Oldest inn in Maine, Historic Place with easy walk to the beach and fine appointments. Not for folks totally addicted to the www and if you want to recharge your phone, remember to bring an ac to phone charger.

Such an over promise and under deliver. You don’t pay over $200 for broken windows, peeling wallpaper, and pillows without pillow cases. The stairs up outside haven’t been cleaned all year. What a shame in them for ripping people off.

Excellent location, easy walk to the beach and attractions. Small pool on property and complimentary breakfast were an added bonus.

Everything was perfect, the only thing was the comfort of the bed but I will still highly recommend this hotel!

It was antique old style which is beautiful. But the bed was old and squeaky. My friend grabbed a towel from towel rack and it all fell apart. We notified the front desk but they didn’t care.

Excellent service, breakfast was good. Close to the beach and we could stay parked until 3pm Perfect!

Our stay here was nice. It is a quaint inn that has maintained some of the original structure from the 1700’s, which is awesome! The bed was very squeaky, but comfortable, despite an old mattress. Breakfast was okay, but not a lot of options and a very congested space. Not a traditional B&B breakfast, more like a less expensive hotel chain. The lady that was working in there was very helpful and kind, and offered excellent service! All the staff were friendly and helpful! The toilet in our bathroom needed a more thorough cleaning and we couldn’t pull the shades in our room without the whole roll falling down, which happened on 2 of the 3 windows we attempted. Overall, it was a nice stay. It is close to the beach, within walking distance to a public access and public facilities, as well as shopping and dining! The young man at the desk upon checkout even said we could leave our car in their parking lot and that he would provide a bathroom for us to shower and change in after spending a few hours at the beach. We would definitely stay again.

The bed was like a brick it’s good if you enjoy that kind of feel. There were leftovers left in our fridge from previous guests so it made the fridge smell pretty gross. Great location and very close to everything so the walking wasn’t bad at all. Overall good place for a night

Very nice stay in a vintage house. Our room had air conditioning and there was a very good breakfast included. It is decorated in a quaint older style in keeping with the period of the house. We thought it might be noisy but it wasn't noisy. The staff was friendly and helpful.

What a nice old Inn!! Would recommend!

Charming historic inn; excellent location. Unfortunately service did not measure up: lack of information on local services/touris attractions, WI-FI code only available at main desk, unresponsive to guests' requests. When we asked that a broken shade be replaced it was apparently ignored for 6 hours and only dealt with by the next person on duty.

The room was very clean and nice, and the area was quiet which was very appreciated during nighttime. Hotel was a nice walking distance from the beach which was also a great plus ! However the internet didn’t work at all, and neither did the television in the room.

Most uncomfortable mattress I have ever slept on.

Bad smell in the room, overused and uncomfortable matrices, leaking water from the mixer around the sink. Poor service

This Inn was charming, clean, and the service was friendly. It is an historic building, and has a lot of character. Its location is adjacent to the OOB pier, without being right on the strip, so it is quiet and still convenient to all Old Orchard Beach has to offer. I had a great stay and would definitely come back here again!

I stayed one night to attend the Taylor Swift Tribute Party on August 1st with my daughter. Upon arrival it was unclear where the office was. Once I located it, I was barely greeted and just asked for my card and ID for the reservation. The desk in the office is far too tall and you cannot see over it to converse with staff so I awkwardly stood beside it. Once she was done checking me in I was told this young adult male would show me to my room which was not located in the main OOB Inn as I expected but next-door in a house that used to belond to the Atlantic Breeze Inn which evidently the new owners of OOB have purchased. The room itself was clean and spruce and I liked that the building was secure (you must use room key to unlock the main door). Breakfast was served at the Atlantic Breeze Inn next door and was nothing short of a continental breakfast you would see at chain hotels with less selection (no waffles). The coffee was at least good. When we arrived Thursday, the common grounds were littered with trash, empty alcohol cans and blunt wrappers. This garbage was still there when we left Friday morning. In general things seem rundown. Staff barely spoke/understood English and knew very little about the space. The front desk receptionist said she is working there for the summer and doesn't know the owners. When I stay at a bed and breakfast there is a level of welcoming I expect along with a home cooked, good breakfast and a clean space. All of this was lacking here.

We loved this place. The suite rooms were amazing and so cute and lovely. The owner went above and beyond. She helped when we had someone sick and helped when we needed her. She was amazing.

My stay was fabulous. Complete solitude which is exactly what I was hoping for!!

A little run down

We had a great time. The room service was great 👍 the room was very clean . The only thing was the TV didn't come in good at all 😭 it had bad reception it was out more than it was on cound not watch any thing.

I liked the Inn, however, my husband & I felt the bed was uncomfortable & pillows not adequate either. I would also suggest making sure you stay on the 1st floor due to the sloping eves of the roof. We had to be careful not to bump our heads in the bathroom & bedroom. Being able to sit outside on the porch for the continental breakfast was enjoyable, however, I would also like to suggest putting out other cereals than the sugary children's variety. Many adults would choose instant oatmeal or bran flakes or granola. All in all I would recommend this actually charming older Inn for the proximaty to the beach for sure.

The two star rating is appropriate. Wouldn’t stay there again.

The property location was great proximity to old orchard beach. During the check in process the front desk told us that it was an entirely different house location next door that we would be staying at. This wasn’t mentioned in the booking. Also during the check in .. no mention of the pool. We stayed a total of 3 nights. The second day there, no room was cleaned and no towels were delivered. One day our door was left unlocked and open for anyone to go into.

Toilet clogged

We did not realize when we booked that the Inn had taken over the two properties next door to it and that our room would be in the middle, blue building, not the original inn building. The room was dirty (fan had an inch of dust on the blades, baseboards were dusty), and that the shower curtain in the high-walled tub was only hanging on by a grommet or two and was hung at my shoulder height and I’m only 5’7”. Bed was old, decor was tired. Reviews we read before booking must have been from guests staying in the original inn building. Not someplace we will return to.

It was very close to the beach and shopping!

The location was walkable to the beach and attractions. There were plenty of outside seating for a warm evening. Breakfast was very good. There was only one key to the unit. Not a problem for us this time.

This property is tired and needs to be refreshed. We were in one of the secondary buildings and the Wifi was very spotty. It is in a very convenient location to the beach.

Very pretty inn & close to the pier & stores

We had a terrible experience. I travel nearly 8 weeks a year domestically and internationally and have never abandoned my stay! The cleaning supplies - whatever it is was incredibly strong - my throat and eyes burned. Extremely toxic! The bed was old and lacked any support. A cheap foam topper was put on with just a thin sheet over the top no mattress protector - very unsanitary. Pillows were old and gross. The room was quite damp which made the bedding situation worse. Carpets are very old and gross. We returned from a wedding before midnight and asked the lady at the front desk for two bottles of water. (The two tiny kind that were in our room upon arrival - so we know they had water). She said she was not able to give us any water as it was for the housekeeping to dispense. My husband asked if we could buy them and she said no, drink the tap water. We went to the free breakfast two doors down at 9:10 - breakfast to end at 10. There were eggs but other items were not replenished and the potatoes were gone. The employee stated they would not be replenishing as it would take too long. We did our best to try and make it through the three nights but night two proved to toxic and we left first thing in the morning. I have never had a worse experience and have never written a bad review. Stay anywhere else. The location was great and two of the employees were pleasant and helpful. Terrible experience
