An ideal location to explore Brighton. Our room was a little small. However, i did expect this from some other reviews so it wasnt a big issue. We only needed a bed for the night and the rest of the time we were out. The communication, facilities and location were spot on!

It was a lovely place and quick responses but parking was difficult in the end after a lot of searching had to pay NCP overnight which was expensive other than that a nice place to stay.

Lovely place to stay, great location and such a beautiful room. Everything was exceptionally clean and was well thought out. We can't wait to stay here again

This is a fantastic property at a great price. We appreciated the extra little touches like real coffee sweets and hair straighteners. The bed was super comfy and the wet room was lovely. We were close to some lovely cafes for breakfast and the owner was very helpful - giving tips on very reasonable parking. The only thing we weren't very keen on was the area. We felt quite unsafe walking back from Brighton centre but this could be resolved by taking a taxi late at night. A firm recommendation for Sabai Thai for dinner. The food was delicious and the staff were wonderful.

Stayed here on Friday and it was a beautiful room - clean and comfortable and decorated to a high standard Really enjoyed this hotel and will definitely be staying again! Need to know what the mattress is as we slept so well- thank you

Clean tidy and satisfied our needs.

Firstly would like to thank the cleaner for opening door as the instructions for checking in had not come through.The room we were given was not what we had booked and paid for ,we expected a double and were given a twin .The duvets were rotten and need to be thrown in the bin.As we have mobility issues feel we should have been made aware of the amount of stairs we had to get up . There were holes in the wall where the sockets were situated, and behind tea tray..the carpet was dirty and sticky. There was a lady in the room next door, American i think,,, who was on speaker phone to friends till gone midnight, shouting, and laughing, so we had to wait untill she went to sleep, before we could. As there was no one around to complain to. I would not recommended this place to anyone, as i would only class it as a 2 star.at most.

Brilliant location, warm welcome when we arrived. Room was spotlessly clean and comfortable. Would definitely stay here again.

Was easy to get from the station via walking and google maps. Room was quant and comfortable, Bed was amazingly comfortable our highlight if im honest, the walk in shower room a nice touch. We stayed in room 0, upon arriving taking my shoes off I found a bottle top lid at foot of bed by the bed leg,so not sure how thoughra room is cleaned once visitors leave. I do think there could be a batterie operated air freshner in bathroom that goes off every 30 to 60 minutes, the table is a nice design but could do with a flat top one and two saucers and lil bowls would'nt go a miss, & a lil microwave as if your staying for more than a night which ours was a 2 nte 3 day, taking back pizza and having it cold was a lil frustrating. Even if it was in lobby way on one of the floors. A lay in was a no no, first morning being there shouting and talking from maintaince guys outside my window was very annoying and both mornings front door slamming, banging of hoover etc very frustrating, came back home feeling very tired, less than 24 hours of being there, the 1st night police were at the property next door from 2.30am to 4.30am blue lights flashing the whole time the next morning seeing forensics was a little scarey. Very busy.

Friendly people upon arrival really helpful. Able to get 24hr parking permit. Generous and delicious breakfast from Artisan Bakery. Comfortable, clean with good amenities. In middle of decorating so finer details such as fresh silicone and hallway was being painted still, but didn’t make a difference to the stay.

I like the modern check in system and I like how helpful the hotel were, sending us messages of where is cheapest to park and such. They gave us all the right information and the room was nice, just what you need for a night away.

The room thst ive been given was in the third floor, no left and no concierge to help.No loopy and no reception. No breakfast and i can say doesn't worth to waste your money and time in this accommodation.

Lovely room, really easy check in and the freedom to come and go as we wished. Good location and a pleasant walk to the centre.

Noisy ,uncomfortable beds

Bit confused thinking if we were getting a breakfast basket as pictures from other customers showing it an no response from hotel when I questioned it. Perhaps those pictures should be removed as it gives a false impression.

Very clean and centrally located room.

Location for us was great and very quiet at night times. We didn’t drive and glad we didn’t as parking looked hard to find. Staff were great and helpful. Rooms were clean and we enjoyed our stay.

It was clean and very comfortable, well looked after.

Loved the room, good location, an easy walk to the sea front in 15 minutes. Good communication from the owner.

The check was very good. I received a text beforehand giving me instructions I needed to access the hotel and room. The room is small but tidy and clean. The shower is very good. However, the mattress is appalling, it’s like sleeping on a waterbed, I hardly slept at all. For that reason I am very disappointed.

The place is a shaaby chic style. It's lovely, safe and clean. Easy to understand instructions on what to do and recommendations to eat. It's about 15 mins walk to the pier.

The room was clean and big enough for two people. Has a lovely bath in the room as well as a separate shower and bathroom. Main complaint was the bed, very uncomfortable, it could do with a new mattress or a new mattress topper for more comfort.

Noisy, bed was horrendous and smelt of cigarettes in the hall. Would have moved if we had booked another night.

I Liked the free sweets the beds and decoration of rooms. I didn't like the black mould in the wet room or the smell of the towels which I thought was the smell of mould but was informed it was the fabric conditioner used or the car parking a good 10 mins walk away on a street. The bedroom windows are fitted upside down so they open the opposite way to normal took some time to fathom out even mailed the owner as was worried about ventilation. The area of the hotel is not the best but didn't have any trouble.

Very easy check in with good community from host. Lovely room with tea and coffee etc and a fan which was a blessing in the hot weather.

Lovely room, massive bed. I truly enjoyed the picnic basket with the breakfast in the morning. If ever working in Brighton again, I know where I will be staying overnight.

Check in went exactly as explained in the email. Room was clean and very nice. Light, airy and contemporary. Bed was comfortable and slept well. Bathroom and shower was good, although I personally would've preferred a curtain or screen. But that's a personal opinion. Breakfast was good. Breakfast is chosen the night before. A good selection and choice. All brought to your door in a picnic hamper at the time you request when choosing. Just a couple of little niggles.The tv was broken, smashed in one corner and wouldn't hold the picture very well. Wasn't a major issue as we didn't go to watch tv but would've been nice to watch while eating breakfast. Also neither bedside light worked my side and only one my husband's side. And one bulb on the chandelier was not working. Minor niggles as i said. Overall great accommodation and we'd not hesitate to visit this accommodation again
