This was our second time staying at this condo and it was excellent. The space is perfect for my family. You can’t beat the location either. It’s located by so many good restaurants within walking distance, not to mention the little market across the street for any groceries you may need for your stay. The property manager is so responsive as well. Unfortunately on our very first night around 10 pm, water started leaking through the ceiling in the kitchen, and we quickly realized it was from the AC unit on the second floor. The property manager responded so quickly that night and had someone out to fix the AC unit, although the water leaking did cause some damage to the kitchen ceiling. The next morning we went to use the keurig and realized it would not work. It wasn’t that big of a deal and I just sent the property manager an FYI text that it wasn’t working. He again responded quickly and apologized for any inconvenience and said he would ship a new keurig. I didn’t think it wouldn’t be delivered during our stay, however it was delivered the very next day. The property manager definitely went above and beyond to make sure our stay was comfortable.
Overall, I would highly recommend this unit to anyone. You’re steps away from the beach, and can enjoy the view from the multiple balconies and comfortable outdoor furniture on the balconies. I know we’ll be booking again

This property is amazing if you love the beach. Directly on the beach In a great part of town. Wonderful sunrises over the ocean. Plenty of room in this house and privacy for every guest. The communication. With the host was great as well. We needed nothing while we were there from them. Highly recommend especially for the price.

Pros: Property location was perfect although parking was a little tight. Property was as described with all amenities provided as listed. All bathroom updated. We were a family of 6 adults and 3 children so the three floors were ideal with plenty of space. Lots of toys for kids to use. Outdoor shower was great. We would book this property again.
Cons: These concerns are very fixable. The drapes on the third floor had 1/3 of hangers broken off so closing the drapes was not possible without some creativity. The third floor is beautiful and has it's own air conditioning unit. We also noted from previous years that we also were unable to use the closet in the first floor bedroom due to the door being off and that area not cleaned at all. Comments from previous years noted dirty floors but in reality we found the steps to be dirty. All the stairs needed a deep cleaning and resurfaced. I cleaned the stairs - more than just a light mopping- from the first to second floor because of our small kids. That took care of the black feet. The dishwasher is not stabilized when you open the door.

Perfect spot right on the beach and in walking distance to many restaurants and bars. House was big with lots of space. Was nice to have a bathroom in every bedroom. Great view of the ocean from main level and upper decks. Had everything we needed for a fun relaxing weekend with friends. Would definitely stay again!

This is an absolutely lovely condo right on the water. Could it use some updating? Sure. But does it have everything you need for a very comfortable stay? Absolutely!
The Good: Booking/check-in process was extremely easy. The condo was just as described. We loved that each bedroom has its own bathroom! Each room is very large and we never felt cramped, even with 8 people. The patio has the perfect view of the shore; that’s worth the price of the condo alone. The outdoor storage closet was stocked with all sorts of beach toys, chairs, boogie boards, and even a water table for the kids! Having a large sandy area between the condo and the dunes was perfect; the kids could play without us worrying about them getting close to the beach. There’s also a lifeguard stand right in front of the condo at the shore, which was great.
The Not So Good: The condo could use some maintenance. The dishwasher isn’t screwed into place, so it tilts out when you have the racks pulled out to load/unload.
The washer did not work; it would start to fill but then stop and error out. We worry able to get one load to fill completely, but the spin cycle is completely broken so we had to hand wring everything out. Having a functioning washer was a main reason we booked this condo, so it was a major bummer. The fourth floor shower drain is slow. The first floor bedroom closet door was off it’s track and we couldn’t get it back on.
All in all, we would 100% book this condo again. It was a fantastic place with a great location!

This unit is perfect. The property manager was very helpful. The unit itself was perfect for our size family, 9 adults, 1 child. The
Location was perfect and it was easy to get to the beach and the boardwalk.
This unit is nicely furnished and the kitchen was stocked with pans, utensils, appliances, beverage bar.
The a/c was a life saver. The deck from all levels had beautiful views of the beach.

Great place to stay for vacation. Four bathrooms was so nice with four women being there. Little bit run down and couple cabinet doors were broke but no big deal. The view is amazing and for the we couldnt ask for more. If we go back to ocean city we will be seeing it this place is available to reserve. Awesome

We loved the location and features of this house right on the beach in OC. The owners communicated with me quickly the entire time- before the booking and once we arrived. Nothing beats watching the sunrise from multiple decks and enjoying chatting with the neighbors and having dinners listening to the ocean waves. The kitchen is great for preparing meals together and everything is well situated and equipped. The only issue I can mention is that we waited around til check in time and the house still hadn’t been cleaned. BUT the owners refunded the fee and were very on top of it. Just a bit of a drag to delay the first day of vacation. Also they said grilling wasn’t allowed but the other houses had grills so I would say it would be really nice to add that amenity to make the place beyond perfect.

The owners of the property are wonderful! Great communication. House is awesome especially for a large group of 10-12 people. Very spacious, lots of bedrooms which accommodates variety of sleeping options based on your group and plenty of bathrooms. Great proximity to beach, great view of beach from porches and great location to activities with short drive to boardwalk, or if you have teenagers a nice walk to boardwalk and good exercise for them (just make sure they wear good walking shoes). Parking is a bit tight at house especially if have 2 larger style vehicles but doable if you have talented and creative drivers. We have been to OCMD numerous times staying in Condos in the 100 street blocks but my kids now 18 and 21 as well as us enjoyed this house more. Can easily leave your chairs, sand toys, bigger toys like Cornhole, etc on ground level back porch…..no carrying up elevators or steps! Also washer and dryer conveniently located off ground level back porch so can leave wet towels, etc. right there without dragging through house and just pop in washer when ready! Just a few minor issues we noted and informed owner which he appreciated but nothing major enough to mention or that impacted our enjoyment of this rental property.

Beautiful place. Fantastic location. I love how each bedroom has their own bathroom. I would recommend a new cleaning company. The place was dirty. The master bathroom toilet was not cleaned and the beds were not made up either.

Family had a good time. Nice that each room had a bathroom. Top deck furniture broken-screen off the track. Main floor slider very difficult to open. Location great, however lots of noise next door at the large complex-work crew there every day. Cleanliness left alot to be desired-black feet for every one from the beginning of our stay.

Overall I was very displeased with this place. We first arrived at the property at 2:30 pm and the cleaning crew arrived just a few minutes after we did. The check in time is 4 pm. So you can only
Imagine how this entire place was cleaned in an hour and a half. Dirty linens are left after the crew leaves. And they said most of the time they make the beds with the dirty linens. Because the new ones don't arrive until 6 pm. So not only do somebody else's linens stay on the bed until YOU have to make all the beds with fresh linens. You must also wash all of the comforters because they also do not provide new clean ones. Unless you want to sleep in a comforter that other people have used for who knows how long. Everything in the house was filthy, from the steps in the entrance to the ceiling fans in every room, to the air conditioning vents, to the showers. We had to spend our own money and the entire first day cleaning and scrubbing EVERYTHING. The showers were extremely molded, the air conditioner vents looked like they have never been cleaned before, or even wiped! I have stayed in many places and this was by far least kept up place I have been. I'm only 25 years old but this places clientele is clearly 18-21 years of age that are just there to party and do not care where they sleep, or about cleanliness. Our group had 3 children under the age of 18 months. so you can see why we voice or concerns about these things. The deck outside can not be up to code. Every house down this building has clearly upgraded their deck and railing. Ours was full of blistered areas and the gaps in the deck were wide enough where a small child could fit through and fall to the bottom. We emailed and tried to get a hold of the owners and they quit responding when we told them how upset we were with this place. They obviously lack the care and skills to properly keep up with this place. It has tons of potential and could be a great place. I would recommend not staying here unless like I said before you are the young party type that does not care where they sleep.

We arrivied at the condo at the same time as the cleaning crew who allowed us to view the property before check-in. They informed us they are not responsible for linens and they remake the beds with the same coverings. There were cobwebs in every corner of the stairwell, ceiling fans with inches of dust, and showers with mold and mildew. We spent over $100 in cleaning supplies and our first night cleaning and washing the bed comforters. The furniture was from 1980 and appears it hasn't been cleaned since... or ever. The deck was very rough, full of splinters and unappealing to the eye. The deck railings had very large gaps which was a safety hazard for our three children under the age of two. We had a very tough time getting the wifi to work. After several emails exchanges with the property manager voicing our concerns and displeasure, she eventually just quit responding. Do not stay here.

love staying on the beach. upgrades are needed!!! don't think the cleaning crew mobs or vacuums the floor. the couches and rugs in the bathroom have not been clean ever, i think. the drapes don't work via the drawstring. deck needs attention b/c is it very bad, someone is going to get a splinter.
oh yea the wifi did not work!!!
will stay here again. hopefully the owner gives the place a little attention.

We could not have been any happier with the condo!!!! We were in OC for a youth for Christ conference and had 10 high schoolers with us. THEY LOVED THE CONDO!!!! It was so quiet, peaceful, relaxing and a great place to come back to after the conferences! Location was PERFECT!!!! THANK YOU for sharing your home with us. We will be back to use it in November for the middle school conference! Thank you Jim and Tina for being only a phone call away to answer any questions we had! I would recommend this condo to everyone!!!

The condo was in a great location, just a few steps to the beach and a few blocks to the boardwalk. There was plenty of room for multiple family units and sitting on the top deck at night was spectacular. But the property was in need of a serious deep cleaning. The kitchen drawers were filthy, and some of them were filled with dirty junk from previous tenants. Coffee pot didnt work; fridge bottom was cracked; the oven had to be cleaned before we could use it. Kitchen was partially stocked with random dishes, some cracked, some dirty, and random cooking utensils. Bathrooms were surface clean only. Even my college age kids commented on the cleanliness! Living room furniture was in need of a good cleaning as was the floors. Deck furniture was torn and dirty. We rent in the offseason mainly because of family schedules and we expect the same quality conditions as in season renters. I felt bad for the property because it really deserves some TLC.

The location of this townhouse was perfect. The beach was right outside our door and the boardwalk was with in walking distance. We parked our cars and didn't have to move them for a few days. You could also cab or bus it for a few bucks if you didn't want to walk. The owners did a good job answering all our questions and our phone calls were returned quickly.

We stayed here for eight days in June, 2011. There is no better location in Ocean City than this townhome .... 20 seconds from the beach, and walkable to just about everything you need in Ocean City. We had three families here (Families of 6, 5, and 2) and we fit well. Had a great time!
