We stayed 6 nights with 4 adults and 2 teens and had a wonderful time! Very close to the beach, gorgeous views of the ocean from the 3rd floor balcony. Comfortable accommodations and fun entertainment amenities. There was a maintenance issue with the pool on day one and Donna was gear with communication & quick to resolve the issue.

The house is beautiful. Great location to beach, restaurants, bars and shopping. Kitchen is well equipped including a chef’s style stove. Plenty of seating in the living areas. The downstairs area has a kitchenette in the theater area that leads out to the heated pool.

Location to the Gulf is excellent,A short walk with our chairs, etc.We all loved the private swimming pool which was quite clean save for the filter which did need the caterpillars and some leaves cleaned out.5 King bedrooms with private bath for each was phenomenal for our large group! Only con there was 4 of 5 families complained the bedding was so soft or worn out that we all were popping Advil for our backs every morning! Kitchen layout and provided pots, pans, and utensils were the best of any rental we have had thus far in our family trips. One insignificant detail was seen to immediately. We ate at the Surf Hut (okay) and Austens for a dinner.Recommend the Whales Tail for a great breakfast or lunch!In summary, we would definitely consider a return next summer, but would sure love some new mattresses!

Great Stay

Location was dynamite, House was flawless, Pool was a great size (11 kids ages 2-14 were in it together)

We stayed in June 2023 with 5 adults and 4 children. There was plenty of space. The kitchen is well equipped with like new pots and pans. The house was very clean when we arrived. The pool is a great size with sitting areas for the adults while the kids played. We had a few minor hiccups with the internet and the ice maker, but the host was extremely responsive and things were resolved very quickly. We would definitely stay here again!!

This house perfectly fit our group of 13 of adults, teens, and small children. Pros: Plenty of space for our group to spread out and enjoy vacation. Pool is very nice and decent size. Other pools in the area are much much smaller. The pool came in handy for the two days the beach was on a double red flag. The kids could still swim in the pool which was awesome. Side note: please take note of the flag status each day, swimming in single red or double red is dangerous. We saw many people leaving kids unattended in the water and the lifeguard and sheriff had to come talk to them. Kitchen is very spacious with sub zero fridge (plenty of space) and Wolf range/oven. Balconies off each floor were great, too, for seeing the ocean or finding a quiet place to sit and drink coffee. Bikes in the garage, we were unaware of these initially until we stumbled across them. Ice machine in first floor kitchenette/bar area. Driveway large enough to park our two large SUVs. Easy entry with code system. Back sliding door leading to pool has an alarm on it that sounds every time you open it. Initially we were wishing we could turn it off, but with small kids it was nice to know when the door was being opened. It also kept it from being left open. Plenty of bath towels in each bathroom. Two sets of washer/dryer, one on 2nd floor, one on 3rd. Very responsive property management! Great stay!

The house was lovely, the pictures on line are a little dated. The house overall was very clean, but there is some wear and tear,(to be expected from a rental.) The garbage cabinet is in very bad shape and is in need of repair before it completely breaks. The lower rack in the dishwasher does not fit the inside of the dishwasher, so when it is loaded with dishes, it falls off the track. The location is amazing, so close to the beach and the pool is huge (which was wonderful for our family of 10) The biggest negative is that there is construction going on right next door and the workers start at 6:45 every day. The worst part of that also was that the debris from the stucco and dust blew into the pool the whole week, so we had little bits of Styrofoam floating in the pool. It is on a dead end street which was great, so not a lot of traffic noise, just 5 houses under construction. The property managers were extremely efficient in answering calls. We had a couple plumbing issues and the management team got someone to the house rapidly. We rented a golf cart, which was a mistake because you can not drive it across 98, so there is really no need to have one. The house has 4 brand new bicycles and they were very handy to have. We loved the location, and the pool and proximity to the beach, just had to put up with construction noise the entire week. I didn't ask about construction when I booked , so that will just be a question that I ask in the future.

The walk from the house to the beach is much closer than the picture displayed! It is a beautiful area and not crowded. The pool is larger than all the beach houses I have stayed in. We paid extra to heat it and it was worth it! The beds were comfortable, and we appreciated the extra pool towels. There are a lot of steps, which was difficult for one of our friends with a heart condition. There was a lot of kitchen items to cook with however, the pans could use an upgrade. This is the first rental that I have wanted to stay in again and again. I also have to say that the Modern Beach Vacation staff were fantastic. I left my hairdryer, straightener, and curling iron at the house. I asked if they could look for it and mail it to me. They did not hesitate and I received my forgotten items within a week. Excellent place to stay!!!

Great location! The house was as pictured! They did have construction going on around the entire neighborhood. Not an issue during the weekends since they don’t work on weekends. Overall, it was a comfortable stay. Extremely close to everything, shopping stores, the beach, and restaurants.

Our teen and college-age kids absolutely loved the huge movie room and watched lots of movies and basketball on the huge screen, while relaxing on the comfy couches! Having the ice maker, bar, and mini fridge downstairs, made it better! The arcade was also a hit...lots of Ms Pacman. All of this with the heated pool, just outside the door and another TV, grill, and kitchen area, perfect for grilling and chilling by the pool. Beds were VERY comfortable with super soft sheets. Kitchen was well-stocked with everything you need to cook. 2 coffee makers for Keurig or a pot of coffee. The griddle space was amazing for making pancakes, toasted sandwiches, etc. The decks were also a favorite spot to listen to the waves, see the beautiful white sand-lined gulf, and watch dolphins! It was SO convenient to the beach and just took a minute or so to walk from the house! The beach was not crowded at all, even on Spring Break, because it is only utilized by the houses right in that area! Additionally, my boys walked or rode bikes to the Dollar General, at the end of our street, many times for most snacks/groceries. There is also an Alvin's Island right there, next to the Dollar General. Winn Dixie grocery store, chick-fil-A, 5 Guys, and waffle house are all SUPER close and convenient. Highly recommend Auston's on 98 (in the same shopping center as Winn has delicious food (oyster bar and grill) with something for everyone. We got food to-go, but it is a fun environment for watching sports, having beer on tap, or even hearing live music at night. Basically, this house is so convenient to everything for everyone...even the shoppers, with the premium Silver Sands Outlet mall, just across the street. We were all able to spread out and enjoy our own bathrooms. Even had laundry area on 2nd and 3rd level! To top it off, management was amazing and went over the top to make sure we were enjoying

This is a wonderful property for families. The pool was absolutely fantastic along with the indoor theater. The kitchen is nice and roomy with space for multiple cooks, and the open concept kitchen, dining, living room area made it easy to visit with everyone as well as keep an eye on little ones. Easy access to the beautiful beach was the icing on the cake! While we had a few small issues with the property (like we’ve had at every property we’ve ever stayed at) the management was very responsive, polite and worked hard to resolve the issue asap.
