We have stayed next door to the same rental before and just love the location. Boardwalk over the dunes is like new and easy access to the beach. Setup of the rental has a small courtyard that separates the main house with a smaller guest cottage that is great for kids old enough to want some space. Allows parents a place to get some time together and the kids a space that they can congregate and still be behind a locked door leading out of the courtyard street side. We love this property and will return again for sure!

We love everything about this property! The great beach access, spacious living space, beautifully furnished, well stocked kitchen, comfortable courtyard and that we can bring our two pugs. This has become our preferred summer vacation location with our daughter's family of four. My wife and I came this month, by ourselves for a week, to celebrate our 50th anniversary. We loved being at this home and visiting our favorite local restaurants!! A shout out to Mark for his great responses for the few issues we have encountered over the years. Mark has always exceeded expectations!! Thanks, Mark!!

Only complaint would have been access to a pool - otherwise perfect

this was our first time vacationing with our new son in law so the townhome with the courtyard was the perfect set up for our family of five. we very much enjoyed the property and felt like everything we needed was there. The back deck and walkway to the beach were ideal. morning coffee on the deck was very nice with the sounds of the ocean in the background and the bunnies and turtles walking around the back yard. the downtown is lovely and great to walk around at night. great , casual places to eat but also nicer restaurants all around if that is what's preferred. we had an issue with the washing machine overflowing but maintenance came out quickly and fixed the problem. my only real issue was that we were not aware that cars were allowed on the section of beach that we were staying on. I would have preferred to know that up front as it would have factored into our decision to book this property. this was our second time coming to Amelia and we stayed on the Omni complex last year and didn't experience that. it was something that would weigh into my choice to book again. other than that, it was a great place to stay.

Perfect location right at the beach. The house is very comfortable for the three couples and two dogs. Very happy we chose it. We will be back. Thank you.

This place is a pretty great “find”. Really perfect for two couples or a family of five. We were a a group of four old friends getting together and it was a very, very good choice. Lovely set-up for visiting and catching up while offering privacy. The property is very well appointed, very clean, very well-maintained. Furnishings are nicer than you typically find at beach rentals. Kitchen better stocked than most rentals. Very close to the Ritz-Carlton. It felt very private but two of the four units were not occupied. Bunnies everywhere-kinda cool. We felt the place was a good value for the size and quality. All in all first rate. Would highly recommend. Only slight cons: Two of the four tvs didn't work in the bedrooms. It was a little weird that we we were given a code to get in PRECISELY at 4pm (good to know if you drove far and difficult to time) and no one during the entire stay checked in with us to make sure everything was ok. We had a way to contact them to be fait, but, given all the trouble the owner's have gone to it seemed a little odd. No big deal. Lastly, they want you to leave PRECISELY at 10am, which is fine but there is literally a “meter running” from the first minute. None of these things inconvenienced us-just, the place is amazingly warm and cozy, the service a little cold. Would still HIGHLY RECOMMEND and would happily stay here again.

Fantastic location...and great house for our family to gather for a wedding weekend. The view is spectacular and hearing the surf at night wonderful. We enjoyed our stay.

We love to vacation at the beach and have stayed at Inns, Hotels, Private Homes and Condos from as far north as Outer Banks to as far south as Amelia. We have been skunked a few times because of embellished descriptions and photos as websites. So, we were SO thrilled when we arrived at 95174 Sandpiper, to find that it was even better than described. We were a group of 7 family members, so the layout of this unit was just the best! Whoever designed this unit is genius, and we are so thankful that the owner is willing to offer it to the public. Extremely spacious, beautifully detailed, best equipped and furnished rental we have EVER stayed in. We felt as if we were vacationing in a friends' home...minus the individual. It was THAT comfortable and COMPLETE. Our private boardwalk took us right to the water's edge in a jiffy; we couldn't stay away. Very clean beach area, grand views from inside-out. Courtyard and oceanside patio were very private (though you could hear neighbors if you were nosy enough to "engage"). I can't stress how spacious and delightful in every way this property is. Parking was spacious and right at the front door. No worries if you forget something, it is all there just waiting for you to arrive and put your feet up! Saltlife restaurant and Sliders were great; able to get good tables and swell service. Everything easy to get to via a short drive; it's all there. Noteably, Management is never "incommunicado"..always available if/when you need them, a real plus! Obviously, we can't say enough good things about out stay in this unit. Already planning to return as soon as we can.

The place was perfect. Location is close to the restaurants and IMO the best cigar shop in NE Florida. Walking out to the beach right from the condo is amazing, we did it often. Checking out the Gopher Tortoises each time we took the walk from the condo over the dunes to the beach was a highlight. We brought our dogs on this trip. Many dog friendly locations may not be the best for obvious reasons, but not the case here. The two additional rooms on the other side of the courtyard, not connected to the main house, seemed unusual before we saw the setup, but ended up being perfect once we arrived. Look no further, book here.

Loved the layout. Allows for privacy when 2 families are sharing the rental. Backyard was great for our pug. Short walk to the beach. We loved it!

Great House! Well stocked and boardwalk straight to the beach! Wish I would have known that the part of the beach the house is on allowed cars. Took away from the experience with cars lining the beach. House is well stocked, but the 2 bedroom across the courtyard do smell musty and the carpets could use a cleaning or replacing. Overall not a bad experience.

absolutely beautiful place to stay, easy to get to, right on the beach, beds are comfortable. The only thing I would add is some throws for the couch, there were no extra blankets in the house, so bring some extra blankets especially if you have kids that want to snuggle while they watch TV.

Needs a new hose and nozzle OR fix the shower on the deck to make cleaning sand off everything easier. We love this unit and have stayed here many times in the last few years. We will be back soon hopefully!

Beautiful property! Both indoor and outdoor space was awesome! Amelia Island and Fernandina were so quaint with fun shops and great restaurants. Very memorable experience for our group of 8.

This property was beautifully decorated, well appointed, an in an excellent location allowing us to walk the private boardwalk to the beach each morning, and catch a scrumptious breakfast at the Ritz Carlton a short walk away under an oak canopy. Excellent stay.

HOA really needs to address the gutters (overflowing) into courtyard near kitchen glass door. And the roof needs replacing. Outside of bldg in poor shape.

This was a wonderful place to stay. The only thing I would note is that the garage was filled with trash and smelled horrible. A few minor fixes need to be done. Overall it was a lovely stay!

We had a lovely stay! It was a chilly vacation, so we were thankful for the games, comfy furnishings, and home-like feel. The jazz playing when we entered was a great touch!

As usual, the stay was exceptional, other than the weather in January. we experienced problems with the thermostat, which were repaired quickly and without any inconvenience to us. The closing apparatus for the front drapes was broken and a replacement part was ordered. However, it did not arrive during our stay. However, I do not believe that was the fault of Mock Realty.

We LOVED this place. The oceanfront porch, the courtyard between the main house and guest rooms, the comfortable outdoor furniture, the large den and plenty of comfortable furniture for gathering the family, the landscaping, the decor, the well-equipped kitchen, the boardwalk over the dunes with benches at the end... Just wonderful!

Our group of girls has known each other for nearly 40 years & gets together each year for a trip. After 18+ months of COVID restrictions & Saturday night Zoom calls to keep in touch, we were really looking forward to our time together & could not have been more pleased with our stay at the Sandpiper Loop Bungalow! We felt right at home from the moment we walked in the door & saw the stylish, comfy decor. The bedroom setup (1 in the main area & 2 in the guest house) was perfect for 4 of us & allowed everyone to hae their own space. We enjoyed gathering on the patio for coffee, drinks and conversation throughout our trip. We treasured our time together & will definitely look at returning to the bungalow on future trips!

This villa is a great place to stay. Being right on the beach was perfect for our family and our dogs. The furnishings are very nice and the kitchen is the most well stocked kitchen I have ever found in a rental. While it was nice to have so many coffee mugs, plates and glasses, the enormous amount of pots, pans, mixing bowls and other utensils left no room in the cabinets or the pantry for food. Maybe a little organizing would be best to consolidate items and leave an empty cabinet for the guests food. But honestly, if that is the only complaint, then this place is great!! We had a wonderful vacation and would definitely rent this villa again.

We booked the reservation a year and a half in advance. The day of check-in, we were asked for a $50 non-refundable fee. We asked for a phone call to discuss, since we were packing then driving. After several calls to the office, we never received a return call and were only given check-in information two hours before our check-in time. Upon arrival, the house was dirty. The floors were coated with hair, dust, and fingernail clippings?? Windows were smudged and clearly had not been cleaned. I notified the owner and again, never received a response. The main house was beautifully renovated and well stocked. The proximity to the beach was wonderful. However, the guest rooms were neglected and dirty. The carpets were stained, shower curtains covered with mildew, and vents had a thick layer of dust. While the property itself was decent, I would avoid using this property management company.

The location is fabulous....no steps, even to the beach! Excellent furnishings!! Very well equipped!! Awesome master suite, courtyard and deck!! Also a very convenient garage!! All the makings of home!!!

We enjoyed our stay very much! Will be back here for sure. Usually we stay at Ocean Place but preferred this home much better. The one improvement would be more bath towels and washcloths in each room. There were only 2 per full bath and the wifi did not work in the two guest rooms at night. Everything else was top notch! I expected a 5 star beach house but it was not a very nice place. It wasn’t a. 3 bedroom it was a 1. With 2 in the garage. It was so bad that we left within minutes of arriving. Managment was very nice but we left and went to the ritz Carlton hotell
