Nobody answered the phone so went round and nobody answered the door - banged and banged until a guest let us in. Turned out there's no reception, and no management on site. Eventually a cleaner called someone and he checked us in - friendly guy, but what a hassle.
Room okay, but long wait for water to get hot. "Old plumbing" they explained - it certainly was.

Is a old house converted and give it a old English touch and was nice 👍 , of course all facilities are new compare to the building. I love shower and enjoy it.

Good location but more B&B than hotel. Good security on doors (not given in Brighton experiences) but (double) room and bed were small. Hot day but window opened onto fire escape so felt unable to leave it open so room became very hot and airless.

Stay was nice however, the kettle didn't work and the shower only gave out cold water (top floor, room 5). Other than that it was good, bit dated but sea view was lovely.

Sorry not much positive to say. Opened window and it had rotted through leaving half in place. Felt tip hit and cold markings on shower sums up the general state of shabbiness and poor cleanliness

Excellent view from my bedroom window. Close to City centre.Plenty of Bars and Restaurants nearby . Would certainly stay here again.

The rooms were very dusty. And very noisy from the noise outside.. the building needs a retouch. Bad smell as you enter the building

On the overall it was ok,they don’t inform about the amount of stairs which is quite lots to climb up to access the room as there’s no lift.And also no service during your stay,no new towels on a daily basic.But it very clean when handling the room.

The hotel is very well situated: two minutes from the sea, perhaps five from the town. The bed was very comfortable and the room was well stocked with hot drinks facilities and a small fridge. Plenty of storage, too.
The room itself was fine if a bit dusty. During our week long stay, the room was never cleaned nor were the bins emptied - I would have expected more from the price we paid.
Be warned that the double compact room is on the third floor without a lift - it's hard to climb six flights of stairs in a face mask.

7 nights stay room not cleaned at all, we had to ask the maid for clean towels on 4th day. No toilet paper replaced we had to buy our own, owner not about to request any paper/towels. No shower mat cubicle very slipy also needed a grab rail as shower quite high. The also on third floor stairs steep and steps narrow

Avoid! Needs a refit and a deep clean. Especially the bathroom; the shower was awful and either had a boiling hot or freezing cold setting. Not worth the money I paid at all.

We arrived and straight away noticed that the room hadnt been vacuumed. It was semi-clean. It had been described as a delux four poster room. There was no four poster just a canopy on top which served no purpose.
Overall, the room was tatty and reminiscent of a B and B in a fading Northern seaside town, where you pay £20 per night.
The only real plus point was the friendliness of the staf. Can't fault that!

The family room was on the top floor of many steps! Really feel the burn in the legs once at the top! Overall the room was comfortable, however the decor and children’s teddy’s on the bed were unusual. This was a room only stay and there is no option for breakfast but is very close to cafes and good old Wetherspoons is around the corner. The parking cost £

I have stayed here many times. This is the first time under new ownership. The staff may not be as charismatic as the previous owner. And although polite came across a little cold. The room I stayed in is my favourite it has a four poster and a balcony. They must not let it get shabby. its still ok for now. A nice stay. No breakfast available. Which was ok for me.

It was like they crammed too many rooms into this one place. The floor in our room was not level and the floor boards were covering a hole which pinched my foot. Staff was non existant one guest fell asleep at the desk. Everything had a price, lose the key £75 late check out £20 etc. The 8 flights of stairs to reach our room was quite exhausting. I get that you get what you pay for but there is no way the money we spent was worth it. Never again.

The location was good but the room was extremely small, up in the attic up many steep and very narrow steps. We would not have booked it if we’d known what we were booked into.

Perfectly adequate. We were allowed to check in 30 minutes early, but then never saw of the staff again for the rest of our stay. A bit disappointed that the four poster bed turned out to be just a canopy bed, but not the end of the world. Nice and centre location. Very quiet at night.

The bed was excellent, very comfortable and clean. Bathroom facilities were functional and clean. Room size is a bit small and temperature very low, I was cold the whole time despite setting the heating to full. Breakfast cereal supplied only on first morning and no bowl or spoon. I paid €110 per night, so I expected a bit better. Breakfast should be provided for that price. Staff were friendly, helpful and welcoming. Stairs/ reception area very messy and not clean.

The building is beautiful but interior decor is sad and tired carpet is thread bare with holes in it. The luxury four poster room is just a bed with a canopy and the head board is all scratched. The hotel is over priced for what is at best a seaside bed and breakfast but with no breakfast.
The reception area is full of clutter. It is such a shame as this beautiful building needs some love and could with out to much effort be a beautiful boutique hotel. Today it is just rundown tired and unloved

My mother and aunt stayed at this hotel (I booked it for them and paid). I collected the guests from the hotel early this morning. The room was tiny, way too small to be classed as a twin; plug sockets were coming away from the wall; lighting was gloomy; the bannister rail was loose and unsafe; the room itself was shabby and unclean; the shower was tiny and dirty. I could go on, but you get the picture. Stay anywhere but here ... it's hostel quality at hotel prices.

Nice-looking hotel in an excellent area. Friendly staff, great service, great views. Wifi is reliable. Check-out time is a brutally early 10am, but otherwise I had no problems whatesoever.

Nice guest house, clean and tidy. Very friendly proprietor and staff the biggest drawback was no lift and we were on the fourth floor! Our little westie dog coped quite well with the stairs, better than we did. The other problem for me was that the bed was only a double, we are used to a king, and was, unfortunately for me, very hard. I have bad hips and got very little sleep due to discomfort. This is just one of the perils of being away.

Veyr friendly and welcoming staff. Quirky and characterful hotel and a good full breakfast. My family and I enjoyed our overnight stay.

I had requested 2 single beds but was instead given one small double which my friend and I had to share.
The bedroom carpet was very grubby and there was a pubic hair in the shower.
The sheets on the bed were very clean but the blanket looked as though it belonged on a horse.
Breakfast was not included in the price and would have been an extra £12.50 per person, which seems a bit steep.

Stayed for one night in a single room at the top of the building. The room was great and the staff extremely helpful and friendly. A very welcoming place to stay and great value given the location.
