I'm going to give it 4 because I thought the check signage should be better after I didn't know exactly where the coffee and lunch were, until now I don't know where it is, as we don't speak English I left it there, they had our meals outside, another thing is that there is no microwave, I urgently needed to make tea and there was no way. Other than that, good

The rooms are great. The bunk beds for the kids were a highlight. The pool is fun but the beach is the selling point. Clean and sandy and private. Not much in the way of dining to speak of but it’s a short 5-7 minute drive to lots of restaurant options. Great location for young kids

We’ve been going here for over 25 years at least twice a year. We will continue to come back

All the staff throughout our experience were friendly and helpful. The beach is well maintained and the resort does a good job of keeping up with a clean supply of towels for the indoor and outdoor pools. The downside for us was the prices and condition of the rooms. We realize staying at a beachfront resort on Cape Cod comes at a cost, but everything adds up. They charge you to park at the resort you paid to stay at. Breakfast for 2 adults and 2 kids (age 11) was over $75. One alcoholic mixed beverage from the beach bar was over $20 in a small disposable cup. We did get a room with King size bed and 2 bunks, which was a great option and worked out well for us. But the room could have used some attention. The mattress was uncomfortable, the sheets had a dark stain and the pillow cases had yellow stains on them that were very noticeable. There were multiple flies that had been squished on the wall and not cleaned. We are not ones to complain. We made due and pillow cases were replaced when we saw the housekeepers. But for the price of the room we were expecting it to be clean. The resort itself, while a bit older, is great for families. Our kids enjoyed the indoor pool, heated outdoor pool, grassy areas and the large open beach. Overall it’s a nice place. Hopefully they can make some improvements to make it worth the cost and create more reasonable menu prices.

The property is not located in the village but has a shuttle service. Steams restaurant was lovely for a quick bite. We took advantage of the free washer/dryers to wash our clothes. The channel labels in the tv don’t match the satellite service making it challenging to find a channel. The staff was helpful with questions. The facilities are a bit dated. Beds are comfortable. The waterfront view was lovely. Really didn’t need to pay for the view as you can see it from several places on property. Parking was plenty. Would definitely return.

Only complaint is the high number of kids and noise at the pool. We would be interested in visiting another of their locations that may have less child guests.

Day before we arrive they send message stating no use of facilities before 1pm 1 reason we booked. Upon arrival we are hot with a $25 parking fee that was not mentioned when reserving. Then a $50 hold on credit card. We requested second floor and they put us on first, kids running around above us until 10:30. Why wouldn’t you put families on first floor??? Sliding door was stuck and I almost threw my back out opening it and then the screen door kept falling off. Never supplied us with a WiFi password. We’ve stayed there a few times and it will be our last. I was very generous with my 3 star review. Only because the beach was great. Oh pool was sandy and slimy.

The only thing was we were on the first floor. The room above us the kids were jumping and running until 1 am. Then up a 8 am . Other than that it was great

Dirty floor, fridge didn’t work well, coffee maker didn’t work. No microwave and no place on site to get paper plates or napkins. Very poor lighting in the room and staff barely spoke English. Being charged for parking after we already paid for everything in full. That’s a hidden fee that should have been disclosed!

It was ok. Room was very small and staff were very young and uninterested. Overpriced for what you get.
