Warning to fellow Americans. I stayed at this property during a hot July week. The air conditioning could not keep the room cool. Most nights were around 80 degrees in the room. I would not stay here again during the summer. The hotel staff said "it was fine in the room." I had a separate IoT thermometer on one of my bags and could measure the exact temp- they did not care. Room was great. Location was great. (can't reach this hotel by car, so you will need to carry bags about .3 miles). I would stay here again when it is not the summer.

The staff were very friendly and accommodating. We were leaving early for a tour and would not be there for 7:30am breakfast. They delivered baskets to us the day before. The room was clean and spacious and location was great. Highly recommend.

Our stay here was perfection! The location was superb, our room was the city view and overlooked the square in front, with charming shutter windows. The room itself mimicked the feeling of being within the palace, stone walls and all but with perfectly appointed modern amenities, nice large bathroom and very spacious room with sitting area. Bed was comfortable and thankfully the AC worked well during July heat! Little detail but also like there was a steamer in the closet to refresh clothes. We plan to visit Split again and will absolutely stay here again! Another bonus is they can arrange a driver to get you from the airport, which was very convenient and seamless.

Our stay was lovely, loved the breakfast which was included. The place was clean and in the middle of the old town, easy walking distance to everything. We enjoyed the stay.

Reasonable walking distance from the train station and a couple of minutes away from the main boardwalk. There is a restaurant on the ground/front of the building. Please be sure to look up at the front of the building and you will see the hotel sign. Positives: boutique hotel in the original building, has an elevator and they serve a decent breakfast. The reception is nice. Not-So-Positives: the room has a wall mounted split air unit that seems to air condition only the entry area of the room. Air doesn’t circulate to the area with the bed. I stayed on the third floor. I could hear the guest above stomping around like a giant. I did not get any sleep the first two nights. With the lack of air circulation and the constant temperature extremes - I fell ill. If you don’t know, not all common areas of the hotel nor even the restaurants use full air conditioning. Something to consider when booking.

I loved that is was central but still quite. The mattress was good. They had a clothing steamer which was great. The ride service organized for us was on time and friendly. Overall experience was great.

Perfect position for exploring the Old Town, restaurants, bars and The Palace. Just beautiful.

The Palace Suites is a favorite place for us to stay. It is in a terrific location and the staff is superb!

Beautiful room very clean. While shutters are charming they do little to filter out lights from square below. These rooms need black out shades. That being said they also need better lighting inside room. It was very difficult to read at night. Bedside lamps were terrible and canned lights in ceiling gave off poor light.

Great location in Old Split but 2nd floor bath was inconvenient and not very private

Great location but please, and I say please..confirm that your room does not include a loft bathroom with no doors or walls. It was very inconvenient to have to share a room with your significant other and take turns standing in the hallway while one of you used the restroom. We checked out 3 days early to find a proper hotel.

This is a small boutique hotel in the middle of the old town of Split, steps away from Diocletian’s Palace and a 2 min walk to the Riva (boardwalk). Because of the narrow streets there is no traffic in the old city. Foot traffic only. Hence, be prepared to walk with your luggage from the Taxi or airport shuttle bus to the hotel (15 min, easy walk). The nearest parking for a rental car is about 8 min walk and is $20/day). I highly recommend this hotel.

Staff initially had issues finding my reservation as it was booked through Expedia. We loved the stone exposure in the rooms and it was super clean and quiet. It was easily accessible to the shop and restaurants as it was right out the door.

The Palace Suites has a prized location for a visit to Split. The hotel sits off the main plaza and is a few hundred feet away from Diocletian's Palace and the waterfront promenade. If you have an option of booking with breakfast, I recommend you decline. The breakfast offering is not great and there are so many great cafes and restaurants around the property to have breakfast

Beautiful room, fabulous breakfast, right in the heart of Old Town. Take up hotel's offer of ride from airport or you may have difficulty finding it. Parking is distant challenging. One quibble: to truly be an eco hotel, towels shouldn't automatically be changed every night--at least let guest have a choice!

Super friendly and professional staff — perfect location and lovely and new hotel!

Perfection inside the Palace walls.

Pros: Nice breakfast, great shower and towels, comfortable bed and an elevator. Quiet considering its location (as in soundproof windows). Cons: The leather sofa was delaminating (see photo) and leaving annoying tiny black pieces of ultra-thin leather on anything that touched it. This was not something that just happened; this took time to deteriorate. In the sweltering heat, the air conditioning adjustment was blocked below 18C and seemed to cool to just barely an adequate range. No robes as advertised, and the minibar removed due to Covid. Four stars on perhaps its best day with a new sofa. MOST all of the staff were delighted to be of service. The driver they arranged for the 4:00am airport transfer was great. I wouldn't rule it out for a return trip but would likely try a similarly priced room in the same area first.

Very nice boutique hotel in the heart of Old Town Split. Great location, comfortable, very spacious and super clean! And it has an elevator!!! Matea was awesome!

This a good, very clean, modern, pleasant hotel in the center of old town and a few minutes to everything in town. It is a very small hotel on a side street, off People’s Square not very easy to find the first time. That said it is a tiny hotel, 4 floors, 2-3 rooms per floor accessible by a 2-person elevator or stairs. Lovely breakfast, modern and impeccably clean. The name of the hotel connotes a palace, so you do expect something grand or large and instead it’s the very opposite. But well appointed rooms, hard beds but the place tries hard. Super centrally located and well air conditioned.

The lady at the front desk was very helpful. She let us check in advance. The room was super cute and clean and the area was the center of the center

The hotel is small with only a few rooms per floor and it is located in the center of the old town. The free breakfast was nice! Very convenient and rooms are comfortable.

We absolutely loved our stay at Palace Suites. The location couldn't have been better right in the middle of old town. The staff were amazing the rooms were spacious and very clean. Everything was within walking distance and the breakfast was excellent. Would definitely stay here again and would highly recommend

The bed was way too hard for me, so I asked the reseption if there was anything they could do for me to make this better. Nothing happened, did not hear back from them again. They could at least got back to me with a status or maybe come back with a solution. The room where spacious, and well soundproofed against the surroundings. There was not enough pressure in the shower to use the rain shower.
