The Beach house is very nice with lots of things to do. We enjoyed the close walk to the wonderful Beach. All the needed equipment for beach was included for our group of 8.
The only down side was unfortunately the whole week the neighbor was having construction work from 8AM to 5PM next door and the sound of masonry saw was very loud all day. Some of us had to be on-line during couple of days and the loud sound made it hard to relax and enjoy.

The house was beautiful in an excellent residential neighborhood. However if anyone has mobility issues, the stairs from the street to the beach are quite steep and may pose an issue.

The location is amazing! Short walk to the beach. You will need to walk down a VERY steep stairway followed by a sand trail that is slippery. I wouldn’t recommended this location of walking to the beach with young children, older people, or out of shape people.
The neighborhood is beautiful! Each house is so unique.
With this rental being in a neighborhood… the neighbors are not friendly at all and do not like that there is a VRBO near them so they were not nice.
There is VERY LITTLE AND TIGHT parking. We have and truck and suburban and were unable to park them both in the driveway and there was not any available parking when my husband arrived. He parked halfway on the driveway and halfway on the walking path to the house to unload our luggage. The neighbors instantly took photos of his parking and sent to the owner of the house. I would not recommend bringing full size vehicles to this property.
The house was very clean and well stocked. I would recommended the owners purchasing new cookware.The teffelon pans were beat up! To the point of us not wanting to use them.
Puzzles had MANY missing pieces.
The bbq had issues when we got there but property manager was able to get fixed.
Overall a great house for large family. But needs some TLC. We will most likely NOT be staying here again because of the vibes the neighbors gave us. They seemed very annoyed and grumpy that we were there.
This was our 2nd time staying here. Last time was a better experience.

We had a wonderful time at the Mermaid Cottage by the Sea. My family and my husband and I were there for my stepson's wedding and the house was the perfect size for the seven of us! It was clean and beautifully decorated! It was within walking distance to the beach and was perfectly located from all if our weddings events. We even managed to fit in a couple of days in Disneyland! Only a 15-20 minute drive!! The management staff couldn't have been nicer and were great to work with! I left my phone at the house, and I live on the East Coast. I contacted the property manager, Jordan, and he was wonderful! He shipped my phone right back to me and I had it within a few days!! It was such a memorable trip!! The Mermaid Cottage by the Sea did not disappoint!!

Loved our stay here! We had plenty of room for our large family. Kids loved the backyard and garage ping pong. Great location for us for our trips to the beach, and visits to Disney and Legoland. Would recommend!!

Super easy check in/out. Kitchen was spectacular and back yard great for kids. Garage was easy for storing surf boards and bikes. Only negative was not super easy to walk to beach down steep long steps to beach. T street and San Clemente state beach still a super quick drive.

We enjoyed our stay at the Mermaid Cottage. It was clean and offered lots of room for us all to be comfortable. (3 bathrooms!) We started our week off with a very wet hurricane but luckily it didn't linger and we had sunny nice weather the rest of our stay. The house had lots of beach essentials and toys. We used them all. Our 2 year old granddaughter was happy to have some sand toys. Flying in from out of state, one can't bring chairs, umbrellas, beach towels, coolers, boogie boards etc. Yet all those really are 'necessary' for a beach vacation. Management was very easy to work with and I could recommend this house to others.

I rented this for family in town for my daughter's wedding. Although I never spent more than 30 minutes in the home, I was very impressed on the size, the upgrades, the cleanliness and the decor. My family was delighted with it inside and out. The backyard is wonderful too! The Sand and Surf contact I was working with, Jordan, went above and beyond to make the experience seamless and was great to work with.

You never know what you are going to get when renting a house. This property is everything advertised plus more! A short walk to the beach (a 2 & 3 year old was able to make it), great neighborhood, great house, great backyard. We loved our stay and will go back! We had 5 adults and 5 young kids.

Beach haven
This place met all our expectations. Loved the Dutch door with sea breezes welcoming us to relax, breathe and put our feet up. Enjoyed ping pong and fire pit.

We were in town for 5 days for our son's wedding at Casa Romantica and the Mermaid Cottage was a clean and quiet get away from the crazy celebrations! Home Owners and Property were Great but property management was terrible
Our stay started off rocky as the property management did not have the house cleaned and ready when we arrived on time. Also, property management did not provide good customer service as they rarely answered the phone.
The owners were amazing and really helped make our trip wonderful! They helped us problem solve and make it right. The home is beautiful and had plenty of room for all 10 of us. I loved how much storage the kitchen had for us, as we cooked all of our meals. The backyard and fire pit were really nice. The beach was close by and we spent most of our week there or at the house. We would go back as we really loved our week at this house.

Terrible management, zero privacy
Had this place for a week and a family bbq one day here and they kept sending management company to come in house and count how many people our family had. Would definitely pass on this place. Zero privacy, mediocre accommodations, very very bad floor plan, terrible communication/service.

Top Notch VRBO
Very warm and inviting to guests. The tree house and fire pit was a hit for all. And playing ping pong 🏓 was an unexpected delight!!!!! Thank you so much!!! We will cherish these memories forever. This home is a gift that will keep on giving!! 😊

Great Beach Stay!
We had a great time at Steve and Lynne’s house. The house was just as described. Clean, comfortable beds, plenty of comfy furniture, a wonderful backyard and close to the beach. A wonderful time. Strongly recommend.

We Love This House!
We first stayed here in 2019 with our 5 adult children. When we decided to once again gather for a week with our family, everyone immediately indicated that they wanted to return to San Clemente and this house. The location of the house to the beach and town is wonderful! And the house more then met our needs - it actually went way beyond once again.
My guess is that we’ll be back again in 2-3 years! It couldn’t have been better!!!

Family Beach Getaway
This charming property was perfect for our extended family get-together. We stayed four days with two of our adult children and their spouses, plus one almost three year year old grandson. The rooming situation was perfect. Each couple had their own bathroom, and the gathering spaces (kitchen and great room) were spacious enough to accommodate all of us at once. We especially enjoyed the backyard with the gas grill and firepit. Our grandson especially loved the swing and treehouse (on our watch, of course!) The beach is a short walk, but be prepared for the trek down (and up) the stairs and somewhat steep dirt incline. You could always drive to the pier, but you'll have to deal with parking and the crowds. We preferred to deal with the hike and have an uncrowded beach. One highlight of our trip was renting a Duffy boat (electric boat) in Newport harbor (reserved ahead of time) for a sunset cruise around Newport Bay, wine and charcuterie board in tow. Beautiful!
We will gladly stay here again, next time I can get all my family off at the same time. Thanks Lynne & Steve!

Fantastic stay
This was the perfect vacation experience for us grandparents, two daughters, one son in law, and three grandsons, 16, 12, and 4. The home was lovely and spacious in its design with nice backyard, firepit, etc. We could walk to the beach. House contained everything we needed. Sea Breeze host Michael was there early and handled everything very well. Highly recommend this lovely home in a quiet, up scale neighborhood.

California Family vacation
We wanted a central location because our son lives in Dana Pointe. The property was everything they said it was and more. Beds were very comfortable and there was enough space for everyone to spread out. The backyard was very nice and we spent many nights by the fire pit enjoying the balmy weather. Will definitely come back here again. Also located next to San Clemente Pier and we were able to walk down there and shop at the stores and ate at Fishermans Bar and Restaurant

Property was clean, comfortable and close enough to the beach.
Minor rooms for improvement:
1. Should change their process to self check-in.
2. Be clear with quiet time rule.
3. Provide enough kitchen & bathroom supplies (instead of the little necessities-nail polish remover, mini neutrogena, etc. in the bathrooms)
