The hosts Michael & Paul were so welcoming and really went above and beyond to ensure we had a great time away. The property was very clean and well presented and the hosts were always on hand if we needed anything. Will definitely be booking again. Thank you so much for making our stay a memorable one 😊

Michael and Paul were absolutely fabulous hosts and nothing was too much trouble for them. The spacious room was lovely with a comfy bed and chairs to sit in too. The room had a fridge (fresh milk and bottled water provided), TV and what looked like a clock radio (although I didn't use it), the free WiFi was excellent too. There was a private bathroom up a short flight of stairs that was sparklingly clean (there was also a bathrobe provided too) with a nice shower. One of the convenient things about the room was that it had its own private entrance. Don't be put off by the fact that this is a basement room, it is light and airy and really comfortable. The location in Kemptown is good, with plenty of cafes, restaurants and bars nearby, yet only a 15 minute walk into the city centre, there is also a regular bus service into the city too from the nearby bus stops. Will definitely stay here again.

Kemptown is a friendly area with cafes, pubs etc and a 15 minute walk to central Brighton. Micheal and Paul are very attentive hosts. The room was lovely and a great size. We really enjoyed our 4 night stay.

Parking can be an issue but once you load app can park close by for £8 a day or hosts will give permit for £10 but difficult to park in College Rd.

Perfect Hosts and the room was spotlessly clean with many unexpected extras. Fresh white roses, mini fridge and Bathrobes. We hope to say longer next time. Perfect 😊

Beds so comfy & clean, big room with high quality equipment and provided almost everything that you have in your home i.e. smart coffee machine, small sewing set. Michael and Paul are so lovely they always help to support you by anyway they can even though it’s such a trolley for removing all kid’s stuffs from School closed to stay@27. The location made our family life more easy just walk 200m during School Graduation time.

Bathroom is separate but not an issue as you just take minutes a day

Had a fabulous stay! The room is wonderful - spacious and nicely furnished, and the bed is very comfortable. On top of this, it's the extra finishing touches provided by the thoughtful hosts which made it even more special - fresh flowers, chocolates, bath robes, various phone chargers, fresh milk in the fridge, etc. Michael & Paul are truly fantastic hosts, and we enjoyed chatting and getting to know them during our brief visit. They even gave us an Easter egg, and treated us to wine & olives before our trip to the theatre. You certainly wouldn't get such thoughtfulness at a large hotel, or many other guesthouses for that matter. We fell in love with Bolo the rescue dog - he's adorable! Location is excellent too. Close to the seafront, and a pleasant stroll to the centre. Lots of great options for breakfast nearby. Thank you Michael, Paul & Bolo - we'll definitely stay with you again when next in Brighton.

We liked the all of the little finishing touches and that they had thought of everything that you could possibly want, the room was large and comfy with its own entrance so you could come and go as you pleased

Excellent, friendly welcome with a pot of tea (despite it being very late). Exceptional hosts - lovely, well-equipped and very clean room.

This was a wonderful place to stay. Clean, comfortable and well furnished. Very central, just a few minute walk from Brighton beach and pier and Michael and Paul were the most wonderful, genuine, welcoming and accomodating hosts. We will definitely stay here again next time we visit Brighton.

Great hotel! Everything is very clean, beautiful, comfortable and tasteful. Separate words are worthy Paul and Michael: the sweetest, friendly and welcoming hosts. They treat guests with hospitality and care.

It was exceptionally clean, nothing was a problem (including our really late check in time), communication was excellent, very warm and welcoming hosts who had thought of everything a guest may need. The bed was super comfortable and both the bedroom and and bathroom were immaculately clean.

Paul and Michael were great hosts very friendly and gave us very good recommendations on places to go for food and live music. Great location and very close to the shops and the beach.

Liked everything about my stay. Michael & Paul are wonderful hosts and people. Accommodation is faultless as was their care and consideration. A wonderful experience indeed.

Nothing too much trouble for the hosts. So many small details thought about and provided. Lots of lovely towels and robes. Immaculate room. Fresh roses changed during our stay and treats provided after our long day out walking. Mini fridge in room was really helpful for milk. thank you both for a lovely stay and making us feel special. x

Stairs to front door and en suite may be a problem for people with mobility issues. not a problem for us.

I was met by Michael and knew from the start that nothing was going to be too much trouble for him. Super helpful in every way - explaining about the room; bathroom etc. The room was spacious, quiet, with its own entrance from the street . I enjoyed the excellent coffee from the machine in the room.

Absolutely outstanding! Brilliant location in a nice street, and close to Brighton town centre. The bed was huge and super comfortable. The room was lovely, it has its own entrance at the front of the house, and it was stocked with lots of little creature comforts which we loved! Everything you could possibly want in a guest room. And Michael was just the nicest, most friendly, and most welcoming host we've ever met. I don't think I've ever given 10/10 on booking.com before, but you guys deserve it!

Everything. The communication before hand was brilliant and the owners are really helpful. There for checking with parking permits made it really easy, Paul was very friendly and made us a pot of tea while we sorted the bags. The room is a really nice size and the bed was comfortable, little touches like the chocolates, various phone chargers in the room, the books and the coffee machine really make it feel like a home from home. Having our own access to the room/house was ideal. Michael met us at check out and was also very friendly and was able to tell us about some lovely place to have breakfast/brunch, also offered to look after our bags until later if we needed him to.

I can’t fault it

The room is huge and super comfortable. I went to a concert at the concorde2 which was just a few minutes away, so really a perfect location, plus the neighbourhood was really nice with cafes and bars. Had a really nice time meeting Michael and Paul who were fantastic hosts.

Could not fault the impeccably high standard of cleanliness and maintenance of this stylish, spacious and super comfortable accommodation. We really appreciated the generous gestures and attention to detail by the hosts that made this stay quite exceptional and rather special.
