimes passed by on but not a really big complaint since a lot of us were deep sleepers and others just used white noise to help them sleep. Plus during the day we were out of the house so not a big deal. House was clean, updated and everyone loved the bathrooms!

Property was beautiful and exactly what we were expecting. Had an amazing time and would definitely go back.
