There was no instructions regarding the checkin was provided. The owner of the property was not reachable most of the time. We were standing outside in rain for 45 minutes just to get in. The property didnt have wifi and no heater facility and no blankets too. It was 2-3degree and when we complained about it, the owner gave us some law which was also in our favor. It was very disappointing to stay here as nothing was provided as mentioned in the hotel description. Half of our time at stay passed by just calling the property owner or the booking.com client service executive.

The location of the apartment is fantastic, right in the middle of Vernazza with amazing views over the town and the sea.

The main issues with the room were the noise and the temperature. You could directly hear all noises from the apartments around you, the room had no sound proofing at all and this woke us up frequently in the night. The room was also significantly hotter than the outside temperature and very difficult to cool down even with balcony doors open, the fan provided was broken. Despite promising WiFi there was no connection available from the room. Finally, the hotel took my card details on arrival and have taken unexplained charges since we checked out of the property and are now not answering calls.

The room wasn't clean, there was rubbish under the bed and hairs in the shower. The wifi didn't work. The air-conditioning was not adequate. Our neighbouring friends weren't given towels.

Fridge was not working, tv remote was not working, wifi password did not work, Bed side table was hanging down. I told the guy who picked us up that the internet password does not work, he was very rrude andstressed out, told us that someone changed the password and that he had no time to help now because he is having other customers... i mean someone changed the password?? The only person who can change the password is the owner! He told me that he will come back to us, unfortunately he never contacted us!

It feels hard to write what I liked, as it felt so tainted by the negative parts. The rooms were nice, beds were comfy, and we were pleasantly surprised there was soap/shampoo.

This is by far the worst customer service and check in we have experienced. We tried phoning a handful of times 1 and 2 days before our check in with questions, never receiving an answer. Thankfully they finally answered the phone hours before we were set to check in. The lady we spoke with on the phone wasn't who showed up to check us in, we were given zero information on what we would need in order to check in. Our group split up, some did the hike through Cinque Terre, and had no clue how late they were going to be back. The other group had a 5 year old kid, so they wanted to check in. We were not told the person checking in needed all of our passports and a credit card. Thankfully we had sim cards, otherwise they would have been stuck sitting there with a crying 5 year old for who knows how long. The guy checking us in was super rude, saying how he "didn't have time for this" and was in general awful to deal with. I think it was also due to communication issues between the lady we spoke to over the phone and the guy checking us in. We found it odd that two of the rooms had a/c but one of them didn't, we would have all appreciated a/c.

it’s tiny, not at all what we expected and saw in the photos, far too many steps to go up with my Mother and specially with suitcases and no advice of these difficulties before booking or arrival. The tv is tiny, no control and the wifi didn’t work the first 24 hours. the window was broken and the room was very small with no view and claustrophobic. It made us feel very anxious. We probably wouldn’t have stayed if we hadn’t paid already and weren’t exhausted.

Breakfast wasn’t included, beautiful location just so so many steps to get to the room, ok if you don’t mind almost 300 steps.

A bigger fan and some decor would have been nice, beautiful view with balcony with great view but the room was so boring.

One room has a view of the town and a sea

100 euros for check in after 8 pm , 70 euros before 2.30 pm . Manager lied about lock boxes which left my son and I without accomodation at 9 pm . We panic and cried and found a place around midnight in another town . Years of mould in the bathroom , air conditioning turns without blowing air, room mega hot (sept), had to sleep with windows open - still very hot and noisy and mosquitos . Mini tablet size tv doesn’t work .

No breakfast. Location was decent but you need to be fit enough to scale a lot of stairs.

The staff were incredibly rude. Arturo who came to give us the keys was a real smart ass and made fun of me for asking why he was taking pictures of my credit card with his phone, which didn't seem necessary or professional. The toilet in the bathroom wouldn't flush, to the point where I was tipping buckets of water down the toilet to try to flush it. The bidet backed up with dirty water and wouldn't drain. We had the same problem with the sink. There is no air con and the room is totally exposed to the sun. The TV did not work at all. There were no cups in the room for us to drink any water. The facilities are very basic and the bathroom is horrendous.

No air conditioning in the summer is really awful. The fan provided was not that efficient and effective.

We had AC as stated in our booking, and the room was good enough. It was clean and had a nice view of the town.

We saw the rates were not good but decided to book anyway because of the price. However, I don't recommend it. The information provided by the host in advance regarding the possibility to store personal luggage at a local restaurant was false. I arrived before the check-in time and went to that place to ask them to stay with two pieces for just 2 hours, and they told me they don't have any kind of collaboration with San Francesco Rooms, they nor even know them, and they would charge me for storing the luggage. I wrote to the person who was in contact with me through Booking and then bet around the bush and didn't give a satisfactory answer about it. In the train station, there is no deposit store as informed. Them when was time for check-in the person that arrived was very rude and cranky. Immediately entering the room we checked the Wi-Fi connection and was not working, and this person claimed it was working for a few minutes until we convinced them to restart the wifi. It was a very unpleasant situation.

Really, really bad. We were half an hour late due to a delayed flight and train (arrived 20.30). They charged us 130 euro for late check in, and all they did was to place the key in a code box and gave us the code. As these money could have bought us a room in another hotel we asked if we could check in the day after but then it would cost us 200 euro they said. We felt pressed to pay the extra fee. The room was also really bad. According to my booking it should be 24 m2 but it was not more than 12 m2. It was extremely hot and not even a fan. There was a fridge that didn’t work and the WiFi didn’t work. Not even close to worth the money we paid.

The location is good. The room was clean and sufficient, nothing extra (which is fine in my opinion).

The communication with guests and friendliness of the staff is up for improvement.

Only the view was nice

Firstly, coming into the room it was boiling hot at 30 degrees which was hotter than the outside. We had many sleepless nights which was so uncomfortable. The wifi was terrible with just 1 bar and super weak as the access point was somewhere else. The fridge was not working and on multiple occasions we contacted the property with no response back to sort it out so had hot drinks in a boiling hot room which was not nice at all. The shower room was filthy and lots of mould in the tiny shower room. The towels provided were disgusting and had stains on them. We asked the operator to change them which took 2 days to do. The fan they provided was filthy, produced hot air and was better to sleep outside on the balcony instead of the room as it was too hot and the fan did not work either. Overall the stay was terrible in the room. The operator was not helpful at all and did not respond to any messages or provide any assistance with our queries. The room is very over priced for the area as it very dirty and not clear to get to. There was a screw sticking out of the balcony floor which was a health and safety issue which someone can damage their foot when walking out. The TV did not work at all even for satellite channels. I would not recommend anyone to waste their money there for the terrible service and dirty room you get, there are plenty of better places than it. Also for WIFI you are better off walking to a cafe or restaurant as the room is so poor for where the router has been placed. They also ask to take a picture of your credit card as discretion which they do not say what it is for even though they have the payment details on the booking. Very strange and shady.

For the amount of money paid for the room, the room did not match the expectations. Very small and hard to believe that the room was 24 sqm. Signs of mould in the shower, colour peeling of the wall and also poorly attached hooks and bedside table. Loads of dust in the fan so it didn’t work properly. Also very thin doors and no safe so we didn’t want to leave any valuables at the room. We came before the check in time and had to leave our bags at a restaurant that according to the description was free, but we had to pay €25 for it. Would recommend installing an AC as the room was to hot to sleep in with only a basic fan.

Don’t waste your money. Yes it’s the cheapest place to stay in Vernazza but that’s for a reason. No fan or aircon like it says on both booking.com and their own website. communication was poor as they told us they would bring a fan to us but “conveniently” arrived after we checked out (which is just a lie) we were told three different stories on arrival around the fan and none of them added up. the location is okay but you may as well stay on a other of the 5 lands and do a day trip to Vernazza if you want to stay somewhere cheap. The room was dirty and BLACK mould in the bathroom. None of the item listed in amenities were in the room. Overall ruined this place ruined my trip.

Needs a/c

Very nice room, so good with the air-condition. It's a quiet area and it feels very private. Good bed, nice view over the city, everything you need for a couple of days in beautiful Vernazza.

Wifi didn't work - apparently the guest before had used it all up. They said the were working on it or that it was a general problem, but it seem to work other places. The drain in the shower was completely clogged. Wrote the staff but it wasn't fixed.
